Kanha, Sal Heaven!

“Some of the best advice you will ever hear will come from the forest.” … Dacha Avelin.

Dacha Avelin, a co-founder of OldWorldWitchcraft.com, is an occultist, a witch and an avid self-help junkie. She has been deeply involved in various forms of witchcraft, old world magic, and the occult and practical spirituality for over 25 years.  Well I don’t believe in witches or witch craft but sure what Dana has said about forests I do believe it! As whenever I have been to forests, the trees, the grass, the birds, the animals even the air & time I spent there has taught me something! And every time I came out with something different, something more which has made my life a shade better! I don’t know what it is but the person who enters in the forest & the one who comes out are surely different!

Though its last week of April yet the morning breeze flowing through the Sal's is pretty cold yet refreshing & making me realize this is Kanha so a jacket is good at least for first hour of morning. Its 6 am & moon is still shining bright in sky & the gypsy started chasing the alarm call & our eyes noticed pug marks in dust on road & the guide said, "sir tiger aage chala hai", I filled the fresh fragrance of Sal in my lungs with a deep breath , closed my eyes & told myself, Kanha is here finally!

So this Kanha trip too wasn’t an exception as among all the forest I love the Sal most! There is something unique about Kanha, though many of the tourists of late have complained about lesser tiger sighting in kanha yet the ever green magic of the Sal forest is unfazed for me. But I must admit I was bit surprised this time as April last week is peak period for tourism at kanha & the hustle of the visitors makes the place live; right from the crowded reception or call as ticketing window of the park to the hot tea serving Burman dhaba, to my surprise they all were very quite. The capacity of kanha is nearly 130 gypsy’s’ at a time i.e. that much numbers of vehicles can enter at a time in one safari but this time not even 3o gypsy’s were waiting at my first morning round! I thought it might be just one odd day but even on evening round I didn’t witnessed the usual crowd of tourists so I inquired & the answers came from the guides as well gypsy drivers, that this April has been the worst period as very less numbers of tourists has been there, making heavy losses for the entire business pattern of the park & people depending up on it. That way kanha has nothing except wild life & tourists related to the same. So if the tourists don’t visit here then right from hotels to dhabas to guides entire life cycle gets affected.

As I started looking around on my safaris, I was to myself, that’s what forest makes me. For me I have seen tigers so many times that I have lost counting yet no question about the excitement at looking the king of forest but somehow to sight the tiger you don’t just need luck but great patience as well knowledge of the forest & routes of the forest too. Here I will quote my own example; I have taken full day safari that means I don’t have to follow zone system. Those who are unaware of zone system, for them kanha is a large forest & has been divided in four tourism zones i.e. kanha, kisli, sarahi & mukki. Tourist vehicles have been divided in these four zones & in one safari you can move only within the zone which has been allotted to you. This is to avoid concentration of vehicles in one particular area; means if tiger is getting sighted in one part of the forest then had it not been zone system all gypsy’s will gather to that place making problem of traffic control as well disturbing privacy of the animal. At the same time the tourist get to see entire forest at leisure zone wise which has different biodiversity as well geography too, so the focus should not be just tiger. Also each zone has fixed routes as which way the gypsy’s should travel, there are many one ways too! This is good for park management but this all makes tiger sighting difficult. Coming back to my experience when you take a full day safari which costs some Rs 20,000 per safari in comparison to Rs 2300 per normal safari, there is no zone or route, so you can roam anywhere in forest. This is specially for photographers who wants to cover all the forest as well unlike other normal safaris you need not have to come out of forest for noon time, so that much time your vehicle is all alone in the park, giving you chance for photography at your calm & quite mode. On earlier day we had got information of sighting of a tigress with four cubs on a talab (lake) road in kisli zone as well in kanha zone a tigress & her cub has killed a bison at 9 number route, so we thought of visiting both places. In between first I have to meet forest director who was at opposite side of park in mukki zone, so we thought to visit him first & then on way back spare time at above two spots. But to our surprise while way back on both roads we found ‘lakdi dali huai”, a wooden stick put horizontal on the road start, meaning of which said the road is blocked for tourists! We didn’t know what happened but disappointingly went to other spots & could have had any good sighting that day. Back on gate we came to know that the talab road in kisli was blocked due to a male tiger attacked the tigress & cubs & killed one of male cub, while the 9th number route was blocked to avoid more traffic as there the sighting of male, female tigers along with kid is surely happening!

