Reality of Real Estate & Journey Ahead!

--
“With friends, one is well; but at home, one is better.” Leo Tolstoy

Count Lev Nikolayevich Tolstoy, usually referred to in English as Leo Tolstoy, is a name which I need not have to introduce but for those who doesn’t read much (literature, I meant), he was a Russian writer who is regarded as one of the greatest authors of all time. I think his one work, a novel War & Peace, itself will be enough as that can be a lifetime work for most authors but that will be an insult to Tolstoy to bind him to one novel. Anyways, his words about a home speak so many things in so few words because a home is a feeling & not some structure or a commodity, is what it means! Actually, he has compared home with friends but to me a home is man’s (woman’s too) best friend also, where you can share everything, you have those walls if from outer side keeps you away from outer worlds troubles the from inside, they keep your secrets from the outer world. Here in a home, you can car, laugh, sing, dance as per your wish & not just that the home takes care of your emotions as well your moods too & this is why may you be a class four worker (please, its for just income wise, no social offense) or a middle-class manager or higher middle class vice president or a successful profession or you can be a top-level bureaucrat or you can be a billionaire business tycoon, yet its your home where all are king & queen in their own way!

Unfortunately, any other industry manufacturing such product (a Home) which serves you to best level in your life would have been treated by utmost respect & professional way not just by the govt but entire society (or say system) but fact is, real estate somehow always lacked on the front of getting that respect but denied from getting right treatment also! And exactly this is my subject of sharing!

Its mid-22, and entire society has survived three waves over last two & half years & yet the virus threat or say fear hasn’t fully gone, with new cases of variant (sorry, is there need to mention name of number of this virus) on rise but somewhere people are getting used or say already used to live with fear & virus & that’s the best sign for entire society! The war hasn't ended yet & may not end so early but for most trades the life is started on full speed & living example is when my sister decided to go to Kashmir for summer vacations in May, the travel agent told her not to go there as every available hotel room was booked. And why Kashmir, when I visited Mahabaleshwar for a one day trip with my Forester group, at a joint of Mapro (a local food giant’s eating outlet) then there was no place to park vehicles as all four parking lots were full, such was the crowd! The scene in Pune’s malls & restaurants’ is not different where people are flooding & it’s understandable because its more than two year’s suppressed urge to go in out & enjoy which we are witnessing & its best for entire business fraternity yet the scene in real estate is not as buoyant as other outlets & the only reason is policies (as usual) of every segment related to real estate!

And it’s not just the govt (well, it has biggest part though) but right from allied agencies such as manufacturers of construction material, the raw material suppliers i.e., landlords & even the clients, all join hands to make life of the builder a shade miserable, such is the scene of real estate. But I won't blame any of them as the famous philosophy of Saint Vamanrao Pai (and many philosophies including Adler’s too) says, “tuch aahes tuzya jiwanacha shilpakar” which means “you only are responsible the way your life shapes up”! The same principle is applicable to real estate also as for decades it was the builders which were blamed to make other’s lives miserable & today it’s just the tide has turned, is what not just me but all above entities will say, if we as a builder complains for making their life miserable! Leave apart the blame game just the way we can’t change the past, we can’t change the facts of the present also but if we want to change the future then unless we accept & understand present facts regarding real estate, how can we expect to change them if we want a better future, right?

