Right Home Buying in 2025 !

“Home is where you feel like going every day after you are done dealing with the world”…

As I said, just google & you will get hundred thousand of quotes for the term Home but what I have written above is not a quote but is what I feel when I think about a Home! And that’s why I used it to start my sharing which you can say as advice for buying a home or say buying a property ahead in New Year i.e. 2025! That way, I am a non-believer of new year or such date related things as for me any day is good (read as right) to start a right thing & when it's about buying a home or  real estate or property then every day gone without deciding is day lost! If you are thinking what else can be expected from a builder who earns his living by selling homes or offices then you are not wrong as the client is never wrong, lol! But then why go by what I say, take a look in the past & tell me had your parents bought a flat in some decent location or a piece of land in outskirts of Pune then, would it have been a wrong choice that they waited for their son or daughter to buy it some twenty/thirty years later, which you are doing now or you are buying at wrong time, even today also, & why not wait for you kids to do it by themselves & you can continue to live the way you have been living for now! Think over & tell if my words about timing to buy a home are right or wrong & if you are ok with my opinion, then read ahead (that’s sarcasm)!

First & foremost, good news is, this is best time in comparison of the past to buy a home (here after read as commercial space or any property which you want to use & not just buy & keep), & not because of rates or availability or boom ahead, no, nothing like that but because you have options & you can afford to wait! This is where mine & most other’s “best time to buy,” terminology differs, is my subject of sharing!

We are entering the second quarter of the 2000's & the last twenty-five years have seen a sea (rather ocean) change, not only on the sky line of the Pune city but on the social front also. First it was Millennial Kids, the its  Gen Z & now its Gen Alpha & if you are thinking why I am enlightening you with this gyan.com instead speaking about your home then first understand your home & a home unlike any product is directly related to the social & environmental aspect that’s why to understand the Gen z or Alpha things is a must which many people forget & eventually ending with wrong home! This Gen Z & Alpha are in range of 15 years to 30 years zone & their requirements from their home (read as life) are way different than ours (read as those above forty age) & when you buy home then if you are thinking for next generation also which most of us do then you need to take in account their way  of thinking before you finalize your home for your family of which Gen Z & A are part. Same thing is applicable for your work/ office premise as your team members (read as employees) will be mostly from this age group & their thinking about the place matters a lot! This genre isn’t worried about owning a home or are ok with rental homes & can shift the place as easy as a cat because their commitment is only with themselves & not with the place or company or such old school things as their comfort level is above everything! This is why places like Baner/ Balewadi/ Wakad can fetch property rates more than some of the central parts of the city! Here is where we come to the point (finally) about buying a home in 2025 as no more the real estate is only location driven by some age-old notions of Deccan, Camp, Peth (please google) types addresses nor it can lure the buyers with club house , swimming pool type amenities & definitely it doesn’t go just by rate per sft discount offers! No, you can't fool the clients by all these things, if you want to buy a BMW or Merc then you don’t ask milage of the vehicle or its resale value & if you are buying a Hyundai or Maruti then you don’t look for luxury but milage & resale value, that’s the attitude of real estate buyers also now! This fact, the builders have yet to understand but as a buyer you must make it realize to the builder, you are dealing with, is my subject of sharing! At the same time from all around the Country & State, people want to come to Pune for job, for education & they will need homes as well work spaces, space will always be in demand, it's only about knowing where & when & at what rate!

For those who want to buy a home or office, I will suggest (not advice) keep your eyes open & senses too, as well be patient, don’t run behind the “big savings” figures in the offers. Understand your needs, study the growth pattern of the city & then take the decision of buying a home at the right place & with the right builder. At the same time just the way you don’t buy a Merc or BMW but lift yourself from Hyundai or Maruti to that level the same way you can think about buying your Home or Office. As gone are the days that these were one time buys for most buyers, now supply is abundant, options are many at the same time no more Pune is about some Peth or few suburbs like Kothrud! With Swiggie, Zomato, Instamart, grocery also comes at your door step even at midnight, so choose your destination of home & type wisely! Metro will be here by the end of this decade in full functional (hopefully) & five years is hardly any span for a product like home, so keep this aspect also in mind. Accessibility of offices or a shop near Metro route will be a major issue in near future as fewer people will prefer their private vehicle to commute. At the same time, you can have a choice of buying a home in a suburb like Sus in the west or Fursungi in the east or Wagholi in the north, even if your work place is opposite, thanks to Metro. And this makes your choosing of location easier as well as wider , this is why I said the right time to buy a home!

