Humans, Tigers & Tiger Day!!

Well, World Tiger Day sharing & who’s better than this name I can use the words of! Jim is the person who made me (as well thousands of others) know, that a specie named tiger exists when I was some ten years old via his writing & still today when I have seen the tiger more than hundreds of the times by now, his many writings keeps me enlighten about the tiger! We, the humans are really funniest specie of all, as 364 days of the year we care a hang about something, may it be a person or a place or a relation & just one day we celebrate in the name of that thing & feel our job is done! We haven’t spared our father & mother also from celebrating a day for them, how can we spare an animal which lives away from us, way powerful than us on every front except cunningness & dirty mind, so here it is, World Tiger Day, 29th July, which we the humans only has decided to celebrate! 

Now, one may ask that I can understand, Father's Day, Mother's Day, Sister's Day even Doctor's Day & Teacher's Day as these all characters works to make my life happy & comfortable all the rest days of the year, so it’s my duty to pay the tribute for their efforts & that’s why a Day dedicated to them! But why for a Tiger, as doesn’t its a man eater & attacks humans as well our cattle & can somebody ever make a tiger his or her friend & what’s use of tiger to the humans in first place as well what it matters if there are no tigers rather wont the world will be safer then? And then, we already celebrate World Environment Day, Forest Day, Earth Day, so are these days not enough for the tiger? I am sure those who are die hard foresters or knows something about forests will sneer at my writing & even laugh but trust me in the country with population of 130 plus crore human’s, out of that numbers of those who knows what is wild life & what tiger means to the wild life is below even ten lakh (that’s very safe figure I am using). Now imagine, we are 0.01% of total population & rest some 129.90 crore humans doesn’t know a bit about the tiger & they are the one who are real threat to the tigers, that’s why we need to celebrate Tiger Day!

Again one will ask, how the 129.90 crore humans can be a threat to the tiger, do they go & hunt tiger as their food, rather it’s vice versa, isn’t it? And then we live in our homes, we eat our food purchased from shops & vegetable markets, so we don’t even eat tigers food i.e. deer or anything as well we don’t go & live in its cave, so how the hail we can be a threat to the tiger in first place! Well, I don’t blame at all to any of such questioners as I can perfectly understand, its sheer ignorance but then your ignorance can’t justify the crime being done every day under that heading, by any law, is also a fact! Surprised by the word crime, aren’t you but let me know it is crime as you (read as all humans) may not be directly stealing food from the tiger nor you are living in its house i.e. caves or whatever. But your 130 plus crore numbers acquires land for your every need, right from education to food production, to build your homes, to build airports, roads, canals & thousands of such uses which in the end makes your i.e. human life comfortable! And in the process have your ever thought from where this land required for all the industries, schools, farms, roads comes from, do you create it or import from some other planet? No sir, you just use (read as grab) the every sq ft of land on this very earth for all above your uses, which belongs to every other specie too which includes tiger also! And here is how you kill the tigers as like you the tiger also needs his space though he doesn’t need to build (poor fellow cant) any roads or dams or hotels or malls for his comforts for living but still he needs land. As it’s this land which has trees, creepers, grass, animals which are food of tigers, water bodies, caves & pollution free surrounding, it’s this land which we call forest & in the process of acquiring more land for our comforts we are cutting forests & this is the reason what is killing tigers. As imagine if someone takes away your home from you, pollute your water sources, make you walk on road bare foot with vehicles speeding from all directions or force you to cross railway lines with railway running on it & deprive you from your food on top of it, how many days will you be able to survive on your own? This is what we are doing to the tigers & this is why we need to celebrate Tiger Day!

Well again, if the root cause of threat to the tigers is destruction of the forests, then why Tiger Day as that’s threat to every animal & bird in the forest, isn’t it? My logic (reason) is when we speak about Industries in India, imagine it without Mukesh Ambani (well fortunately he too is a tiger lover) or imagine Hindi Cinema without Amitabh Bachhan or imagine cricket without Sachhin Sachhin...shouts, can we? Does it mean without Ambani the industries won’t survive or without Bachhan we won’t make films or Sachin has retired so we stopped playing cricket, no its not yet these names have created a space or say position of their own in respective field, same way the tiger has created its position in the forests! A tiger’s existence in the forests means the forest is complete with all biodiversity aspects, right from the grass eating animals to birds to insects, everything is in place. That’s why when we make able to the tiger to live at peace, a full life cycle is at peace & this is why we celebrate Tiger Day.

