Hon CM & Smart City Named Pune!

“I love cities, and I love city governments in particular. But in politics it would have taken me 8 years from implementing a policy before I would get to see the feedback. With programming I could model the same policies and see the impact immediately. Technology is a far more efficient way to test”… Jack Dorsey

For those who are not on Twitter, Jack Dorsey is an American computer programmer and entrepreneur widely known as a co-founder and CEO of Twitter, and as the founder and CEO of Square, a mobile payments company. Why I remembered his quote is in last month Hon Chief Minister of our State has conducted a mega meeting of all the officials especially of Pune city related problems. Then immediately in span of some fifteen days Hon. CM has been called by a leading daily & a Nationalized Bank (though this bank is in news for all wrong reasons because of its MD itself) to guide about issues faced by real estate & affordable housing in Pune city! Both these CM’s open meetings got huge publicity as who’s who related to city civic issues & real estate issues had been present & lots of topics discussed. Hon CM played safe, just the way great Sunil Gawsakr used to play West Indies fast bowlers pace attack i.e. leaving everything out of the stump & playing strait with whatever comes in the line of stumps; no hurry to make runs but just to stay on the pitch! Many wont like this comparison but I deliberately waited till one month to pass & then write my views as let’s see what is the outcome of all those mega meetings!

So what CM’s meeting has achieved, rally speaking nothing as in the first place why we need a CM to solve our civic problems, is something I will like to ask & why we need a public addressing of real estate issues? The term “affordable housing” is such a joke now that even a five years old kid who has been reading news papers for last year can tell us the hitches in it & solutions, provided we want solutions. And then just ask ourselves which of the issues discussed in those so called meeting is latest & not known to our present CM. Because if I remember he must be knowing all the issues right from last decade as take Metro or Garbage Depot or Airport or our beloved DP or merging of surrounding 37 villages everything is age old problem this city is facing. Agreed the latest in queue is PMRDA (Pune Metropolitan Regional Development Authority) of which Hon Cm himself has become now Chairman or President whatever you call it! That’s another joke as earlier PMRDA’s leadership has been given to senior minister from the city who is guardian minister also of Pune district, replacing him means he wasn’t efficient! So with this law what next for CM, I won’t be amazed if tomorrow CM becomes Chairperson of some Ward committee at PMC level! Come on, you are  CM & you have entire State to look after along with Urban Development Department itself under your belt which controls PMRDA & every Town Planning or Urban development related policies! This is like CEO of a corporate company taking responsibility of some individual department like Sales or HR head, just because he doesn’t have faith in any other team mate or no one is capable in the team to do that!

Let’s look at few of CM’s statement or say announcements from these meeting, which has become head line of the news papers as below...

1.    Corruption under the name of Urban Land Ceiling harassment will be stopped.

2.  Every obstacle in the system delaying development will be removed.

3.  PMRDA will be allotted land for its financial support.

4.  Setting up a transparent online system so nobody would be required to go to any Govt office

5.  We can’t stop urbanization but we can manage it properly

6.  Regulator on real estate will be a boon for real estate developers

7.  We will have to set a scale to define affordable homes

8.  Lastly just wait for few days for approval of Pune city DP

Apart from this CM also commented on many issues like Metro & water supply but let’s analyze one by one of these major factors which gets highlighted by all news papers & everyone is so happy with the meeting that I have no doubt in next few days the city will be problem free!

Corruption under the name of Urban Land Ceiling harassment will be stopped…

ULC must be the darkest era in real estate under this act as so much corruption has happened & joke is the purpose for which the act came in life way back in 1972, that common man will get cheaper homes with this act, for the very same reason i.e. to make homes cheaper the said act was removed; “this can happen only in India”!   And once the act has abolished yet many govt departments especially revenue & UD, categorized the cases & tagged them NOC will be required, reason even a school going boy can tell! Well who has stopped any govt why just our present Hon CM, to make a notification with due clarification for Solicitor General, that no ULC clearance will be required by any department here after for any land! Or if you feel then make a policy & start implementing it! And what it means corruption under the name of ULC will be stopped, how?