This is the right time to buy real estate because builders are in mood (or read as forced to) negotiate also with many players in the market but don’t look only at the price tag you are getting discounted, look for quality of the home on different scales & then only close the deal! Go for the planning aspect of the project & the flat, as that’s something which doesn't get reflected in any 3-D view or brochure, if you are going for a home in making.  Even a ready possession flat you buy may give headache on many fronts such as maintenance, change in the outside view to commuting to parking to legality to neighbourhood to basic needs like water & many such if not chosen wisely but only on rate per sft aspect! At the same time, you will be part of Pune’s culture by buying a home here & what you will behave (read as your lifestyle) will decide the fate of the culture of this city, never forget this basic fact! Also do look for the recent (past five years) growth as well development of the surrounding of the project you are thinking about for buying your home.  Last but most important, keep the aspect of conservation of nature also alive while you choose your home as this is how you can conserve future of your next generation also & this is applicable to redevelopment seeking societies also, ask your builder question about his or her efforts in conserving nature aspect, that’s your duty towards the city! Ask yourself a question, why you left your home-town or shifting from your existing location & tomorrow your kids should not need to do the same by your wrong choice today, & only then finalize your home, that’s wisdom, adios with this note (warning), Happy Right Home Buying in 2025!

Pune, While Entering to 2025!

Both quotes are by the Goddess of Urban Planning i.e. Jan Jacobs & when the subject of sharing is Real Estate & our beloved city Pune then she has been always there to rescue me from doing the bad job i.e. to criticize! Its end of one more year, a significant year it had been for Pune as not only the Covid wave has gone away physically but even from the minds of the masses too & we have new govt (well, old new govt we can say) in Country & State for next five years, so everything is set on policy making level! Though hardcore Punekar will smirk & say, what difference it makes to us as our problems seem increasing every day, whichever govt it may be anywhere & I don’t blame them! But the best part of Punekars is when it's about boasting about their city they are at the top of the list but when it’s criticizing their city, they don’t need anybody else to do the job, that’s being Punekar!

Interestingly when my journalist friend asked me to write about Pune city ‘s journey ahead in 2025, on the very same day two things happened. Firstly, I met my friend Amit Karode who is a Punekar but resident of Dubai for the last twenty-five odd years (yet a very much Punekar at heart) & we were discussing about difference between the two cities, and the attitude of the citizens of the respective cities! Simple things like not following traffic signals or parking under No Parking Board, cleanliness or even getting in & out of Metro, indiscipline is an inherent part of our life making others as well our own life stressful, is what his observation about Pune of-late & he is not wrong! He said he can’t dare to ask his friends from Dubai or Europe to visit Pune as what they will think about us the way things are happening around on the roads, again he is not wrong! And second thing was when I opened today’s newspaper, all I could read was fatal accident on road by a dumper taking many lives, smoke-fog-dust filled morning image of city, a news showing Idrayani river (one of the three rivers flowing through city) fish got dead because of pollution & right in December itself suburbs of Pune facing water shortage!

I understand this is not something to start when you are supposed to write about a city & how real estate is prospering here but it's high time for us to know about the hurdles the future is going to throw at us when we are marching ahead as only a fool walks on the path without studying the road ahead, right?  As now, no more Pune is a town-city which used to start from Peth (Pune 30) & end at Kothrud, Aundh, Camp or Swargate but it’s a region which consists of two Municipal Corporations, Cantonments, PMRDA & part of town planning with total population touching one crore (unofficially)!  And we are already facing the heat of this One Crore population with first signs of traffic jams & water shortages even in the centre of the city! Just two decades back we used to proudly tell people that we can cross the entire Pune city in thirty minutes maximum & abundant good quality water is the core strength of this city along with the culture! Indeed, when we compare ourselves to many other cities in the country, we still are way ahead but then if we want to improve then we must look at the cities which are ahead of us & not behind, is the core of my sharing! Unfortunately for the last two years civic body’s (PMC/ PCMC) elections are at hold thus the entire working of the city under bureaucracy & if its boon on one side then problem is whom to complain about working of those who are in control of everything!