Now about tiger’s nuisance to the humans, indeed if someone tries to disturb your life, you will retaliate, wont you? And what will be your expectation at such times from the person who is disturbing you, leave me alone at my peace, isn’t it? Exactly, that’s what the tiger wants from us, give him his peace (read as space) & he won’t disturb us by any means, as actually a tiger is more afraid of the humans than we are afraid of him, that bad we the humans are! And when we give tiger his peace then indirectly we are giving life, peace, space whatever you call it, to the hundreds of every other species which are part of the system we call tiger!

This each of us can do in our own way, like try protecting even the smallest of specie like an ant or butterfly in your back yard, that way some day you can hope that somewhere some tiger will survive. Simplest things you can do is, on any of your road trip, if you are driving through some forest please see that you don’t run down any snake or jackal or even a tiger cub!  So friends, this Tiger Day, gift the tiger nothing but his space & if you are living in some city or town which is far away from the tiger then try reaching out to that every hand which is supporting tiger to give tiger his space. As well make all those humans aware about this day who thinks it’s just another day! I think that’s the best way to celebrate Tiger Day, do think over & act as that’s real celebration than just posting images of tigers you have clicked!

Real Estate's Bright Side in the Darkness!

Well, guys Mulan is name of a character in the movie with same name & don’t ask what Walt Disney Company is, please!  Many a times Disney Company has been criticized for their age old  “Ghissa Pita” (over used) formula of love, care, togetherness & courage, same way our Bollywood movies are criticized for “Bichade Bhai” (lost & found brothers) formula. But fact is “lost & found” formula lost its block buster strength as it was built on imaginary & shallow foundations of just commercial aspect of emotions while the Disney formula of love, goodness, togetherness & courage stands on real values of human life, so how much over used it may be yet like gold, it keeps glittering  on box office! This is why I'M a diehard fan of Disney movies, characters & their philosophies & the segment which needs to remind me of these things is, none other than real estate!
Indeed unlike other industries, even in pre-corona period the real estate wasn’t doing great is a fact & the first rule of solving any problem is, accept the problem; this is exactly why I felt like writing as member of CREDAI i.e. association of builders & not just as a businessman builder! 
But then that was actually a boon as we weren’t doing great before the lockdown thing hit the country & not just the real estate. As we all have some common sense that’s why we have reached where we are, as a businessman, so tell me on Mumbai Pune Expressway if a car is moving at 120km/hr & another at 60km/hr & suddenly a stray buffalo (well this actually can happen ) on the Expressway & both the cars hit that buffalo, then which car will have fatal damage? Obviously the one which was travelling at 120 km/ hr, isn’t it? As the 60 km/hr car will also collide with the buffalo but chances are if the driver is good & can pull away in time or even if he (or she, fellow credai women wingers) hit the buffalo as the speed is less the damage is bound to be less! And now apply the analogy to this lockdown thing just our car (real-estate) was at 60 km/hr one & most other industries like service industry, hospitality industry, banking or broking (share) , tourism industry & the cine industry all are like 120 km /hr speed car & look at them now! And I am not telling you this to rub salt on their wounds but to tell you the simple fact that, all is not end rather you are lucky to be in real estate or even hotel industry (most builders do) as your injuries are not fatal only because you were slow & sometimes slow is good, especially for long run marathons, which is the one we are in!

