Behaviour of young genre candidates!

Recently I have conducted interviews for civil engineers at my company who have applied in response to my LinkedIn post! Sad part is, the way most of these behaved on the communication front, as not replying to emails, not taking calls, not reverting calls & not even informing that they are not reaching in time for the interview! Even a few of them who got selected & asked for a joining letter did not respond to that email nor receive our office's call & emailed abruptly they have joined somewhere else! Agreed, nobody can force you to join any company but the way you communicate shows your attitude not just towards the work but towards life at large & on this front most of the present genre is very unprofessional! And sure, for such attitude eventually they will only pay for in future whatever career they choose to be in, as the person who doesn't care to communicate properly with a company where he or she only has applied for job then what kind of output we can expect from such person & I say, good these people does not join our company!!

And then I got a message from my fellow member at Credai Maharashtra (its association of builders) whether I can write on any subject for its magazine, so this sharing! I am sure you are confused as to what's the link between Amit Kalantri, Javed Akhtar quotes, my post about job on LinkedIn & writing articles in Credai’s magazine & I won’t blame you, so here is the story! I do believe in stories as without a story we lack interest in anything very fast & if you see any entertainment stuff the most powerful part of a novel, movie or web series is its story, thanks to Salim Javed! I am sure there will be more confusion in the reader's mind, well that’s part of the story to keep you engaged & curious, lol, just joking! Ohk, enough TP i.e., time-pass not town-planning as in any way it doesn’t exist anywhere in our State (sarcasm at its best)! Common link in all these things is when you write for State real estate than you need to be Pan Maharashtra (this is in term, i.e. Pan India, pan Asia cinema types). Which means the subject must be appealing or covering aspects of real estate across the State & not few cities of some region & that’s why I thought of taking one aspect of real estate (actually all businesses) & that is, attitude of the younger generation’s which are aspiring to make career in real estate & that’s a big problem! Not much long back people are queuing in front of builder’s offices (my experience) for jobs as a common presumption is real estate can accommodate any type of candidate, rather average is the better & they were not wrong! A product which controlled the market & where demand was always far bigger than supply, needleless to neither the employer (read as builder) nor the employees were interested much in things like excellence, service, improvisation & most importantly communication, but! But times changed, which was bound to happen one day or other, (I remembered my most favourite dialogue from Agnipath, “Hawa tej Chaltay Dinakar rao, Topi Sambhalo Uad Jayega’, plz google) & suddenly with UDCPR (plz google) there is loads of FSI means buildable area available all across the State & no more the gap between demand & supply is the way it used to be rather in many places the tables have been turned also means more supply than demand! And here is where the career as well candidate’s behaviour has started playing an important role in real estate also, is my subject of sharing!

Still, many builders haven’t realized or accepted the importance of right candidates as they themselves never have been put to such an acid test of business yet with RERA as well social digital media so strong, right communication has become one of the most valued factors & will be here to stay for long, is a fact! And for that the first change must be from the employer as then only the team will follow. At the same time if you want to survive in tough market where demand supply is balanced, competition is strong, clients are aware & laws are getting stringent, then every sentence you speak or write is important along with its timing, whether you are selling your product or delivering it & this is why right communication can be your best tool in real estate, whichsoever city you are working in! But the problem is how to teach right communication as no school or college teaches you to reply back in time or to report in time though they teach you language & how to report but response time is what matters, is something all have forgotten to teach! And the outcome is, the younger genre (I am just sharing my personal experience & I consider myself good at right communication) right from joining any company has taken granted that communication is as per their convenience, & no wonder it’s the same they behave at home also! The only exception to prompt communication with the younger generation is with their friends. And this means it's not about the right communication lacking aspect of Gen Z (or whatever) but if the purpose they feel is right then they can communicate in the right way, is a silver lining for me! And here is where the real estate bosses first themselves need to learn right communication’s importance as then only we can make its importance felt to the younger lot of system or say organization!