Well, I can understand the male tiger attack reason & blocking that road as this may make the tigress very aggressive but blocking 9th number route is bit weird! A comment from one of the guide was very self explaining about the forest scene, he said “ab to main gate pe hi lakdi daal do” means let forest dept close the park in itself instead blocking every route where sighting is happening! Somehow keeping respect for forest officials’ intentions something is missing between park management & guides & gypsy drivers who are in direct contact with tourists! And do mind just recently Kanha has been honored as best maintained park in entire South Asia recently & Park Director has been felicitated at the hands of Hon Prime Minister for the same! There are various presentations covering Kanha success stories in that summit on Tiger Habitat countries & here the link people between park & tourists are having a feel of being deprived from tiger sighting!

What was unfortunate is every time a tourist complains of not sighting tiger then the guides & gypsy drivers put it on policies of park management, saying they block the roads where sighting of the tiger is good or it’s because of the following of fix route policy by which we can’t even reverse the vehicle, so even if a tiger is being sighted at distance you can turn your vehicle & show the tiger to the tourists. Another issue is timing, as most of the times especially in summer tiger moments starts a bit late in evening so the park timing should be keeping this in mind so as tourist can have more chance to see the tiger at its movement time. Another issue is closing the access to water holes, as here is where best chance is to sight the tiger in summer. Unlike other forests kanha is ever green & has lots of shrubs & grass all along the year, making tiger sighting more difficult in compare to forests of tadoba or ranthambore, so such initiatives will be definitely help for tourists, is what guides feel. Outcome of such stringent rules does makes tourists get angry, a time frustrated which leads to oral fights between guides & tourists.

Agreed a forest has lot more to see than a tiger & somewhere guides also forget this & gets only behind tiger yet a fact remains that 90% of tourists come to any forest only to see a tiger & they do spend a lot for that & unless they see a tiger, they don’t feel they have got value for their money! So somewhere forest dept also should consider this fact. Even I myself always feel that a first comer to any forest ought to get opportunity to see a tiger as that keeps his or her excitement about forest alive & then only he or she will be more interested to know more about the forest. The more & more people will visit forest, may it be for tiger or for any reason that’s a welcome sign for entire forest life cycle. Then we got opportunity to visit a weekly bazaar, in village Mocha, outskirts of kanha. Weekly bazaar is wonderful concept to know the life around forest as many vendors from different places come to sale their products on a particular day of the week, i.e. Wednesday if for Mocha village & they display their goods all along the village roads. Colorful dressed tribals to locals visit this bazaar for their daily needs & its fun event. When the park is closed on week day usually bazaar day the forest department can promote such events amongst the tourists as added attraction of park & its good way to learn about life style of the people who also are part of the forest.  Similarly there is need to promote safaris out of the park in buffer at late evening time as many night crawler animals like sloth bear & leopard can be seen on night safari making forest more interesting place for the first time visitors.

Lastly about forest experience then kanha always throws surprises to me whenever I have visited those Sals! While waiting at one water hole at 9 number road we were engrossed in a tigress & her cub lazying in water. After some time we thought lets go & search some other spots & we left & after coming back again we saw the tigress laying there only but when looked through the lens I noticed the size is much bigger & wow it was a male tiger who has joined them after we left the scene & he was cozy with the cub! Never in kanha I was able to capture a male with a cub & it was thrill to see that moment when most of the times male tigers are known to kill the cubs & especially when they are from another male.

This makes me to share one fact that recently I read 2015 was good year as numbers of tigers are increasing yet that’s the year during which there has been maximum numbers of tiger deaths, for different reasons. One main cause is fight amongst male tigers over territory or attack on female tigress & her cubs. The main reason is if tiger population is increasing then they need more space also to survive with their living rules & this is something we are failing to provide. More efforts must be put towards increasing lands adjoining to tiger habitats to cover under forest by replacing the existing land users in better life style. And this is job of not just forest department but each of us! So let’s get together as being a wild life lover is not just clicking tiger snaps & posting on FB & getting “Likes” but we need to earn our “Likes” by our efforts for surviving the forests!

At link below are some of the Kanha moments which I have captured & will be living them again & again always, that’s the gift kanha gives me each time I visit it..

What You Have Done For Us?