Every obstacle in the system delaying the development will be removed…

Great statement for receiving applauds; but Sir right from height restriction  to TDR policy to PMRDA by-laws as well making funds available for PMRDA from the revenue received in the form of crores of rupees from the premiums’, what has happened to it? Why it has not been collected in a separate account for PMRDA development & not being used for the same? Who has stopped the govt doing so? Why hundreds of clarification seeking notes  sent by various departments are pending in Mantralay; even as simple things like compulsion of two staircases in buildings above just four storied structures has not being cleared?  Who has stopped proposals like merging of villages in neighboring municipal corporations as if you don’t want to merge then say so & make a plan for development of basic infrastructure in those villages? Because the residents in all these localities don’t care whether they are in PMC or PMRDA or Collectorete but they need roads, drainage, water, schools, hospitals; so who is stopping govt to do so?

PMRDA will be allotted lands at its disposal to support it financially...

Indeed this is great move so they can sale some lands & generate revenue but then which lands? As for that they will have to a Development Plan in place & with the speed of making DP’s of even established civic bodies like PMC & PCMC when will be PMRDA’s DP will get ready & when they can sale their so called land & then when the revenue will come & what till that time? Why a dead line has not been set for PMRDA DP & why the revenue right now they are generating isn’t being used for their support only?

Setting up a transparent system by virtue of which no one will require to go to the govt office for any permission...

Well, well, I am pessimistic but not so much to believe on this dream which Walt Disney also wouldn’t have dared to dream! With all due respect, sir please first take review of the simplest online or digital document like 7/12; it has failed miserably & reason is the people in the system don’t want that common man should get any document sitting in his house or else how their houses will run! Though I am a pakka Nagpurian as you are yet sorry if I am sounding like a Punekar but Sir, just like the Akbar Badshah used to move at nights in Delhi road by changing his attire, please try to get some online document like 7/12 or change of name in MSEB meter or a zone certificate or even try to put your name of a PMC tax certification by using some other name than Mr. Devendra Phadanavis, as then you will realize what dream you are trying to see or show to us! Online is the word provided take it step by step & monitor the outcome of all existing online certificates or NOC’s, make sure that they are being issued to the needy ones properly & then take next step!

We can’t stop urbanization but we can manage it properly…

True, we can’t stop urbanization because we can’t provide water, roads, schools, jobs equally to all parts of the State, is what you meant? Then something is seriously wrong as right now Urban Development is focusing only few cities why not create regions & try to balance the growth? It’s a mammoth task but it’s doable as do you think Pune, Nasik are like what they are today, some fifty years back? We have to try right from today for Vidarbha & Marthwada then may be if we are genuine in our efforts by next fifty years we won’t have to worry for Pune & Nasik like we are worrying today! But till then when we say we can manage that means provide basic infrastructure to existing urban population & make polices accordingly & make it fast before the cities explode under the load of migration!

Regulator on real estate will be a boon for the developers...

We all know any governing authority is an added burden or pain on real estate or any industry. And I am not saying this because I am a developer by myself but this is what history says. Look what happened to EC i.e. environment clearance, a simple thing could have been implementing all the necessary green parameters right at the level of sanctioning authority but it’s not done & today getting EC is difficult than building a building! With all due good intentions no sane builder will oppose any regulator provided the entire system is properly set first & then only implemented; as well it should be transparent & non partial towards any segment of the real estate.

We will have to define scale for affordable homes…

This is perfect but when & how? As you only mentioned in Mumbai even by spending Rs fifty lacs one can’t get a home; so it’s not amount of sale but its budget of a common home buyer is important. Time & again it’s been clarified by the planners that if we create a balanced necessary infrastructure of amenities essential for life all around & make more land under the residential zones with proper connectivity to the nearby big cities then people won’t mind moving in such locations. New Mumbai is a classic example though failure at start & even in later stage also as even that has become unaffordable now! It’s not just cost of home but its day to day expenditure a person has to make for his living which includes commuting to work & school as well health care, also matter & if we can minimize all such expenses, that is what will make a home affordable! So before deciding scale of affordable homes lets first understand concept of affordable homes Hon. CM Sir, is I will request!

Just wait for few days for finalization of Pune city DP…

In our childhood days there was a mythological concept called “Bramhadewacha ek minute” i.e. One minute of God; it’s in reference of a story where God asked to one of the devotee to wait for one minute, but God’s one minute is equal to some thousand man years & the poor guys kept waiting for ever for the God to reappear, such was the story! I think here also the “few days” means few years as already the DP should have been ready by 2007, this is nearly 2017 & joke is nearly some eight months back UD took away DP from PMC saying it has been delayed by PMC & will be cleared in three months by a specially appointed committee by State Govt & till today we have to listen terms like “few days more now” for the DP!  And it’s not just publishing of DP but its implementation should also be monitored, so where is the system for that?