On all such backgrounds yet Pune is growing in leaps & bounds on all fronts but, like an orphan which feeds on everything offered to it, by anybody & if you think I am exaggerating then let’s read ahead! Here we have Sassoon like a public hospital which has excellent doctors but poor infra yet its way better than any medical establishment available in the State. We have a railway station which is hundred plus years old & yet its handling millions of passengers everyday but we need more trains connecting to other major cities is a fact as on any given day you won’t get a ticket on a smaller duration of dates! We have three rivers, five dams & yet we have water cuts & water tankers on the roads is a common scene because we need the right distribution system & funds for the same as well reducing groundwater levels is a red alert too! In this year the number of trees falling in rains is the highest in the last five years & reducing green cover in & around the city as well as the heat island effect is a matter of concern. Education is the backbone of Pune but affordable good quality education is the key which is missing & its directly getting related to increase of participation of the youth’s numbers in crime incidences! Pune traffic & public transport, well I need not have to comment on it as just google & your PC will get hang with the information you come across, we have Metro but all around the country its in loss barring few cities such as Bangalore & hopefully Pune will use Metro for its best! Last but least coming to my bread & butter i.e. Real Estate (read as homes & work spaces)! What Pune needs is a strong leader who will understand the city's needs & take the city on the right path by balancing nature, culture & growth as that’s what urban planning is about!

Here, in Pune region scene is frightening as every day hundreds of new projects are being launched at the same time you don’t get land (clear title) in many areas & the piece of land which is available, comes with Ritu Kumar price tag (google it plz) yet after few days you come to know it got sold! Same way, if this is scene in suburbs then on redevelopment front the picture becomes scarier as just a decade back when you could get redevelopment proposals by offering mee 15 or 20% extra to the existing residents now the ratio has gone double or even triple times more area to the residents! So, the city's real estate is in demand, is what you can tell from the land availability, point is, how many new home & work space buyers we will need & can they afford the finished product! At the same time from all around the Country & State, people want to come to Pune for job, for education & they will need homes as well work spaces, key is striking balance between need & affordable supply for that need. If we won’t do it in right way, then the outcome, we are already looking at i.e. rampant illegal construction all around (and within also) the city on which we don’t have any solution!

Artificial Intelligence, Wisdom & Real Estate!

There may be thousands of quotes about intelligence but who better than the most intelligent brain can define it than the great Einstein! And see what he has said about intelligence, it’s not about marks you have obtained in exams, not the degrees, nor the education in any specific branch, not even some innovation but just ability to change! And when my friend asked me to write about AI i.e. Artificial Intelligence in real estate, I asked my son to write about it, his thoughts as to use AI one has to have first some i.e. intelligence, is my view & this is the best way to test it! Below is something my son wrote, I am using that also as a starting point of the sharing as AI is related to technology & this (read as present) genre is more versed to it than me or say dependant on it, thanks to Google, Alexa, Chat GPT & many such, please Google to check the meanings if you are more ignorant about Ai than me!

 

Use of AI Technology in Real Estate (Rohit’s take)

     AI or what it stands for, “Artificial Intelligence” is the new most heard term by any generation who lives in the current world. It doesn’t matter if you’re just a teenager who has just started using the social networking apps or you’re a 50-year-old guy running his own business in any sector, this term has been introduced to you in some way or the other.  
    I personally am not a huge fan of what AI is or how it has affected society – firstly because it has the word Artificial, which literally translates to “Not-Real” or “Fake.” It means less or no human interaction, which I feel is a negative thing for any business. I have seen many articles of developers and experts in Real Estate on how they are introducing “AI” to their business for a better experience for the client. I do not agree with the statement as buying a home is a big decision for any person in any part of the world, and especially in our country, home comes along with a lot of traditions, rituals, emotions which I feel cannot be completed without human interaction. Now-a-days the age bracket of the client to buy homes has been changed from 40-50 years to 30-40 years, the clients are now more aware than ever when it comes to buying homes, they now study your product better than you along with the products of your competitors. So, I think using ‘AI’ to market your product may not be a wise decision as ‘AI’ cannot understand how to reach a through to your client’s emotions which plays a big part while buying a home.

    But still any new change comes with both pros & cons, similarly with ‘AI’ it can be used for the maintenance of data of clients/ enquiries/ leads which will help the developer to connect further with them. Small jobs like enquiry generations and better functionality of the website and back-office work can be increased with the help of ‘AI.’ But other than that, prediction of change in the market, using virtual reality for a show flat or valuation of properties are some things that cannot and should not happen without proper old school human interference and interactions…

 

… I congratulated Rohit for penning down (read as typing down) his thoughts on the subject which in a way are like catalyst for my own thought process as frankly for me AI is just another tool the way we have accepted JCB to replace manual excavation or Concrete pumps to replace human chain to pour concrete at higher levels or recently my friend asked me where the donkeys have gone because in 90’s, gangs of donkeys carrying material on their back was most common sight on bigger construction sites! My Puneri (read as sarcastic) reply was the donkeys are very much there, just now they are two legged (sorry my team, it’s a joke) but fact is, the donkeys have been replaced by tower cranes which now shifts material from one place to other in much lesser time & cost, however big site it may be. And there are many such examples of technology replacing conventional methods in real estate! But the difference between AI & all the conventional technology is, here we are talking about replacing the very base of any organization i.e. human intelligence & I think here is where we are making the mistake of mixing replacing something with helping hand! Means, to replace something is a different aspect but to take assistance is what we must look at AI, which is the trick.