Well, starting from govt of which real estate was never a dear child has already messed up many things especially on policy, throwing the ease of doing business (I really don’t believe any such thing exists) on a toss. Indeed, this govt wants homes to get cheaper & no harm in it but that should be on the cost of dead bodies of the home makers, is what I feel & if you think I am exaggerating the scene then look around & speak with any builder of the record (big or small) & listen what he has to say about his financial condition! Indeed, nobody ever accepts that all is not well in public but in recent past big names have doomed in real estate & do mind these names were or are not one-night builders! Some of these names in real estate were in business for nearly thirty years & have done well yet they went into bankruptcy making thousands of peoples as well institute’s lives miserable & hard! This can be called the fault of the builder if there would have been only one or two such cases but today there are many such cases & if still, we call it the fault of the respective builder then we are fooling ourselves is what I will say!  And when I say govt then every dept count, right from Urban Development which is to boss of planning policies to local authorities like PMC/PMRDA/PCMC to infra provider bodies like MSEDCL (MSEB) every where you will find delays & confusion causing not just delays but adding burden in making cost or say production cost of the homes! May it be contradictory policies like sanction building plans by one dept & asking NOC for the same from other depts such as Water NOC even when the zone is residential or may it be Air Force NOC, the jokes list (cruel jokes) is unending here! And on top of it, if one sanction authority asks to hand over Amenity Space to them then another authority asks to develop by yourself & then third authority won’t allow essential amenities like transformer room or sewage treatment plans in amenity space. And on the other side the very same authorities later auction the amenity spaces as they are unable to develop these. Here only, the joke is possible that, if you give a road for public purpose from your piece of land agreed you get twice FSI for it but you have to pay for the road making charges when it’s your land potential which is getting reduced & when court itself has ordered against such rule. Then why don’t you ask to build a school or take money for school building while acquiring land for school reservation? Then there are issues of difference in fire premiums as well road cutting charges & illogical policies like no road cutting during Monsoon for any purpose which can be drainage line or water line or power line & this can delay your possession by four months! Instead, why the PMC (local body) can’t ensure that no rood cutting will be required ever by making arrangements of crossings at regular intervals, well, you don’t ask such questions here! RERA is there, to punish the builders who fail to follow their promises made to the clients but what about promises made by local bodies to their clients (i.e., builders as well citizens) about providing proper infra in time as the local bodies also take money from builders for the same, right? Here the same local body not just fails to provide basic infra like roads, drainage, water but puts that responsibility on the client itself even after taking money for the same! All these aspects not just make the homes costly due to added burden on making costs but makes it harder to buy for the home buyers also as he too has to spend for all these a bit more because of lack of proper infra in place wherever he is presently living!

Then comes the finance or banking policies as the banks can raise their interest rates as per their need but what about the needs of the builders as well home buyers, nobody thinks about it! At the same time right from stamp duty to tax policies, everything is targeted at making as much money from the real estate without even thinking its these things which are making a home costly. And on top of it increased fuel charges makes the basic ingredients or say materials cost gets hikes by respective manufacturer, that also the govt doesn’t control, so whom the builder should look after for his issues, is the question?

And lastly, the clients & the landlords, all they are interested in getting the best deal which for most home buyers is the cheapest rate per sft for the flat (home), for the landlords its, maximum buying rate per sft of the land & for redevelopment society’s its maximum additional area free of cost than their existing area! Nobody thinks how the builder is going match all these thread & I am not blaming any of the above segment because it’s the builders which were doing this magic of making all associates happy (may not be home buyers but most of them has got possession is also a fact) for decades which has made the expectation bar or all above segments now so high that this generation builder is finding it impossible to jump over it, is the situation which most builders have found themselves in! Still, real estate is a wonderful business to be in, but high time to understand the changed rules or say the dimensions of the game. No more, it is just appreciation or return giving cow, but it's just like any other essential commodity industry which will be in demand but for that the makers have to understand the nature of the demand & understand the rules of this changed version of the game! The govt also must open its senses (not just eyes) & make policies by understanding this new version of real estate, then only it can make money out of it! And the home buyers as well the landlords also check their own greed as no harm in having something more but always do mind cheapest is not best same way maximum price doesn’t guarantee the best buyer! And most important, the builder himself must decide why he (or she) is in business; is it to make others happy & carry a false ego of having many projects under your belt or to make some money & enjoy peaceful sleep at nights? I think, high time to analyze every project through this vision & then move ahead, that’s the reality of the present real estate!

Lesson, which a Dog taught Me!

-

Orio,

21st June 16- 21st June 22

“The best gift a dog can give you is, teaching you how to love someone without being selfish” …

Well, these are not words of some diehard dog lover but mine & let me admit I am not much of doggie guy yet when some living animal stays in your home, keep looking at you when around & wags its tail happily just at sight of you whenever you enter in home then, well if you don’t get attached to it then either you are a saint or you are a machine & I am not both!

We have (had) two dogs at home, Orio, a beagle & Bagira, a black pug & today (21st June 22) Orio the beagle, left this world, exactly on very date when it’s born six years back & though it wasn’t with us for much time yet it’s the teachings it left to me is his best ever gift to me! And then when somebody, even your pet whose life span is less than humans die, if it’s because of age, you can still take it as that’s law of nature but six years isn’t an age to die naturally even if it's due to diabetes & chronic issues caused by it, which was Orio’s case!