It’s a fun to watch our kids grow but then it’s a responsibility too & especially in today’s world where generation gap can be between even your two siblings, to have a dialogue with the genre next is always a challenge for my age group! Our genre has grown up in a different mindset where elders were always right & no arguments with parents! Right & wrongs are the words which my parents were supposed to decide for me along with my needs too! But this is different time, here the kids think they have their own views in everything around them & dare to ask what have we done as a parent for them? Well its one such question which made me pen down my thoughts as many of us try to balance the time which we are unable to give our kids by gifts & we think we have done with them! I don’t know whether the kids’ gets satisfied with what we shower on them by shopping in malls but definitely when we look back at their childhood then we have missed the fun while our kids grew up.

It’s always a debate that whether to share our personal feelings on public forum like blog but I usually do because its these sharing which may help someone to avoid the mistake which I did & at the same time its philosophy which I am sharing & not everything is a personal experience. I used to think while reading a romantic novel in my teens that the author has lived all what he has wrote, same way to my blog readers I can say, it’s a mix of personal experience along with philosophy! Here is something, a letter by a father to his grown up son, who has differences with his father & who does asks, “What’s special you have done for me?” I think the answer is very tricky, as why one generation should do something special for another or if it is so then what is the generation next’s responsibility to repay whatever has been done by earlier generation? May be understanding this dilemma is growing up…here it goes!

“Going in one more round when you don’t think you can; that’s what makes all the difference in your life”.. Rocky Balboa

Dear Dada,
On your 21st B’day what better quote I could have choose than this as when I was in second year engineering, Rocky 1 got released & in all those engineering years Rocky balboa poster used to hung in my hostel room; though I never joined gym then but happy that you took it in right age. Beta this year has been most important for you as it’s your final year in degree & that does makes it special. Also this year saw some not so good moments at our home front, reasons may be any but first of all I am sorry that I couldn’t be the father you expect me to be! I have written you many times in past mostly all of your birth days & I know you have preserved many of those letters, at least I hope so! In all those letters one theme was similar & so it will be that I haven’t ever said I am a best father but I always tried to be one. In one of our argument you said to me, “What you have done for us?”, well really I haven’t done anything special for you. Today I am writing to a son who will be a degree holder in next month & considers himself grown up & thinks he is able to decide good & bad for him, so I feel I will say what I haven’t done for you as that list is lot bigger!

Beta, I  never have wake you up in mornings & make you ready for school & watch you going to school neither I ever waited to pick you up coming back from your school bus when most of the parents did that. I haven’t told you bed time stories neither played pillow fights with you & never have watched you two going to sleep in your bed; I never helped you in your school projects nor I put covers to your school books. Yes occasionally I did took you to the cartoon movies & have spent time with you two but then as you rightly pointed I took along other kids also in our neighborhood! I haven’t ever attended a single parent’s day in your school nor asked you how your studies are going on. I myself have traveled all over the world but couldn’t take you to even Sinhagad once when you were of age to get thrilled with history! I myself read thousands of books & have my own library but never I took you besides me & read fairy tales together. I didn’t have time to have dinners with you & never listened your stories about fun you had in school on the dining table. I neither remember names of any of your friends nor cared to ask about them! I wrote you letters on your birthdays but didn’t have any dialogue which was more important!

So many things I have missed & when I realized this, till then you both have grown up beyond my reach. But beta I don’t expect you to realize it what you dad was doing all those years when you were kids? In all those years, especially when you were a kid so I wouldn't have asked you but yes now I can ask that, have you thought about it? Beta, let me tell you frankly that when you & chota were small I was busy in making an organization rich & powerful, though that organization never considered me as its own & in that process I forgot many things as a father, as a husband & I thought I was doing my duty with dedication, which is true in a way! Because I did succeed as a Joint MD of that company but got failed at home front that was the price I paid. But mind one thing, during all those years I always tried to teach you to be a good human being & responsible for whatever you do as well I did earn some money, enough to take care of your day to day necessities which includes your school fees to your Nike shoes! May be I was a fool to treat you like part of my team & not my son but then nobody has taught me how to become a good father! I myself have been out of our home at the age of thirteen & then I got married when I was twenty three & I was living alone in all those years & it’s my friends who grew me, so I am more of caring for them than the family!