 

The problem with real estate is, already we have lesser intelligence on every front & many will find my such statement as arrogance or typical leftist approach (to oppose or criticize everything around) but I am making this statement in full senses & I don’t consider myself different from real estate, rather I am very much part of it & with thirty-five years in this industry, I have some experience which made me dared to make such statement! For e.g. backbone of real estate is civil engg (I am yet a fool to believe this) & you ask any so called best engg college pass out student from civil engg & ask him or her for their career choice & if even 10% answers job with real estate firm, then I will delete my this blog post! And the same is applicable to every other faculty right from law to accounts to marketing & even admin or receptionist types jobs also! And I don’t blame these students, this is how the entire real estate business is looked up on (read as looked down) by the so-called intelligence brains in our country because the myth is in this industry you don’t need brain to succeed (read as earning money) but absence of brain works here better & muscle power mixed with money is enough! This is the reason why use of AI is a challenge for real estate because where basic intelligence itself is missing, how & who will handle the AI, is my point! And then most tasks here are being done manually as labour is still available at cheaper cost than technology, though, of late it’s not true yet many jobs right from tiling to plaster to plumbing, human hands are cheaper is a fact! Another aspect is, believing in AI technology, because most businessmen in real estate are themselves not tech savvy, to sale technology to such men is a hard job, this is the reason if you study most builders’ offices barring Tally or AutoCAD not many software’s have been developed to suit for real estate industry! There are few CRM or Sales related apps & softwares’ but I am speaking about 90% of builders & not just some elite 10% corporate types builders!

 

This doesn’t mean real estate doesn’t need AI, as after all it's a helping hand but what we need more is a brain with intelligence to make right use of AI in real estate. The biggest need for AI or such technology is on the data front because on one click I can get information about the latest, I Phone & prices all over the world but I can’t get the price of a particular brand’s cement bag available near to my site, is the scene in real estate! My purchase manager needs to call ten vendors & take rates & negotiate which is a time consuming process & same is the scene with most of the materials & services required for real estate, here is where AI can help a lot! Another front where AI can help to real estate is, data analysis of clientele & market i.e. what is needed to build & where! This is the weakest link of real estate as today we see thousands of buildings (projects) being build everywhere in & around Pune & the scene is common in all the cities but, is there demand for all these homes & work spaces, nobody has the answer to this question! Today all one has to do is buy a land & build whatever the builder feels 2 bhk, 3 bhk, 4 bhk & of size which he feels is saleable but no data or study is there for making the product in the first place! In no other industry a product is being made or designed or manufactured with such carelessness & I am making this statement with due respect to Big Bosses of real estate! Because in any other industry they do market research & study very thoroughly before launching any product, ask any automobile company even as big & as successful as Toyota or Hero, do they launch even a small car or a 100-cc bike without any demand study & you will realize the difference in real estate & other industries!

Reason is till today demand for home & work spaces was & is always more than supply but this won't last forever or say the scene may change from place to place as every city has its own saturation stage & here is where AI can help a lot!

 

Basic question is, who will design, develop AI for an industry which was never tech friendly, who will invest in this! I myself am a bit wary about AI as in the hands without intelligence AI can be more weakening for real estate as people will be over dependant on it & that’s why I personally prefer wisdom than intelligence, which will be another topic of sharing, so be it!  Finally, keeping track of employees as well sharing information is one more aspect which real estate has never seriously looked up at which will be important here after as right employees working for longer tenure is core strength if a company want to improve as well expand & for that we ne to keep track of such people which is possible with AI! In real estate, we have forgotten the basic principle of nature, with great powers comes great responsibility (Spiderman) & in any industry money, wealth demand for your product is in a way power itself. Till today the client (read as every other segment other than builder) of real estate was always submissive & real estate could get along even without intelligence but no more this attitude will help is writing on the wall which even AI can’t read for you, mind it real estate guys, adios with this note!