Guys, this corona thing will fade away but it’s not last, something else can always be there, that’s possible is what now every living person who is our probable client has understood & we have to understand that mentality. As people won’t be carefree & spend for unnecessary things but once again like in 80’s/90’s wala scene will be there i.e. value for money. This doesn’t mean people won’t spend at all but the new age genre which was crazy about spending like there is no tomorrow, has understood with this “Joar Ka Zatka” that there is tomorrow & they need to think for it. And this exactly is the silver line to the present dark scene for real estate as when a person or a family thinks of the future, owning a home is unavoidable part of it, that’s what has been injected in our middle/higher middle class blood, like a vaccine since childhood! This vaccine has lost its effect for a while over the virus named lifestyle & carefree attitude but finally it again has suppressed them both. As-of-late there was a tendency why to spend heavy EMI for home or what makes a difference even if we stayed forever in the rental flat, well all such questions have been melted down with the lockdowns, do I  need to elaborate this fact? In any crisis it’s your own home which stands with you as your safe shelter as well is your solid asset too, even on money front & this is what gives you confidence to face any adversity, is what our probable clientele has understood! So let’s take this whole episode as a boon in disguise builders, at least is what my logic is!
But like in our advertisements  a *  (star mark, small it may be), this boon for demand of homes also comes along with a * mark! 
And that is no more “Ulloo Banaying” to the customers, sorry if I offended a few but what I meant is, build what your client wants & not what you want to build, as a home. Understand needs of the market & then plan & deliver what you announce rather that much only you announce! I am not against luxurious amenities or specifications but whatever you are giving should be value for money, even for high end homes also! With this pandemic affecting not just Pune but entire country & all the segments, there will be rush towards centres like Pune & though I am from Vidarbha (Nagpur) & feel sorry for rural parts of this State & don’t want to scare other smaller centres but it’s always jobs & education which was (and will be) forte of real estate & unfortunately barring Pune I don’t see both things existing anywhere else. It's not that every single person is running towards Pune but the quantity & quality, both are not matching to what people want in other centres i.e. of jobs & education respectively, this we must understand & accept. Unless the “Mai Bapp” govt comes up with something really innovative, this inflow towards Pune region won’t stop, is also a fact! The transition may take time but it’s on board & it will benefit real estate in Pune as all these migrants are going to need homes.We just need to be ready for the same & for that each of you must regain your own self & fight for survival at present!

Guys I know telling someone “Hausala Rakho”, “Every Dark Night has End”, types philosophies is easy but the one who has to pay salaries, pay interests on loans, give possessions, face every govt authority & with a haanging sword on head like RERA, for him or her it’s very difficult to digest all goody goody words but there is no option boss, mind it! You are owner of a company however small or large it may be so you have opted to be a leader of your small army with this war on face & a leader can’t afford to show his fear! I am not saying the leader shouldn’t feel fear, indeed you are a human being & the curse of being a leader is you have to carry your fear along with your army’s (team) fears too! But you have the capacity to carry this burden thats why you are a leader & your team looks at you so for them, you need to be brave. And apply logic, analyze the scene with cool head as not every time when you run or swim you should be fastest; sometimes you need to just jog & float till you see the finish line in sight!

In these times try bonding with your existing relations, whoever they may be i.e. right from your family to clients, vendors, bankers, neighbors i.e. anybody you know; try to stay connected with them. Most importantly speak to you staff, make them know importance of their initiative to sale the flats & their role in it as well make them feel confident & you only can do it! Let your staff understand ownership  feel with your company! Speak to your all above mentioned contacts, write to them, email them, whatsap them but stay connected & regularly for ever, not just these times. Find cheaper & effective ways to connect with existing clients though you can try conventional ways also but as per your budget! Share with your clients what you have available for sale, try to explain them the importance of buying a home in these times even for their family & friends who hasn’t yet got a home & try to be honest while you do so! As I said, to give feeling of having a good deal to the client, first you need to know what is a good deal! Don’t run as its end of the world to close the deal at the same time those of you who are still in capacity to buy new lands (redevelopment & premium area guys) don’t give offers like its last piece of land on the earth, as later you only have to recover your money from that piece of the land!