When I took you to eat out or to movies with other kids all I thought was their parents are not taking them so let them join my kids, never ever I realized what you feel as its encroachment on your share of me; rather I thought you will also grow up knowing the importance of friends & sharing the joy as that’s the best way to be happy! And when I got a bit stabilized of my carrier is what I was thinking then I realized people whom I was making big don’t consider me as their part & it took time to restart the entire carrier, there again I lost you in that process. And when finally life started to flow a bit smooth it was too late then, by you I have failed as a father & I don’t blame you! But if you have retained my letters then do go through all of them again & you will realize one part of me was always with you. You told me what you expected from me & how I couldn’t deliver, but what I want from you, have you ever thought? Then let’s know that, I want nothing from you, as my father never wanted anything from me! All I want is you understand your life & don’t make mistakes which I did; as success isn’t how much crores of rupees I have earned but at the end of the day am I at peace & happy! One more thing, I may be a failure as father but I lived with respect & honor of my own self, today whatever I am, nobody can say I did unjust to anyone except my own sons! And about the things you keep hearing or thinking about my temper, character or behavior, let me tell you something, don’t ever go by what you see or hear, learn to look beyond that as many a times truth isn’t what you see or hear, sometimes you have to feel the truth by yourself! I may not have achieved much but I am a proud son by myself as I think I have done justice to whatever my parents have taught me about life & that’s most important for me is all I can share.

On your birth day my son I thank you for giving me joy of being a father or else how I would have been exposed to such emotions, as remember, to understand what you have lost is also a big gain! Today all I wish is you to grow up as a fine man doing justice to every role you will be playing & making proud to your own self. Sooner or later you will make your own definition of success & that will be the day I can say you have really grown up & yes some day when you will look back in life, you will realize your father may not have been the best father but he wasn’t that bad too! Also when you will refer these words & understand the emotions behind them then you will become a better father than what you have got, that's the best gift I can give you!

Enjoy man…love!

A Curse Named "Affordable Housing"!

"A strong economy causes an increase in the demand for housing; the increased demand for housing drives real-estate prices and rentals through the roof. And then affordable housing becomes completely inaccessible."
William Baldwin

Affordable Homes, a Curse?

Many will be surprised by the heading of the sharing but somehow after going through the recent activities in real estate that's what I feel about the subject! Recently once again real estate & affordable homes came under lime light & as usual for wrong reasons! On one side our Hon. Prime Minister's dearest dream “Pradhan Mantri Aawas Yojana 16” is being highlighted on media via catch line ,"PM Narendra Modijika Sapana, Subka Ghar ho Apana" & on other side media as well socialists (I have yet to understand what it means exactly) are hell bend to prove there is huge scam happening under the nameof PM's home scheme! Actually its not affordable home scheme which is being wrongly presented, as it has been launched with all good intention! Under the scheme by which any first home buyer with annual income under five lacs rupees will get Rs. two lac fifty thousand subsidy by central govt whatever cost of the home may be! He can buy home any where even for building his own home under this scgeme! So taking advantage of this scheme some company which has advertised their projects by using Hon PM, CM & Guardian Minister's snaps has been now tagged as guilty for cheating people rather common home seeking people! No doubt no one should use govt’s name unless it’s agreed or allowed by the Govt itself & if it is a project where Govt is a party; yet the said developer has done it & now everybody is busy in executing the developer as well entire real estate industry! I am not authority to bail out the developer neither he should be if he has cheated people; but in the process we have forgotten the main issue i.e. Affordable Housing! Like water is essential for survival, same way especially in cities you need a home of your own for survival & with urbanization on rampant in Metro's like Pune, Mumbai yet there are millions who can’t even dream for their own home here! The response for the advertising campaign for these projects (I am not saying the way was right) which the above said developer got, should be an eye opener for the Govt as well Media, as had the govt itself has launched such projects then no private developer has required to take advantage of govt's own subsidy schemes! I am not defending any developer as whatever wrong if he has done then court is there to punish him; issue is who is going to punish the Govt for failing repeatedly to provide affordable homes to the real end user?

Looking at the way media has gone after the builder & real estate, it seems the affordable housing is a curse as why should a builder think of affordable in first place? Does any private education institute which charges hefty fees or takes donations thinks of affordable education? Does Cinema Multiplexes think of making affordable entertainment? Does hotels thinks about affordable dining? Joke or sarcastic part of my statement apart what I feel is who are developers to decide affordable homes? Dear Developers, let's plan your projects the way you want to build & sale it at whatever rate you feel is right, that's all! Leave affordable homes for govt as its their baby is what I personally feel; do mind you are here to make some money by selling what you have committed & not to propagate Govt's or PM's dreams, is what the lesson real estate should learn through this entire episode! So stick to what you have committed & commit whatever you want but very clearly & transparently as day's are not bright & shiny, here it's not what you do good is looked at but when you stumble then we will hit you, is the way social media look at it! If you deliver what you have committed then it was your job but if you fail by any reason then you are to be hanged, is the today “Mantra” of social media! So accept it & leave the dream of giving people affordable homes & build for your own survival, that's reality of real estate!