Apart from above aspects numbers of issues those needs attention which includes Metro along with strengthening of existing public transport system as well prolonged issue of Airport which is a must to make Pune real smart! We need to make a centralized transport system which will work not for just PMC or PCMC but entire jurisdiction of PMRDA & beyond as that’s the need of the entire Pune Metro now. Simultaneously what is future of water supply of all this Greater Pune & how we are going to manage it along with drainage & garbage type by products of urbanization, is equally important; and for that we don’t need to bother Hon CM every time but all these answers lies within us only!
Unfortunate fact is with literally no DP in place for nearly ten years yet the Pune Metro is growing & no one has any regrets & same is the situation whatever you call it in PMRDA or PCMC! Today the need is having a Regulator for entire Govt systems itself, related to real estate & not just for Developers! Hon CM sir we respect you for your sincere efforts as well intentions but do remember these two things needs support of a action plan with deadlines to follow, then only one can see the dream named “Affordable Homes” for this self proclaimed Smart Pune! So “All the Best” & assurance of every possible support from us for the same!

Society or Apartment; Essence is Togetherness!

“One of the most destructive things that's happening in modern society is that we are losing our sense of the bonds that bind people together - which can lead to nightmares of social collapse”… Alexander McCall Smith

R. Alexander "Sandy" McCall Smith, is a British writer and Emeritus Professor of Medical Law at the University of Edinburgh. In the late 20th century, McCall Smith became a respected expert on medical law and bioethics and served on British and international committees concerned with these issues. He has since become internationally known as a writer of fiction. Though he might be a fiction writer but his academics surely shows his wisdom about social issues in his quote above. Off late we are reading or listening in social media, in news about RERA is real estate regulatory act; no, this isn’t about RERA but the aim it’s targeted & what’s aim of any act regulating real estate? Answer in legal terminology is formation of society or apartment condominium! It  does sound simple but even after spending 25 years in real estate (though mostly technical aspect) I have yet to understand exact difference between society & apartment. Rather a layman like me will ask what’s need of all this? Can’t I call my building or my flat or my home in some simple terms? Well I can but we need to have certain rules & regulations for our smooth living in our so called homes, especially when its bunch of different people coming together & residing in one premise! As everybody’s definition of the home can be slightly differ depending up on the culture or background we have grown up, we may call it caste or religion or even may be profession we are in but one thing is sure that finally it attributes to individual life style what makes a home of an individual! The target of RERA is all the people living in one premise build by some developer should become legal owner of their homes & for that final destination is society formation or apartment association formation.

I am not a legal professional but the reason behind this sharing is let fellow builders’ as well common man understand the concept of society. As I mentioned above there has been lot of hohallah especially in social media about developers not performing their duty of forming society of homes they build & sale as well make the conveyance deed which is a document by virtue of which a bunch of people becomes legal owner of the land along with houses build on the land. But the coin has other side also if on one side there are builders who are guilty of not making conveyance then on other side there are flat holders who are aware of just having a society but not the responsibilities coming along with it;as no ownership comes without responsibility, is what first we should understand!

Many people are confused with the concept of apartment & society & I am no exception but for that one should read the clause regarding the same right in the flat purchase agreement itself. The process of society or apartment doesn’t start after possession or completion certificate but it starts when you enter in the agreement of your flat itself. So one should read the flat agreement in detail & study it from the angle of future provisions for formation of society. The conveyance deed of society is reflection of the flat agreement & whatever rights or provisions which in later stage society might object are covered in flat agreement. What I have observed is in many cases individual flat holders are ignorant about legal clauses or provisions in their individual agreement & later when they unite under the name of society they starts objecting various clauses of the builder in conveyance deed but it’s been already signed i.e. agreed by them in flat purchase deed by virtue of which builder has put them in conveyance deed! For e.g. right of amalgamation of adjoining properties or right of advertising on the buildings even after society conveyance, the builder keeps with himself. I am no judge whether it’s right or wrong but if such clauses are in your flat purchase agreement & you have signed it then legally you have already lost the battle. Same is applicable to parking related clauses, which become point of conflicts often after possession.