First thing is any dog especially the smaller in size needs compassion & care in the form of keeping physical closeness with them which keeps them mentally at peace or say happy & if you are not able to do it, then please don’t keep a dog in your home! As all that such a dog need is, some attention & presence of humans around it or else it becomes sad or gets in depression & ends up becoming irritated & keeps barking on which most people thinks it's hungry & feeds it at such times resulting in over eating & outcome is diseases like diabetes! Another aspect is if a dog is ill then one needs to take more care than any human family member as it can’t tell what’s happening to it & silently suffers from within or keeps barking means more food is fed to stop its barking which acts like a poison! In most families a dog is kept due to children’s wish or demand & later the kids forget about the dog’s basic needs regarding compassion & closeness & other elders think it’s botheration for them & the dog goes into depression!

Well, this doesn’t mean don’t keep a dog, what this means is keeping or adopting a dog is like marrying someone for life & you have to stand by that on all fronts, this I am specifically sharing for the elders in the family, who later puts blame on the children for the efforts required to maintain the dog’s upbringing! Orio’s presence as well as demise has made me learn many things which are an eye opener for our normal relationships with humans as well about our approach to life!  Many will think I am far fetching the subject but I can’t control your thoughts, it's fine as that doesn’t change the facts, right? If you are not responsible with your dog then how do you expect yourself to be responsible & caring towards the people around you as well towards your work? Going a step ahead, even for the people who don't love a dog yet have one in their home, how you treat that dog defines how you will be towards any job in the duty which you don’t like yet it’s part of your duty, right?

And then all a dog wants from you is some time with it, a pat on its back & a treat in the form of a bone or cookie, that also makes it very happy. The same attitude you also can use by yourself while dealing with unpleasantries in life & keep complaining about hundreds of the things which don't go as per your wish & it's you who decide to remain unhappy by ignoring small moments of the happiness which keeps happening all day around us! I think no better lesson can come at such a low fee which a dog is ever ready to teach you, just by its presence around you!

Orio, I will never be able to thank you for your lessons & I am extremely sorry for not being able to spend much time in your classroom man, someday some-where our paths will cross again, till then, keep spreading happiness wherever you are now…

Forest Diaries, School Named Bandhavgarhl!

--

“You can be in terrible shape, and if you take a three-hour walk through the forest and along the river, you're simply not the same as when you started out” … Jim Harrison.

James Harrison was an American poet, novelist, and essayist. He was a prolific and versatile writer publishing over three dozen books in several genres including poetry, fiction, nonfiction, children’s literature, and memoir. No wonder with the mind of poet & children’s literature writer Jim can explain the magic which forests hold in them, in such simple words! And that’s exactly what forests give us i.e., freshen up will be an inadequate word but rejuvenation will be perfect, when you come back from the forests! After nearly two year gap I have been travelling out of the State & what better than two of the jewels in the Indian forests i.e., Kanha & Bandhavgarh would have been the destinations! Will share about Kanha later but it was Bandhavgarh which I was looking for more as one it was buzzing with cubs of tigers & second it’s been nearly five years for me from my last visit to this place. Main reason was the geographic location as there isn’t (wasn’t) direct flight from Pune to Jabalpur & on background of Kanha, Pench, Tadoba or UKWL all of which are connected with Nagpur which has a direct flight from Pune, so Bandhavgarh used to take a sit back as two days usually get lost in the travel only! But with direct flight from Jabalpur Pune in place, well, I was all set for the place!

The main outcome of this trip which I have covered in my earlier sharing was sighting some 21 tigers in a day but then Bandhavgarh is not all about the tigers as the forest is a mixture of all types of terrains as well habitat, makes it extremely diverse on the front of biodiversity which you can see here! Many types of trees, shrubs (kharpatwar), water bodies as well hills & grasslands are best for the herbivores as they get food all year long & which in turn, is good for the predators i.e., tigers, leopards, wild dogs & such. In addition, there are wild elephants now which have migrated here from Chhattisgarhi & Odisha, some two years back, all these makes Bandhavgarh a complete forest on all fronts! Indeed, tigers have been part of this trip inherently as such was the dominance of the species (And luck riding with us) that nearly 80% images I clicked during 3 days in Bandhavgarh are of tigers! I agree, there is a lot of biodiversity in Bandhavgarh but somehow we kept bumping on the tigers all the time & it's obvious the camera stays glued on those black & yellow stripes when they are right in front of you! Yet when we are not bumping on tigers, I had some fantastic times with other species as well as habitats & then apart from the 21 tigers in a day there were some more interesting rendezvous with the tigers also! At the same time some good practices I could see about the park management & conservation initiatives, which are important & worth sharing as well amending!