But the entire chain of events does got surfaced many questions which came in our view like outcome of "Amrit Manthan" & if we really care for affordable housing then its high time to face these questions & put our energy in some productive manner to answer them! So trying here to analyze few of them...

Affordable Homes, Whose Job is it?

Affordable housing is the talk of time & all of sudden you can read in every new paper about the talks shows & seminars on the topic recently. When ever I think on any issue of a home, I realize how emotional we are on this topic & may be that's the cause we have always failed to do something real concrete about any good policy regarding Housing Industry. After all policies has to be made on practical basis & not just to win the elections & we need to understand one thing very clearly, in a country like our which is a conglomerate of all sorts of living standards "

We are never going to make every body satisfied at a time! "

Affordable Home doesn’t mean to ask people to compromise from 2bhk flat to 1bhk flat or to reduce & squeeze the 2 bhk / 3 bhk flat in smaller area by reducing room dimensions! It’s making the whole procedure of home manufacturing to home buying simple & clear so as every one can have his own options as per his pocket size. Like in car market you have option of Maruti Alto at 2.5 lac to BMW 7 series at 1.5 crore! All the vehicles have 4 wheels only but what matters is achieving balance between need of the customer & supply of the range of vehicles the Industry offers. And policies which assure that the Industry is able to deliver what the customer wants.

And this is exactly where we have been went wrong repeatedly with any policy related to Housing, for e.g. we want Land holders, Builders, Slum residents, Middle Class, Environmentalists, Large scale building material manufacturers, Housing Finance Institutes, Banks, Politicians & at last Local Municipal body, all happy at a time ! Because Landholders want full value of their lands potential even considering the TDR to be utilized on it! Builders want to make money by selling homes as it's their business, Slum residents wants a proper home without paying any thing which will be maintenance free & as big as they can get, Middle class wants a home within right in the city  with all loans at lowest interest, Environmentalists want a clean pollution free green & infrastructural sound city, Building material manufacturers like Cement, Steel don’t want the rates governed of their material, Housing Finance Company’s also won’t lower their interests rates, Banks won’t consider Builders as reliable clients, Politicians don’t want their voters unsatisfied & the local Municipal body want revenue but not the blame for any segments accusation of being friendly with other !

Now how we are going to manage it?

Firstly understand the Housing Industry, treat it as an Industry, frame the rules accordingly & fast & implement them ruthlessly. Here ruthlessly means don’t spare any segment of above all related when it's a breach of the law once made. We make the policies keeping in mind that what if someone broke it? Actually if we enforce them without any bodies influence & not to please any segment then no body will dare that. Proper laws, backed up by an enforcement system always save the time & as in any industry, here too time is money. Does anybody have ever analyzed in Dubai or Hong Kong they built 70-80 storied tower in 3 years flat. Here we will need that much time for such type of tower to get all sanctions itself! Now who is going to pay for this time span? Time delay is for simple reason, with repeated scandals everyone is scared to sign on anything & takes his own time making things delay. The laws are vague & many a time individual case becomes a policy & which often happens. This is defeat of the system as agreed land & buildings is a tricky topic but yet we can cover 90-95% cases in the policy & then rest can be dealt as individual case & for that also a system of forming a tribunal can be formed.

A one window sanction is just like a fairy tale & so as the taxes right from Stamp duty to Vat to Service tax to Development charges by local bodies & add on things like Road cutting charges for Infrastructure & the list goes on! Here no one is ready to reduce their stake as everyone wants his chunk out of this hen which they think giving golden eggs! We are forgetting that we need to rationalize every rupee we will be spending on making a home then only we can rationalize home prices.

The basic raw material for housing is land & its limited edition type stuff is a fact. If everybody wants to live in a locality where schools, market, medical facility, workplace are close by with other infrastructure like water, power, drainage is available in ample then naturally there is a drift between demand & supply of such land. That is why we can’t provide affordable housing to all, as definition of the term affordable varies within the classes of society. For e.g. a 2bhk at 40 lacks may not be a big deal for a couple earning 50k per month with the kind of job & loan facility they can have but even a well doing small scale business man or professional can’t have it as he don’t get the loan backing! Keep apart the class 3 or class 4 segments as their budget & issues are again different.