One more thing & it’s about personal front, try using the time at hand to have dialogue with your own self. Adopt any hobby (not addiction), it helps a lot in keeping our thinking process on the right track & balanced too! Remember this is a war but after every war the survivors have flourished only by surviving in the right way. There is a very thin line between a brave & a coward, that line is called wisdom as a wise man knows when to step ahead & when to take a step back, so sometimes he is brave & sometimes he doesn’t mind getting tagged as a coward! Sorry, guys if I have overdosed as I am  no different than you, I am also worried, tense, afraid about my company's future but that’s one side of the coin named me! On the other side, I am happy as I can see a bright future for real estate, I know I must carry my fears & my team’s too (no choice here) & most importantly, I want to be remembered as a fighter whatever outcome of this war will be there! So go on fellow builders, lead your army & make yourself pride by leading it!

Togetherness, Goodness & Lock-down!

"Hard times are good, they make you able to test yourself your toughness"...


Dear Team Sanjeevani,

I only wrote above quote & I know writing or sharing philosophy about hardness of life is very easy but living that life is not!! Let me tell you all, in these times when we thought life is coming back to normal, may be slowly but was moving, suddenly when this new lockdown has been made stringent again making everything standstill, I am equally disturbed or even say frustrated, demoralized, depressed & scared too but I am ok with it!! As on one side its burden of commitments to our vendors, contractors, clients, banks  then on other side pressure or fear of health of myself as well other members in the family, elder ones & younger ones too!! And I know you all have same fears & pressures but let me share, you are not alone & the best thing about sharing is, when its joy, happiness, goodness you share, it gets multiplied i.e. increases  but when you share depression & fears, it gets divided i.e. reduces!! In both ways sharing is important & you shouldn’t have any shame in sharing your fears or depression, as we all are humans & we have a thinking mind, which easily gets drifted towards negative things, faster than thinking about positive or happy things!!

Exactly this is the real test of each of us, as a team & as an individual. As each of us is a father, a mother, a sister, a son or a care taker to someone & one or many people are depending on us in different capacity & roles!! Don’t allow this knowledge of responsibility to become your weakness but make every such relation as your strength!
Again, easy to say but most difficult to actually do it as hardest fear you overcome or to win is fear of unknown, which we all are facing now!!

But then none of us has ever faced fear of unknown which actually is always there but in normal life we think we know everything & control it, which again is a big lie we are telling to ourselves as nobody can control the future or know the future, even next hour that what will happen but we live on assumptions, that we know what will happen next. All that is our guess from our past which we call experience & when we are unable to guess as we are facing something of which we have no experience, we  are allowing to fear rule our mind, which is happening right now!!

And this is situation like some war on border or like the way in World War, European countries has faced. Imagine you are a soldier on border & war is going on, you have a gun in your hand but so has the enemy & firing is on, all you can do is keep firing at the same time try to protect yourself from enemy’s firing, isn’t it?? And then imagine yourself sitting in your home & are a civilian, common citizen just the way you are right now and enemy's fighter planes are hovering over your city day & night, bombing it!! How you would have felt, well exactly the same way, you are feeling right now, isn’t it?  But does your thinking will change the situation which you are in; answer is a big "No"!  All you can choose is how to face the situation; this is what differentiates a brave & a normal person. I won’t say you are a coward as a brave doesn’t mean he don’t have any fears, a brave is who chose to accept his fears & face the enemy keeping the fears aside!

Let me tell you something, fortunately the city we are in & the business we are in makes us much more comfortable than most other business. As our lands are not going to ran away & our building are not going to decay, not even roots9 hotel. And a home & the food are human beings two of the three basic needs i.e. "roti kapada aur makan" & we have our presence in "roti & makan", so these industries are going to stay even after the war also & so will be us!!

Only thing is, we should be fighting our war as a team & as an individual with proper care & attitude.  Any war is won with attitude more than just physical strength, sometimes taking a step back is also an important aspect & waits for right moment to strike. In no case a frustrating daring, careless approach is useful as history has proofs such approach has lost even the winning wars at many occasions!!