First & most important, conservation, Bandhavgarh tiger park is spread in three core zones & has three separate gates with three to four buffer gates i.e., zones. The best part is there is so much forest around the core zone which is a boon for increasing population of tigers & other species as they get space to move though it’s a tough job for forest dept as there are villages in the buffers & man animal conflicts is a major issue. But one good thing is unlike forests in Maharashtra, Bandhavgarh region has no industry around or any big city so the village population as well numbers in & around core are comparatively less. It was so soothing for eyes to see all forest lands (mostly) right from Kanha to Bandhavgarh & ahead to Jabalpur as these are corridors for the wild animals & we must preserve them. Another aspect I observed is very less road kills even though the roads were all passing through forests & the main reason is less traffic on these roads. Let’s hope this remains, is all I wished!  While entering in core forest I observed farming & cattle grazing right up to core boundary & its in these fringe areas you have chances of sighting leopards or sloth bears as they prefer to feed on cattle or sheep of the villages & right in our first morning drive, we saw a leopard sitting in a small patch of grass basking in sun, unfortunately the moment it saw our gypsy approaching it sprang up & ran away. Leopards are shy animals & when they are moving in the forest full of tigers, they are very alert & don't take chances as tigers hate leopards & kill them at the sight. Reasons, one leopard disturbs tiger’s prey in hunting or stole its kill & are enemy for the small cubs of the tiger. All these reasons are enough for a tiger to kill a leopard in its territory, though the speed & ability to climb on trees are shields of a leopard if strength is not on its side in comparison to tiger!

Best part I observed was, all the groundwater open wells around the park & even within the core are properly guarded by chain-link fences to avoid wild animals falling in these wells, which is a major reason for many wild animal’s deaths, especially in summer. We can copy this in our State as well in all habitats as its effective, cheap & fast way of protecting groundwater open well in forests! Another sight which always amazes me is right around the park there were farms, huts where people (humans) are living, their kids are playing in open & hardly some 100-metre distance away a tiger may be sleeping in shrubs or a leopard resting on a tree branch or a sloth bear is searching termite which is its food & yet these people are continuing with their daily chores unfazed with the presence of these wild animals! Many people will say, what’s big deal, that’s what their life is but trust me they too are humans like us & they also have same emotions like fear & anxiety, imagine you son is playing out of your home in open & you know there is a tiger which may be looking at you son, how many of us would have been at ease with this knowledge? I admired the courage once again of the people living around the core zone & this is what we all must consider that it's these people who are part of a system which takes care of wildlife in real & we all owe them something, this sense of understanding is a gift of the forests!

On one such ride we came across two male peacocks with their spread of feathers encircling each other like two fighters or ballet dancers, right in the centre of the road. So engrossed were they in their show-off that it made us stop our car & click this wonderful jugalbandi (dual) of nature! The grace with which the birds were moving around each other, no words to describe that! And then this time while waiting for tigress to come out in the open I could click red jungle fowl, one of the most colourful & beautiful birds & equally shy to click. They usually make movement in early morning or late evening & both times are bad for photography because of poor light, but this time as we were stationary the jungle fowl group came out in open for feeding & I could actually get some colourful clicks of the bird! All these species are getting obsolete from the outside world due to hunting & loss of habitat & only such forests they have as their last resort!

Ohk, I have mentioned tigress Ra family with male tiger & cubs relaxing & the sighting we had because of intrusion from an Indian gaur in my last sharing. Here is what happened when one of the tiger cubs, barely the size of a big Labrador tried to take on the gaur. While the gaur male disturbed the tiger family & the male female & two cubs decided to move away from gaur & slept back in shadow, one cub decided to give the gaur something back for disturbing them. As the gaur moved away grazing to our amazement this cub slowly advanced through grass towards the gaur which was unfazed by this development. It was such a funny thing to observe yet interesting that a barley six months old tiger cub making its advance towards an animal like male Indian gaur which is nearly ten times its size, this is what we call “tiger’s attitude”! We were only worried that in the overconfidence the cub should not actually charge on the gaur & get killed in doing so by the gaur but as the distance between the gaur & the cub remained some 10 ft, the gaur just snarled loudly, that scared the tiger’s cub & it ran away to our relief, its day has been saved & hopefully the cub has learnt a lesson also that day about hunting i.e., never take on a prey head-on which is more powerful than us in every manner! Someday the cub will grow & again try taking on a gaur but it won’t forget today’s lesson is what I thought!

