Nikkie can describe a Home in such wonderful words! There have been millions of
definitions of a Home but one thing remains common in most of them & that
is, a Home is not a dead thing unlike other commodities, it’s very much living
object & one has to connect with it then only the four walls become a Home,
which is why Nikki feels the Home has a heartbeat!
Leave apart philosophy which many may even
think poetic yet a Home remains one of the most unique product humans have ever
created & the main reason is, this is a product which has been developed
along with the journey of an ape in to the today’s version of humans i.e. Homo
Sapiens. A journey which started by calling nature made stone caves as a Home
has reached today to a state-of-the-art building technology with every modern
amenities & comfort & yet the feelings towards the product are the
same! A Home is built to make you at peace & grow with your family &
that should be the core of your Home hunt & not just size or location or
amenities but it’s a total package, which unfortunately both sides of the real
estate are missing to understand! Means, if on one side, makers of the Home
(builders) are looking at it as a money-making commodity then the buyer of the
product (home buyer) looks at it as the best possible deal he or she can get
& with the super supply of FSI negotiations are rampant till one side bleeds
to death & give up. But in the entire process somewhere the soul of the
Home is taking a backseat, is my reason for this sharing as when we used to
live in the caves then it was in the harmony of nature while today, we have
cut-down ourselves away from nature in making our Homes. This is a fact which
repeatedly has been put forward by many Home buyers with whom I talk & many
builders also say so as well the land-lords of the plots on which these Homes
are build, all says they care about nature but when it comes to conclude the
deal then only one aspect of the Home is looked at & that is how much money
the Home generates for the respective person, whatsoever role of his may be in
the deal, this is my reason of sharing my views about Home hunt!
Let me clear at the start, I too am not some
Raja Harishchandra & I also am in the real estate to make some money by
making & selling the Homes but how much money & at what price, these
two factors always govern my Home making philosophy & that’s because I care
for the soul of that Home which must be making everybody associated with that
Home at peace & to prosper! And my definition of everybody is not
restricted to myself & my company’s balance-sheet but right from the person
who has bought the Home, the family who has given me the land & even the
trees as well sparrows & squirrels on those trees which were on that land
even before I started making Homes there, & are equal landlord of the said
land, I care for their peace & prosperity also! This may sound absurd
& unrelated with your Home hunt but it is not, because right now you speak
anybody & listen what they have to say about city (Pune) & its
deterioration on nature or weather front & the reason is we all who are
associated with real estate (Home) & our wrong choices about it (read as our
greed)! There is ample of FSI of it available, there are many projects’
options available & the land is getting scarce for everybody but we want
every sq. inch for us only (humans) & for our cars & comfort & by
doing that we are throwing our nature from our life (read as Homes), is my
reason of sharing!
Whenever any Home buyer comes to me for buying
a Home or a landlord comes to me to sale his land or a society comes to me for
redevelopment, they all talk with care & concern about nature, pollution,
birds, trees but when it comes to finalizing the deal then the criteria is
never a Home which accommodates all of these things but only more area by
paying less money or more money or more sft in return, that’s all & this we
have to understand while finalizing a Home may it be as a new Home buyer or as
a redevelopment society! Reason is, if a developer gives you best of
the deal (read as maximum money or space) for your piece of land then he will
utilize all of this land to recover his money & then there will be no space
for nature which is directly related with peace & this makes you also party
to the crime of destructing nature of our city, please do mind this aspect of
Home hunt! This may sound rude but the truth often is & if you don’t
believe me then go around & check the Home (real estate) deals happening
& base of them! As in the zest of our comforts we are forgetting the basic
concept of the product named Home which is built to give you peace &
prosperity & that’s not possible unless you cover the entire surrounding in
the definition of your family, this is the reason of my sharing about Home
hunt!
This doesn’t mean you neglect cost factors,
location, planning, or amenities of your Home but what it meant is, go for a
Home which balances all these things along with nature & the society as
then only we can make everyone at comfort & prosper in this Home or at
least make an effort to look for such Home than just going for standard
negotiating on rate per sft method which has killed the purpose of Home making
& eventually our cities along! Here, many will ask, does this mean we should
say OK to whatever price the builder quotes or give away the prime locations
for our Home, no, it’s not & I will give a small example to explain what I
want to share. You can go to Mumbai by a Hyundai Santro (a small car) or in a
Maruti Sedan or in a Toyota Innova or in a luxurious Mercedes & all of them
take nearly about the same time i.e. four hours, right? Yet a Santro costs four
lakh rupees, a Seda, some ten lakhs, an SUV costs twenty lakhs & a luxury
car costs fifty lakhs plus, why is it so? Keeping due respect to every above
car, (I too drive a Santro by myself, in the city), it is because the
experience of travelling is different in each of these vehicles as well safety
features in case of accident are superior as per the class of the car that’s
why the price difference; similarly a Home is a place to experience the living
in it & if you want your future to be safe & prosperous along with your
close-ones then you will have to choose wisely as well pay a bit more for such
type of Home, is a simple logic!
One more aspect, many a Homes have a pet (dog
or a cat) & I have a Pug at my Home which every morning at approx. 9 am in
the morning goes to the small terrace attached to my living area & sits in
sunlight. If any day we forget to keep the terrace door open, then it finds a
spot in the living room where morning sunlight comes through the window &
sits there as it needs sunlight to keep its skin healthy, this nobody but
nature itself has taught it! So, in the Home it’s not just your kids &
parents will be there to share & the way they have their needs from the
Home, even your pet dog or plants in your Home’s garden will have their needs
like sunlight & natural ventilation & all such small things make the
Home a complete Home, is what one needs to keep in the mind while zeroing on
the Home! At the same time, is there enough open space around your Home &
does your Home offers you privacy, these things also maters & that doesn’t
mean you are cut-off from outer world, it means balancing between your private
moments with self & at the same time the Home must be open enough to
accommodate the outer world too! Guys, the new Year will be making many options
available for you to choose for your Home & that’s a good thing for any
market & at the same time Pune has got great potential as a city to prosper
for you as well you next generations & is able to take care of seniors in
your family but do mind it's what you choose as a Home will only decide fate of
your family as well this city also at large; so go ahead, choose wisely &
be assured that future of your family as well the society will be peaceful
& prosperous, adios with this note about your Home hunt!