If on work front we all need to be particular & more proactive  to whatever our job may be i.e. if you are a sales person then see that you give your best not just to give the client information about his or her home but you try to make him or her your friend first!! Even a driver should make the client or any person sitting in his car feel, that he or she is travelling with their family & son or father or mother is driving the car & not some company's unknown driver!! An engineer should look at the building as he is building his own home & not somebody else’s, then see the difference, the quality will definitely follow & this we have to tell to our contractors & vendors & bankers too. Do mind an army is built out of all wings, it’s not just artillery or air force or navy which makes you win the war but even a cook in the kitchen who makes food for the soldiers is also matters in a victory! This thing each of you can do it for our team!

And on personal front, be safe by your own self, by mind & by body. Use the period of lockdown to do something creative & even when the lockdown is over then also follow the habits of self care & self development. May it be any hobby of reading, singing, painting, game anything, try to excel in whatever you are doing as it will make you more confident about your own capacity & that’s what matters most!! 

Lastly, believe in goodness & togetherness as that’s something no enemy can defeat!! And yes history is not just about final outcome of any war; it’s about the way you fought also!

Redevelopment of Attitude!

Richard Buckminster Fuller was an American architect, systems theorist, author, designer, inventor, and futurist. Fuller published more than 30 books, coining or popularizing terms such as "Spaceship Earth", "Dymaxion", ephemeralization, synergetic, and "tensegrity". He also developed numerous inventions, mainly architectural designs, and popularized the widely known geodesic dome.  No wonder with these type of brains full of creativity & ideas USA has progressed miles ahead of us as it’s not about just having brains its making them execute what they think is what differentiates our countries. Years after years we keep on listening to announcements of making Mumbai in to Singapore or Pune turn in to Washington (just example) from our rulers but reality is it’s the policies & the mess we make with them has turning up in to something like Donkey+ Monkey, not even one of them, which is of some use, individually! Many won’t like my criticism but one after another our rulers’ keeps on playing the shows of the circus named urban planning caring a hoot about the outcome, even when present epidemic has hit these two cities worst only because of bad planning! I really wonder despite such attitude & execution still Mumbai & Pune are attractions for millions to settle here, mainly three reasons, one is other options are worst than these two (can somebody make analogy of political scene in the country here), second is thanks to the limited edition public servants (PMC, PCMC, PMRDA, Town Planning, Police & others) who keep on doing their bit to maintain the good life style here & third is the  private sector contributing in every field may it be education or service industry or production industry, to fill the gap between what people (read as citizens ) expect & what govt can provide to have a good life here!

Well, now coming to the policies of urban planning, of-course about “Aapale Smart Pune”; the latest controversy (Punekars just can’t live without it) is related to redevelopment & allowing TDR on roads of 6 m widths in the city! Well, first what is this, let me share (what I have understood) so you will know its importance or impact on the city then you can decide your right or wrongs as per your convenience, means on what side of coin you are! I hope you all (most of you) knows what a redevelopment of a society means; if not in simplest word its demolition of existing building (Society) & building a new one at its place with modern facilities like lift, generator backup, ample parking places (well no comments), posh specifications & yes additional space i.e. if you have a 1-bhk flat earlier then you may get a 2-bhk! Now million dollar question is (sorry rupees), why someone would do it! Exactly here the TDR & all related to its policies comes in picture like 6m road or 9 m road! The answer to why someone will be new building & give more space is not because he is some Raja Harischandra (plz don’t ask what it means, its anything but a builder) but he (builder) will get additional area via TDR to build on this same place which he can sell to outsiders & make some money & from the surplus will build the building with new amenities for the existing residents! This is in nut shell redevelopment of a society, husshhh!