Sorry to say but when it comes to communication then real estate is the most unprofessional industry in the entire work field & if you think I am playing the role of whistleblower then you can ask any of the personnel who has come in contact with real estate not from an authoritative role. Means a real estate guy (read as builder) will be extremely prompt when there is something of his interest just the way this younger lot is, for e.g. any senior bureaucrats calling the builder or a banker or a client inquiring for investment, in all such case you will find most of the real estate bosses’s reply to any communication in a flash. But, if you are vendor asking for payment or a client who has complaints about the service or you are from some NGO & expect some sponsorship & such then for the builder you just don’t exists & if my fellow builders find this statement harsh, then, “only if you accept the facts about what you are, then you have hope of improving’, is all I can say! And then real estate was never dear to career seekers as on this front also speak with young talent from the colleges & check how many of them want to make a career in real estate or want to apply for a job in a real estate company & you will have your doubts cleared first hand! And I am not saying there are no professional corporates in real estate, I am referring to mid & small segment real estate firms from Metros & firms especially in District or Cities which are not Metros. The biggest problem these firms are facing is having the right manpower as because of the nature of unprofessional attitude in real estate not many youngsters are ready to start their career with real estate & then we have to settle with whatever we got! On top of it we ourselves don't improve on communication & effect is the youngsters who join such firms follow the same pattern of wrong communication & which becomes eventually a habit even when they become senior, is the vicious circle in which real estate staffers & owners have caught in! This is why, the biggest problem real estate is facing today is not sales of flats or govt policies but getting the right staff which follows right communication in work, is subject of my sharing!

And the training starts from our own self, is what I have learned after spending three decades in real estate. My genre has seen an era where we have worked with no internet, leave apart cell phones & WhatsApp & that’s why we know the importance of right communication because that was the only means to save time which was money then also & now too! Today we have every possible means of communication at our fingertips (literally) but we don’t have an attitude to use that power in the right way. As today you don’t even have to type, you speak & you cell phone types, you mention a subject & AI takes care of writing letters / messages for you & yet we don’t communicate in the right time, is the problem! Simple basic things which I follow by myself while using WhatsApp which happens to be the fastest & suerest means of communication today with over 85 crore users in India alone such as keeping my Message Read Blue Tick sign on always & my Last Seen setting always on. This ensures that my team or anybody communicating with me knows whether I have read his or her message or not so it's binding on me to reply back once I have read the message as now the opposite person knows I have received the message! As well, my Last Seen setting on WhatsApp gives a fair idea to the opposite person who is trying to reach me when I was active on the App, which again makes me responsible to respond! Unfortunately, the bosses in real estate themselves like to hide these two things from others which are like a tool for deciding if you are communicating in the right or wrong way! And you are in business guys, you are not some artist or a bureaucrat who can afford luxury of keeping personal life above your profession, again this is my personal thought process & you can differ, your choice. And then comes the aspect of communication in groups which are formed for work only & following decorum of the same. Best way is putting a habit of communicating almost everything on the group only, so all are in loop & that makes you answerable if not responsible & for that again the boss himself must follow the strict rule of communicating via group & responding in time!

And then there is responding on emails, again one of the most “kamjor kadi” (weakest link) in real estate’s workings as here you email someone & then call him as well WhatsApp him that you have emailed, please go thru, is the way of working I have adopted for myself. No wonder, while I was communicating with candidates my office has shortlisted for various posts, barring a few most of them were very poor in reciprocating. Three out of five candidates whose interviews had been aligned just didn’t turn up for the interview & the  later messaged to my team that they got stuck up so couldn’t come, needless to say this communication too was after my office tried to call them & post interview time! With due respect to their reasons for not being available on time for the interview when I asked my staff to email them that their names now can’t be considered for the interview as a person who is so careless in communication about his own career how he can be trustworthy while working was my logic! On this, my staff said, “Sir, if this is your approach then you won’t get any candidate, let's give them a second chance”! Well, on a second thought I can’t blame these (or all such) candidates because I was lucky to have right friends & people even though few of them, who taught me the importance of right communication & maybe these all youngsters haven’t got any such yet, so let’s give them a chance! As, when I visited the USA two decades back that time only, I learned about the way westerners are super careful (read as fussy) about communication, & since then trying to adopt those habits. For e.g. an email if not replied in twenty-four hours, then that client or vendor & whomsoever he or she may (unless you are US President) is forgotten forever, simple rule of communication! I think with this single rule half of the real estate industry will be out of business, isn’t it?

Frankly high time for real estate to create awareness among our employees as well owners about the importance of right communication & training them too! Here as Credai we can take lead as we can start online sessions about the communication aspect of work & we have some good leaders who are very prompt in communication however busy they may be in their work, Mr.Satish Magar & Mr.Shantilalaji katariya are two such names I personally know & if they can then why we can’t be better in communications is the question I ask to our entire fraternity!  Guys, times are changing, look at the way IPL (plz google) latest edition is being played, out of eighteen trophies, three teams which shares fifteen of them are at bottom of the table with very senior names with them & the teams which were nobody till very recent past are doing super, & with no super stars in it! Means, it’s the team & the way you train it, is what matters most & real estate too, is not an exception to this simple rule of working; mind it & improve on right communication front to start with is all I will say, adios with this note!
