Unitedly Indian!

“Your real test in the battle is what you do when you know you are helpless & weak & the enemy is strong”...


Yet another lockdown philosophy but as the calendar pages are turning pressure is building within & when I sit alone thinking I can feel it within in my beats, in every breath & I am sure we all must be feeling same way. No shame in that after all we are humans & humans (even animals & plants too) got emotions, feelings (barring few exceptions) & mental pressure is one important aspect of it!!  But as the spread of epidemic is also growing with calendar dates & which was bound to happen logically with densely populated country like ours, stories of people who are bravely facing this fear by battling on fronts also are equally important!!

And surely on that front first is our men in khaki i.e. police. Now it’s nearly one month & right from judiciously not giving permission to communal gatherings to avoid spread of  epidemic even at the cost of public disliking (well that was already there) to bringing every man & woman on road to monitor  the lockdown, this time police force deserves a big applaud from every segment of the society. As well Pune police have made an online system to get a pass for people who really need to move out for their personal needs. Indeed many will say what’s big deal it is  their job & look at the way they have treated common man in past (well can’t deny that) yet when every single person is safely resting or say spending time at home, to stand on the empty roads with just a mask or a handkerchief on mouth & make people force or request to stay in their homes, keeping fear of own life away, is something sheer display of courage which Maharashtra Police has done in these times & for that we can forgive past for a while & pat on their back!!
Unfortunately we the people, instead reducing their workload by obeying the lockdown rules do exactly opposite as usual (read as many of us). Agreed getting locked down in our own house for weeks  is not something anybody of us will like or has experience, but then even police also doesn’t have such experience & they are doing it by risking their lives in open on roads for us, this much we must understand! So instead thanking policy what we do, we argue with them for going on roads, we don’t follow quarantine instructions; we go on walking on road or gather in numbers on public places & what not!! 

Imagine you are father of a small daughter or a young son of aged parent depending on you, you may be a mother whose brain is at duty but heart is at home in awaiting kids, you are a wife where your husband is at home & you are struck on road for hours under the tag of duty & in all this you are under constant threat of some unseen danger along with curses & abusing & pressure from the people for whom you are risking your life! Well, how many of us will now envy that khaki & power which comes with it, I wonder! At the same time its great philosophy of the Spider man coming live i.e. “with great powers comes along great responsibilities”, mind it my police friends! And don’t forget when entire force is on road they can’t neglect their main job i.e. to stop crime & detection, which goes along in these streets patrolling time also!

Then even one step above anybody in bravery is stories about doctors in entire country, as they are the most exposed to the direct danger of infection & yet you can’t refuse to a patient, imagine the mindset of a doctor & his family today! Where in most of the OPD’s (outer patient dept) or GP’s (general practitioners) waiting rooms in this country half patients are with the health complaints similar to this viral epidemic, it must be taking far more than a lion’s (lioness too) heart to be in the clinic & comfort the panicked patient keeping aside our own panic; I salute every doctor & support medical staff for this courage display! More difficult is job of doctors’ (and support staff) in public hospitals or clinics such as Sassoon in Pune as we all know the limitations on their setups & the load of work in sheer number of patients. And just like police this is not the only disease they are dealing with as other patients are along & to safe guard them is one more job the doctors has to carry!

And then there are local body’s (PMC/ PCMC/MSEDCL i.e. mseb) essential services such as water supply, public health, fire brigade, electric supply & yet road as well public area cleaning, garbage collection & many more which are on silently & that’s why we never realize their importance in our life. In these times also you can’t afford to disrupt any of above services & many people are working for the same. As well in private sector we have medical shops, grocery shops, our only solace & we ignore that these guys are most exposed to infection because they are keeping the outlets open not just to earn money but serve us. And lastly all the online food as well essential commodities delivery boys which include news papers also & news paper media support staff too, these all are at risk for our well being actually, in what words we can ever thank these all!