I think a strong need is there to take awareness program for the flat buyers & logical one, about their rights regarding conveyance as well responsibilities that come along with the rights.  What I have observed is most flat buyers want to execute their rights but without taking any responsibility or lead by themselves! Then comes society formation process & formalities required for the same; all they know is builder should form a society & give it to them on platter. But it’s not builder that has to form a society by coming together, it’s the flat or unit holders which has to come together; as builder is just a facilitator of the process. The flat holder themselves are the society, is what they forget or are not keen to take lead; many of them can't even decide whether to form a society or apartment. Then there is another aspect which is important & that is maintenance; it has two dimensions, one is civil maintenance which is outcome of bad workmanship, that is surely builders responsibility but routine maintenance i.e. gardening, service contracts of lifts etc is duty of residents only & for that society or apartment whatever it may be, but a body has to be in place! This is where many flat holders feel all is going fine so why bother to take lead & get burdened with responsibility of becoming a chairman or secretary! Here is where role of the developer is very much important as he should take lead, make app flat holders understand the importance of conveyance deed & formation of society as well sees that the concerns about collecting funds etc should be taken care.

Solution is simple at least on face, as to take flat holders in confidence & explain them what is apartment & what is a society. As here is where main confusion lays amongst mindset of most members. A society by law has collective ownership of the entire property & the flat holders become members & gets share certificates on their name as ownership of their flats or shops or offices. So on ownership document we call it 7/12 extract or property card, there is name of the society while in apartment every unit holders name comes along with mention of FSI i.e. sq ft area of his unit on the property card! Another aspect is in a Society, disputes are generally referred to the Registrar appointed under the Co-operative Societies Act or to a Co-operative Court, depending on the nature of the dispute. In the case of a Condominium, the suit is required to be filed in a Civil Court having jurisdiction over the area in which the Condominium is located. As the Society disputes are resolved in a separate Court i.e. Co-operative Court / Registrar dealing with Society matters, they are fast resolved whereas, the Apartment matters have to be taken to the normal Civil Court and hence they typically take comparatively longer period to resolve.

Then there is factor of redevelopment in future; when the building contemplates redevelopment after 25-30 years, the Society’s decision will be final and hence the Society members will have negotiation power with the builder at that time. But in case of an Apartment, the consent of every Apartment owner is required and hence it may cause delay due to lack of a common decision acceptable to everybody. But even in society it’s difficult to physically move out any individual unit holder if he is opposing redevelopment decision of the society as he individually also can go to the court & delay the redevelopment!
Lastly all I will say is when its living together we need certain set of rules for peace & enjoy the community living. We can form Society or Apartment, it’s not important what we call it but the essence should be togetherness & that doesn’t come with just setting some by-laws but only by respecting them by our conduct & self discipline! So go ahead, be responsible, take lead & have your own society or apartment & live in harmony with your neighbors!

Below is something which one of my recently completed project’s flat holder Mr. Apurva Jain, has wrote to me & my reply to that, sharing here so as to put some light on what I wanted to say about the concept of society!...(A flat holder of completed project calling his builder “bhaiya” in itself is big achievement for me!)

Bhaiya,

With execution of Conveyance Deed finally you made Gyanoday an independent entity, and because of your kind help and support in this journey from Bhoomi-Poojan to Conveyance Deed, today I can confidently stand with world to say that the concept which I had shown is existing in reality today.
When we had initiated this concept approx 5 years ago, people had joined with us by seeing the faith and enthu shown by 25 years Youngsters. And you have helped us in proving them and standing in front of them.
On Personal note Bhaiya, I got chance to work with few builders for the same concept, with same efforts, with same dedication but I will bet no one is that much perfect as you in delivering and gaining confidence of flat buyer with so much defined disciplined approaches/processes. You and your Team made sure that communication, design, documentation, execution, construction, monitoring, timely response everything was more than expectations of each member, which felt me too happy and satisfied that at least they were at right place.
I will say it was a good learning too for me under your guidance, it helped me to grow and a successful achievement in my career too.
Most important thing I will try to implement which I learnt from you is how to deliver such high quality work in a limited period of time.
It will be my pleasure to work with you again if I get some such opportunity.

Regards,
Apurva Jain

My reply to Apurva & the entire flat holders follows…

“जय à¤œिनेन्द्र”
Dear Gyanodaya Team,
“A non-religious person when awaken would make others sleep. Therefore his sleeping is good. A religious person when awaken will awaken others. Therefore his awakening is good.” … Bhagwan Mahavir

I very clearly remember the Sunday we all met first time in Jain temple at bavdhan, I think the date was 4-11-2012 & we discussed about the idea of community living which Apurva, Abhishek, Yashi, Anubhav & all Gyanodaya team members were carrying since long. I am a believer of God but my definition is slightly different, may be in end all roads leads to same destination when it’s God we are referring too!  I believe in goodness as that’s what represents the God, is my definition of God. And on that Sunday it was goodness, humanity, togetherness is what I felt as if all these feelings are in place then commercial part follows; though I won’t say it doesn’t matter. So on that Sunday a journey started on the path of goodness & what better place than God's residence itself to start such journeys, there only I knew that we are going to succeed in what we have set for!