The three days passed witnessing many such moments & just when on the last safari we were thinking it's enough for the trip, the final drama was awaiting us! There are wild elephants in Bandhavgarh & we came to know that they have kidnapped (sorry for the term) two of young domestic elephants which belong to forest dept. This was indeed funny but such things happen, the wild elephant’s herd must have lured the domestic young ones & the forest dept was busy in search of their elephants. While all other gypsys’ headed for one water hole where a tigress was resting, we decided to wait on another water hole where movement of tiger male sub-adults & family was seen earlier. Here we saw two elephants, one big with tusks & another smaller one, seeing them our guide & driver said sir, “ye junglee haathi hai, forestwale haathi ko le jar aha hai” i.e., sir, this is wild elephant & it’s taking away forest dept’s elephant”. At such times elephants can be really nasty & when the wild elephant sensed our gipsy it gave us a charge making us & one other gipsy reared at speed. This was repeated twice as we thought the elephants had gone & advanced to the water hole, again the wild elephant came out of the thickset & made us run away & finally they only went away. Trust me, nothing more fearsome than a wild elephant trumpeting & running towards you when you know it’s not a friendly visit, lol!

Well, this all excitement (rather nerve breaking is the right word) proved worth it as there were two grown up male tigers which were lazing by & once they saw each other, the guide said they are step brothers & will play in water. But the look they were giving each other, I was sure it's not a playful mood but the looks were of two rivals looking at each other. Slowly both the male tigers advanced towards each other & in a flash they were in fight growling, roaring & snapping, snarling & trying to rip each other! Frankly no words to describe as the fight ended in just a minute as the weaker one sat down indicating surrender & slowly both of them walked together & vanished in the forests! I have been lucky to experience a rare but bitter fact of wildlife; brothers, they may be yet in the forest there can be only one tiger & your blood also is your enemy then!

I think, in many ways, the forest resembles events happening in our city life & its best teacher to have! As, you never know what will hit you from where & best way to survive is always be on ground & be alert, with this understanding I left Bandhavgarh, with a promise to return soon for the next class!

World Environment Day, 12th Students & Our Future!

-

“I am only a child yet I know if all money spent on war was spent on finding environmental answers, ending poverty, and binding treaties, what a wonderful place this Earth would be.” A young girl in a UN meeting.

I don’t know the name of this girl nor any details are available of her yet the power in the innocence behind her words can move any mind (sane mind, I mean) that’s the reason I used her quote to start my sharing which is about World Environment Day (once again). When I received call from Symbiosis about guiding the 12th Std students on the start of their new academic year which fortunately happened to be on World Environment day, I was happy for two things, one after nearly three years I could have live dialogue to students (thanks to lockdown era) & second, Symbi’s new kiwale campus I have seen right from when it was barren land & the way its been developed now, it's always a pleasure to visit such places as they make your mind positive especially when buzzing with young minds. Problem is Environment is a complex subject & 12th Std age group students get bored very fast & when it's the first day of the college the more chance as nearly after gap of two years the kids are coming together in reality. Rather for this particular batch it would be their first day of college life itself as entire 11th std year was online & I needed to be very careful about the topic & its presentation as this genre gets bored very fast & real challenge is to keep them in by mind in the subject, a difficult task that saving environment!

But that’s what teaching is all about, your intention must be teaching yet the pupil should feel it as a sharing, that’s what a good teacher does, right? And I am fortunate to have a few good teachers in my life to make me able to understand this simple law of teaching, though I am not sure about its adoption, that's a different part! I started with a note about my memories about their institute i.e., Symbi & here is a narration of my sharing…

Actually, my genre is lucky (those who are in the 45 plus age bracket) as we never have so many “Days” to celebrate & follow the protocols they all come along! All we had in our college days to celebrate was, Traditional Day, Rose Day & Valentine’s Day, (though later two were just to watch other lucy boys celebrating) & thankfully we didn’t require to attend lectures for Environment Day or plantation programs of Earth Day neither we have to send cards on Mother’s Day or Sister’s Day & many such! But speaking about World Environment Day (will use WED as its short form here after), it was our generation's good luck which we didn’t use properly & that only has made your present genre unlucky as you have to celebrate WED! And that’s why I congratulate Symbi management for starting the academic year with such sharing as then there is some hope because if this genre also remains as ignorant as we were about Environment then sure, there won’t be a day which will remain for the generations here after!