Guys, we are getting irritated not just because we are unable to go out & work but by lock down we feel its direct assault on our so called freedom. Actually imagine the danger all these men & women facing to keep us safe as well comfortable in our homes & what we are doing for them in return, just forwarding some junk, playing on line games, watching TV shows or movies & order pizza & curse the system, if we don’t see any outlet open on-line of pizza!

And yes there are good stories, & again police men stand tall with a PSI from Killari, Latur, giving his one month salary to fight with disaster & right from Ratan Tata to big names list is increasing to join hands! There are many doctors which are offering their services without any fees! many organizations along with individual people have come forward  & helping police force on road by contributing in every possible way right from sanitizers to food packets, showing gratitude towards police force. At our society we started keeping thermos of hot tea at security gate for serving to patrolling police men/ women a well pmc road sweeper staff! Its small acts of sharing which makes togetherness, isn’t it. Credai which is builder’s apex body at national level is doing every possible effort to reach to site labours & keep them safe & healthy by supplying food as well essential things & joining hands for supporting local police as well civic administration. There are many who are doing for people who are hit indirectly due to lock down such as forest guides & locals over there as their main earning season has been lost which is their only source of income. There are people who are cancelling their celebrations of birthdays& marriages & donating that money to needs ones!! The list of good acts is also increasing & that’s best sign making our country remembering the old days where even the strangers are welcomed giving him portion of food from our own plate, even without asking his name, that’s our heritage, that’s what makes us Indian!

Well, can’t conclude this sharing without taking one name & his team, our Hon PM Mr Modi & entire rulers ( all States included) whatever political parties they may be from, all of them are doing their best along with  senior bureaucrats & one can feel by their efforts as well body language! Indeed, this disaster has made us witness something which in recent past none of us has experienced & that is being “Unitedly Indian”, on most of the fronts of life. Thanks to that Super Power which we may call God, Allah or Christ as if he (or she) has presented us this disaster then he (or she) has presented us with humanity also, let’s not forget it!

A Safe Home & Real Estate!

When darkness surrounds you, either you light a torch or train your eyes to look in the darkness...

Yes, lock down philosophy it is as by now you must have know it anyways yet for those who are new readers the quote is by me only & courtesy the time at hand to analyze myself at length! Well, the “Lockdown” must have become most said or used word in recent times; I am sure, even more than Google! Means the number of time word “Google” is used all across the country, sure lock- down has replaced it in terms if being used in conversations!

Already fifteen days i.e. two weeks of lockdown are over & if for many its disturbing or frustrating to sit down at home but many on other side has got used to it (well few are even started to like it)! Many theories has started  floating whether the lock down period will be curtailed or will be increased, what if its increased & discussions goes on! Then there are discussions about what if lock down ends on 15th of this month, how that will ensure we are safe & most importantly something which nobody seems to be sure so nobody is speaking about (as usual) & that is life after lock down! And that’s natural as we seldom speaks about our real fears (just like in Harry Potter saga the wizarding world never used  to take name of Lord Voldomart & calls him as "the one who should not be named") & especially when its uncertainty then it’s always backed up by fears! Though the economists & business world is very much thinking about it at individual as well at industry level as their survival hangs on it. Already many small-scale daily over the counter earners are on gas (a phrase) means there everything was dependant on their daily business’s collection & the EMI’s for various things doesn’t stops, to defer is one thing & to wave away is another!