Just to name the mile stones of the journey, on 6-1- 2013 we performed bhumipooja of Davabindu & with slight ups & downs we handed over the project on 2-5-2015 i.e. in 28 months! It was a new road to travel for all of us but one thing was common & that was our mutual trust on each other & belief in the cause we were together. In the whole process there were some bumps but we kept on marching ahead riding over them. I too learned so many things as entire concept was new rather unimaginable a times, yet we did what hasn’t been done so smoothly ever. Nearly eight odd youngsters who are not from the city come together just on one criterion that they are Jain & believed in a non Jain team for their dream of community living, worked in hand & on 22-4-16 i.e. within one year of possession of the project we have completed conveyance formalities in the name of Gyanodaya team! I think four years back most of the world has laughed at us, as we have said this will happen! But then to achieve something which most thinks impossible is the real fun of life!

Many has raised question that is it ethical to build a project for a particular community or caste or religion; in first place? To all of them my reply was, we all are free to choose our neighborhood so what is wrong if these boys choose their neighbors in advance; rather that makes them wiser & mature than most of us.After all what one looks when one looks for his home! Is it luxurious amenities or size of home or location? By me it’s your surrounding & people in it, is what one looks for as that what makes your four walls a home & each of us has right to choose his surrounding & nothing better if you on your own create your surrounding & make a home in it, that’s what team Gyanodaya has done & done it successfully!

It was a wonderful time to work with you & all I will say is thanks for believing in us as your trust is our biggest strength, making us more responsible for the work at hand. Do mind, conveyance of the society isn’t end of the journey, it’s just one more mile stone as togetherness is our destination so the road has no end; all we can do is keep holding each other hand & keep walking enjoying the beauty of the road. My all wishes to residents of Davabindu & your family members, may you take the community living to a new level adhering to words of Bhagwan Mahaveer as that will be the best way to walk on his path!

Being Boss!

Being a boss or call it as leader as boss seems a gangsters term, is never easy; especially when it’s handling subject as delicate as increment. It will be now nearly 27 years in the field for me & yes after spending few years with as a junior, most of later years of my carrier I was a boss by myself, so I have little exposure of other bosses as I haven’t worked much under any boss! Agreed that way we all have a boss in some form everywhere; however top post you may be yet I always believe if at all you have a boss then it’s you are the boss of your own self who matters most! Confused? Well even a single proprietary business like a grocery shop, you still have your customers as a boss & you might not have to report your daily routine to someone but you are answerable to your customers & I think that’s simplest definition of a boss i.e.  a boss is someone you are answerable to!
What is a difference between a leader & a boss? I am no management guy i.e. I have never been trained professionally in management but what I feel is a boss is someone forced upon you to give you order or take reporting from you, may it be by nature of job or by profession & a leader is someone whom you accepts or acknowledge & respect & look forward to develop yourself along with taking orders from him as in the process of following him you too learn & explore best in you! Like as in geometry, every square is a rectangle but every rectangle is not a square; same way every leader is a boss but not every boss is a leader!
Many of us after graduation must have worked at different positions, some like me have become businessman & some may be still having a boss around yet with acquired seniority are boss to many. How we rate our self as a boss is more important as there is very thin line between a boss & a leader & that line you only have to identify & cross it, to become a leader. It’s a long journey of self development & it’s not just years put under your belt which makes you a leader but how you use what you have learned in those years is what matters most! I have seen many people being successful in their early phases as a leader but failing miserably as the number of people under them increased & vice versa too! After all management may teach you what is right & wrong while handling men but how to apply those techniques differs individually.
Present situation of many industries, especially the one I work in i.e. real estate is very tricky say uncertain. With lots of major policy changes happening at a time & entire sale very slow, the clouds of recession are hanging in the sky for long time now. The entire scene is bit de-motivating for the leader or boss call whatever you may be to the main person & in such times to retain the faith of your team or staff in your actions is a tough task. I think to take them in confidence & share the facts of the business you are in without they getting demoralize is what differentiate a boss & a leader! A boss is the one who just dictates what he wants & in process lose the trust of his men where as a leader takes the team in confidence & makes it work in the way he wants. In such effort I tried to write something for my team & what better occasion than increment time I could have chosen for the same; sharing here my letter to my team; this is not to show I am good a leader or a boss but this sharing may be used by those who are in similar position. We all are boss somewhere may it be at home or work, it’s up to us only whether to remain boss for ever & retire some day as boss only or become a leader & step down with pride handing over our responsibilities to another leader!
So here is my sharing with my team…