Now you must have understood the entire redevelopment thing revolves around the key word of TDR i.e. allowing additional area to build on the existing building’s plot or land & there were , are rules how much & where you can avail this additional FSI which is key to redevelopment! The main condition for availing this TDR on any redevelopment plot was the access road or the road on which the said building (society) is abutting must be wider than 6 m i.e. 20 ft. Well, in Pune there are many such roads (thanks to the vision of earlier town planners) & because of this condition the redevelopment of all such societies was not possible as if no TDR is allowed then as I said there are no more Raja Harishchandras' around. Means, all these old building’s residents (and builders also) were demanding that this condition must be removed & TDR should be allowed on all such roads of 6 m width too. Nothing wrong, as many of these buildings are old, needs heavy maintenance expense & senior citizens has climbing problems even to second or third floor & as usual maintenance & all such problems. But the govt till now was very keen that redevelopment means more residents, more flats, more cars & that means congestion on these narrow roads, so there was a big “No” for allowing TDR on 6 m wide roads!  Fair enough, though I have never understood the logic as first, does it means people already residing in these buildings (on 6 m wide roads) will not be having cars; second, is it allowed to park cars on roads for all other societies which are on roads wider than 6 m & third what about congestion we witness daily on every road which are even on the 30 m i.e. 100 ft wide too! But then you don’t ask such questions to the govt, that’s first rule here, so it’s ok. 

Issue is suddenly in recent PMC General Body, means city civic body decided that they will allow TDR on 6 m roads opening doors of hope for many societies & then again our guardian minister intervened & come up something different but saying it will be allowed. PMC was saying they will give permissions provided the said society which comes for development will make road in front of their plot as per 9 m width, don’t ask what happens to the plot earlier or next, eventually all roads will be made 9 m wide is one more announcement! But the guardian minister is saying this will be done case to case & PMC boss (read as Commissioner) will have rights for giving relaxation to this widening or front margin. By the way as per urban development dept (Super Boss in Mantralay) not even Commissioner has authority to give relaxation to any reduction in front margin of any building & then we have Urban Development Minister who is not our Guardian Minister! Well, I hope you will by now have understood, it’s no more concern of redevelopment or the city or the old society people, it’s now credit game! As well its revenue earning game too as with the epidemic (actually without it also), the city’s revenues are on decline & so as of the govt’s too & govt needs money. So, open up as many ways to earn revenue in every possible form is the hidden mantra in this 6m issue because more new constructions means more money in the form of premiums, stamp duty, development charges & many such. Well, nobody should have any objection for govt earning revenue as out of that only the development works gets completed but while doing so, be clear about the outcome you want, is all common man expects!

No problem, we are used to it, my main question to all the rulers is what we want to make this city, a big slum or a really a city which at least is liveable for our future generations! Because first, who has stopped the rulers (all are included) to make every road 9 m width by forceful acquisition, second do you think by just widening the roads the traffic congestion problem will solve & third what about strengthening the public transport system which will reach to every corner of the city, so nobody will have to buy, drive & park his damn car!  And yes what about the tree cover which we will be destructing under the name of redevelopment & where is the space for planting new tress & make them grow & who are planting them! Yes we need homes within city limits & we need them affordable too but why can’t we make policies which are made by covering all the aspects of life.
For e.g. the Metro work is complete (well, nearly complete as per the authorities) but still we haven’t yet come to conclusion about Metro TDR (TOD/FSI whatever you call it) & especially when it affects majority of the societies’ which are potentially redevelopment clients. At the same time in any redevelopment project which is viable mostly in up market localities (Rate per sq ft above 10k), parking is a major concern & to accommodate the parking you have to surrender many aspects of the planning, trees are just one of them. If govt is so much concerned about the congestion on roads due to cars but at the same time wants redevelopments too boost up, but it’s is not reducing parking norms & not providing alternative to the private cars; well, do I need to tell what will be outcome of any such policy! By the way, why the very govt which didn’t allowed redevelopment (TDR use) on 6 m wide roads till today, think of banning of buying any new cars for all the residents living on such 6 m wide roads in the city! And then the very same govt (read as everyone) names builders for making homes in city limits unviable, but at the same time the greed of the existing society’s flat holders to get just more area for redevelopment & govt’s own confusion about the policies, is mainly responsible for this mess!

Frankly real need of the redevelopment is redevelopment of our (read as society members, govt, and local bodies) attitude towards the entire redevelopment concept; as nobody wants to depart even a smallest of the bite of their piece of the cake & outcome is in the end nobody gets to eat the cake!