Why cant the local body buys sizable land on all sides of the city in fringe outside the municipal limit & develop basic things like one point water supply & transportation arrangement to the main city , define the land rate. Now ask developers to build flats with all internal infrastructure there in leave of TDR in main city & sale these homes to the real needy ones at fix price? If we are expecting it by developers only then we should take the guarantee of getting the things sold & assuring fix rates of basic materials like steel & cement. Whenever we say affordable then it means that the same thing is applicable to all who are related to the finish product. I am not taking side of developers but if we can’t assure a fixed profit then we have no right to ask him to sale a t fix price, no court of law will accept that.

Land pricing is another issue as its demand driven, imagine a city with infrastructure available all around balanced, then there won’t be demand in one particular area. And even if it’s there then it will be within a limited segment, so let them buy at heavy price they can afford but at least majority of the people will have their own home then around the city.

The Developer is governed by so many govt/semi govt agencies & with no restriction of profit making. This profession may the most unprofessionally run profession & that’s why is the profits are enormous so are the risks involved. But yes accepting with all these, one needs to keep his social binding in mind & keep the profits under some self marked lines is the best one can do till we define some fixed rules for the game. The basic material manufacturers just don’t care for builder as their main customer is govt as most infrastructure structures like dams, roads are done by govt. And it’s here the consumption of cement & steel is more. There has to be a control on all such materials if we want to control home prices. Also what we need is R & D in this industry & a feasible one as we can’t use mud & thatch for constructing high rise buildings. Over the years the basic construction practices are same & so are the planning concepts.

The most important segment is least talked or worked on & that is the entire financing system for the Real Estate Industry. Housing finance company’s interest rates & loan eligibility norms needs to be more clear & transparent as that’s the main reason where a person’s affordability is defined. The major problem is with the people working in non corporate segments like departmental stores or having small business, they are always deprived from getting loans on the name of improper security! Everybody right from the developer to the financial institutes are targeting for the people who are capable of buying & repaying the loans of higher amounts but what about those who have a limited class with limited budget? They neither have choice in projects nor with financial institutes! How many people know that there is a special 1% reduction in interest if the loan amount is below 25 lacs? The hitch here is even if you are getting 80% loan then 25 lacs means the total flat must be within 30 lacs i.e. as 20% is your contribution & now where are the flats which are available in such range? So very few can avail the reduction in interest rate! What we need is go for some wider range finance schemes with lower inte available to them. Presently it’s like all other segments associated with the real estate financial institutes even the nationalized banks also are looking for their profit first & yet we expect prices of homes within reach of all! Same is applicable to banks for which builders are the least priority. Banks are very happy to finance the flat holders as they see a great potential in housing finance but are equally reluctant to finance the developers especially the smaller segment ones! Now a days no landlord sale the land without getting his full payment upfront & if banks are not going to finance for the land then the developer raise this money from private market where interest rates are as high as 24% per year. And who is going to pay this added burden? Obliviously the flat holder, who again has to pay for his housing finance also!

I am not intending to say it’s not the developers who have any responsibility in this, no doubt the community should think on this front & whatever they can save by using modern construction practices they should try & pass on to the end user. Unfortunate is because of lots of uncertainties among above mentioned factors those who have got the land at cheaper rate, they also sale the finished product i.e. flats at higher or prevailing market rate thus making it impossible for any space to accommodate the term Affordable! It’s time to remind us that the purpose of this Industry is not to just make profits but to give the society houses they need too.

What is role of Politician's?

Many will blindly say to earn money & publicity!  Well, again joke apart the politicians along with our rulers must understand the scenario & accept their responsibility to make people have the homes of their choice in their budget. Just announcing popular schemes won’t do good as it’s the private developers who are the key to provide affordable homes is a fact. At the same time blame game won’t do any good to any segment; instead use the power which they have for assisting the local body/ govt to frame the laws & fast for the end cause. This is where lies the key to Affordable Homes for the Common Man & not by just proving some builder guilty for cheating people under the name of affordable housing or blaming the real estate isn't the solution for real estate, is all I wanted to conclude with!

At the same time let clients understand this, no one can make your affordable definition, you have to use your brains & decide it; even if PM himself is advertising any project then also! Choose wisely & with open mind not just eyes as all which looks good need not be necessarily good for you in the end!