1st June 16
“The first responsibility of a leader is to define reality. The last is to say thank you. In between, the leader is a servant”… Max de Pree.

Dear Team,
You all know love of your boss for the quotes as these are the words by wise men, which speaks thousands of words in one sentence, all one has to do is be open to accept the wisdom! The above one is very much liked by me & used frequently as responsibility is something foremost characteristic of a person by me. May it be leader or not we all are responsible to something & then who is not the leader amongst us, is what I will like to ask. Month of May is unique in many ways, not just for increment part but even as a season also as we all looks with hope to the sky to bring rains after the months of scorching heat of summer & then end of May is start of festive season as it gets followed by "Shravan" as per Hindu mythology! Also its end of vacations & start of academic year, it’s time for studies & so on!

Well last few years it’s been difficult times for not just real estate industry but for most of the industries & as we are a parasite industry i.e. if all other industries are doing good & people are getting money that too along with stability assurance then only they think of buying a home! So let’s accept its low time for us as if you have a look at our ready possession inventory, it has gone to all time high this year, a rare thing in past! In a way its good as at least we have ready possession homes which are safest buy yet our money gets locked is a fact & for what time no one can tell it.

This is just beginning with the new government I mean in comparison to age old earlier government, this one is hell bend to make homes affordable & it means reduced profit margins for the real estate developers, is what a lay man in finance like me can understand. So no more there will be huge rate increase in real estate & first signs are everyone is waiting for prices to get reduced further so presently buyers are in wait & watch position, affecting even genuine developers like us who don’t believe in over pricing. So in this situation all we can do is be patient, control our over heads & like they say in cricket, stick to the basics! No loose shot to play but learn to leave outside the off stump deliveries & play with straight bat! Lay down the systems, follow the systems ones they are in place & make no silly mistakes as your mistakes can cost the company & here many will say why the entire team has to suffer for one player; well answer is simple because it’s a team game! Even if one fielder drops the catch in a match then that catch can cost the team world cup, because we play as a team so win or loss is not individual! Here I never doubt sincerity of our each member towards the job & efforts you puts in, yet every mistake has its own cost to be paid! During the year which ended we saw few of us making such mistakes; and the entire company has to pay not just financially but for mental agony too which those mistakes caused.  And every such rupee which we have to pay to clear the damage is going to count especially when tough times are ahead! More than rupees the image which gets damaged due to our mistakes is something more important as hereafter clients will be the king & your good service won’t reach at many ears but your single mistake surely will!

Coming financial year is a testing ground as we won’t be able to survive on just one or two projects doing well but one positive side is we haven’t been burdened with borrowed finance, which is major threat right now to most of the real estate companies! That doesn’t mean we are flushed with funds, only thing is it reduces our financial interest burden & doesn’t cut in our projected profitability of the project. This is something which each of us has to keep in mind as no more rate appreciation will be there in real estate, not in near future to cover our mistakes! Presently sale may be slow but even if it pick up its going to be buyers market, so all we can do is find new & cheaper but effective avenues of reaching out to the clients & like during China war our then Defense Minister has said, “ek goli ek jaan”, every inquiry has to be converted in to sale, is what should be the approach. And for that not just marketing team’s inputs are required but site people’s contribution & back office team right from legal, accounts, admin each of us has to play our role.

The simplest way is “Commit only what you can fulfill, Commit clearly & stick to your Commitment”, that’s what I feel is the key to success! Very frankly I was not sure about even the increment this time but then I understand your expectations from me as a leader of the team, though it’s not a job I love much but then the true leader is the one who stick to the job in tough times as then only he has right to enjoy during the good times! I hope you all will understand your responsibility not just towards the job as hand as well your personal front & respond to the expectations from you!

I will conclude with just one thing, remember bad times don’t pass away on its own, but only by our efforts to reach for the good times! So let’s stay together, work together & we will surely sail through! All the best & thank you for being my best support…