Let’s begin with the subject & trust me, environment is not something you can put in figures & formulas or dates, though WED has been established way back in 1974 when none of you guys were ever born not many of your parents also yet by every passing year the need of WED is increasing that’s the sad fact! Every WED has a theme along with which entire year long the awareness drives are run & this year, WED’s theme is “One Earth”! Now, many of you (even grownups) will ask what “One Earth” means, as are we not “single earth” in reality? Well, “One Earth” means every living object on this earth is connected with each other’s & our acts however individualistic they may be yet they affect somewhere other living objects & the nature which is in the form of air, water, earth, forests & many such, so we actually are one single specie unitedly, that’s what “One Earth” means! And as a most evolved intelligent species it’s our duty (human’s) to take lead & save the earth, this is what the theme One Earth of WED 22 tells us! You guys remember the movie Avatar, which won some ten plus Oscars, in that movie on a fictional planet there has been shown a tree of life, which is the source of energy for the planet & that tree connects all the living species on that planet, that’s what One Earth means as we have to respond needs of other species which are connected to us with an unseen bond, its this bond we have to feel & strengthen!

Now let’s understand what it was before we started feeling the need to celebrate WED, well not many years back our rivers & lakes used to have clean water, our air was pure & full of oxygen, our sound levels were not above 60 decibels (audible noise for human ears), our ocean were full of fish & our forest cover was much larger than today making space for thousand of the species other than humans. But slowly all these started degrading because of our ever-increasing population as well our lifestyle & our greed for more! Not long ago we used to see butterflies & wild flowers along the roads we travelled & many birds chirping around us. All of that has gone & now all we see is polluted water in the rivers, heaps of garbage around & concrete roads. Now instead of butterflies we see cockroaches' & wild flowers space has been taken by birthday hoardings of ugly faces which we call local leaders. The sky is full of smoke & our surroundings are filled by blowing horns of vehicles as well loudspeakers blasting DJ music! This is what we have done where not just wild animals but many humans also have to run around for a glass of fresh water & this is what we have to “Un-Do”!

Now you will ask (as a student of 12th) these are my important years & I have to get good marks to get a good college so I can get a good job ahead, I have to make some money along with gaining knowledge & set my career, how I can think about environment & let me tell you, you are right in asking this question! At your age, I even didn’t know the spelling of environment leave apart saving it but that’s why your genre is unlucky as you have to gain knowledge, earn money & save the environment along, that’s your curse but that’s what you have to make it as an opportunity! As every decade has been dominated by some faculty or branch or industry & this not just decade but entire century will be dominated by an environment of which you can (or will have to) make maximum use for your career which in the end will conserve the environment & that’s what I call as sustainability! As nobody can save the environment with an empty stomach rather too many empty human stomachs are the biggest enemy of the environment!

The best way (and easiest) way to save environment has been shown to us by Thanos of Avengers End Game (well, it’s a marvel studio’s movie), i.e., with snap of fingers you wipe out half of the present population, thus saving the environment but that’s out of question for most of us, right? So, another way is making use of the knowledge of your respective field or faculty & apply it to the environment, and that's a sustainable way. For e.g., if you are an arts student then use nature as the backbone of your creatives may it be paintings, performance or write-ups or a movie, so you will make some money as well you can make people aware about environment via your creatives & your client also gets a respectable branding! If you are a science student, then technology related to environment conservation is the key as today the richest man in the world is, Elon Musk, maker of green energy operated cars, what better example than his can be there of balancing career & environment conservation! Focus your knowledge to make this world a better place by inventing technologies which will be environment friendly & the world is yours! If you are an IT (Information Tech) guy then let me remind you, the weakest link of environment conservation is, Data & loads of it is required so the engineers can design their products according to exact needs as it’s the right data which defines the right needs which are a must for any sustainable product! And lastly, if you are an accounting gal, then you may ask what an accountant can do for the environment, well, you have the control over the funds, right? Invest your money in the right environment friendly product as well in R & D as that’s what the environment conservation lacks most i.e., funding!

Guys, your genre as I mentioned might have been born unluckier than ours on the environment front but if you decide to remain unlucky then for that, you only will be at blame by the next genre, mind it! All best wishes for your career ahead & adios with this note!