Well, coming to my bread & butter, real estate what else, that way one good thing about real estate is its raw material doesn’t run away or goes waste or decay or demands extra space to store unlike any other industry, so on face real estate seems to be least hit & then land prices (not home) is something which always has increased with the passing time, is a history of real estate! But, this but is very much important as it’s not anything like the history we know till now, the situation which we (read as world) is facing none of the actively living humans has faced it is a bitter fact! This is in every real sense a global slowdown, like entire business world being hit by a global typhoon or hurricane & for which no body was prepared of! Real estate as usual is confused to face the situation, which it is for any hurdle it has faced in the past, as hurdles is not something real estate likes & the recent history of real estate is full of hurdles! Problem was & is with real estate (means mostly builders) it just refuse to accept the problem in actual. Confused, well I will give an example by analogy; if a child is failing in Mathematics unit tests & reason is it’s not just understanding the technique to learn maths, then as a parent will you blame teacher or the child or maths itself? Andin the end what you do, instead trying to find out why the child is repeatedly failing in unit tests in maths, you think wait till final exam that by that time the child will have mastery on the maths & you do nothing thinking this is only right way! Outcome is the child gets flunked in maths in final exam & then you blame everybody for the failure but the your own self as a parent (well, actually this is true for most of the businesses in India but as usual the dumbest gets the lime light, sorry fellow developers, it’s just analogy)! And I am not some great management or busines guru to comment like this about business nor I run some thousand crore empire, but my own small outfit yet if I am wrong then tell me why every single real estater is crying since last at least three years! As if that much time you don’t get solution to for your tears (read as bad times) the something is definitely wrong with which we are doing business or we are expecting from the business, right? As if really the child doesn’t understand the subject & don’t have capacity to learn Maths then change his branch & try something which it will excel in or speak with his teacher what’s the problem with the child’s performance, that’s the way you would have done with your son or daughter, then why not with your business i.e. real estate!

And as per many financial pundits, the final blow (is it yet?) to the business (read as real estate) came in at worst time but I feel it’s in best times. Because logically you suffer most damage when get hit & needed to stop suddenly when you are going great & at full speed! But any ways real estate was already hit & limping when the covid disaster hit the world & one more thing it’s not just real estate, every other industry is going to hit is a fact so if you were already slow & it’s like you got more time to digest the impact than a fast moving thing. Look at the entertainment or hospitality or tourism type service industries, which were the only flourishing in last few years, they were in full speed & a sudden halt has over thrown them by every aspect of business! At least real estate has that much to cheer for & should be thankful for the timing of this covid blow! Well, now the question is what next or what's up ahead, by real estate any hurdle means only one thing or two i.e. rate not increasing & sales not happening. By most other (rather all other) industries the only hurdle is sales not happening as per expectation because in any other industry rates not increasing is never an aspect of revenue projection! But in real estate industry calculations were & are made (that’s legacy) first & foremost that’s the rates of finish product will increase (read as flat’s rates) & sale will happen eventually till the projects gets complete. And problem is on first assumption we buy raw product i.e. land & already many have burnt their fingers (and what not) by doing business with this assumption. Rates increasing (barring a few location) was history any ways but sale figures too was an issue & with present hit more confusion is there.

I am not painting a dark picture but sharing few facts as then only we can be able to deal with the situation as well look at silver lining to the darkness! Main problem is material supply chain as along with internal distribution system most materials like tiles & plumbing as well electric fittings etc was to come from  China & all that been hampered since February causing delays. And most of the site labours which were from other State as well rural part of Maharashtra has fled & we don’t know when they will be back & by me this is major concern as you can bring alternate materials but who will actually lay the tiles or make plaster or fit the taps as you can ask any lay man to do specific skill works like plumbing or tiling types! And then even if you get some labour force (skilled) then they are going to ask bomb for their services as they are smart enough to encash this scenario where demand for skilled labours will be more than supply! And this is going to make big dent on the budgets of construction cost assumed, how to repair it?  If this is on execution front then issue of managing head office as well marketing & sales is another issue. As first how to reach clients now & more than that how to motivate them for buying a home when most of them are unsure about the future!

And then what about the housing finance burden as RBI has advised (not ordered) to respective banks to defer the instalments due, on existing project term loans for three months but first three months is hardly anything & second deferring instalment is like just shortening the length of the rope of the hanging sword on our head!  What’s needed is waver of the interest for at least six months & extend the term loan repayments by one year as that much time is bound to be needed to make things on track. This is something entire real estate fraternity (including manufacturers of materials & vendors) should come together & demand & even flat holders included too, as they too are part of any project. And imagine what if any builder stalls his project because of his financial incapability, what do you think will happen to your booked home & investments?

Well, indeed a dark picture but now silver lining, as RERA has already (to my knowledge) extended the time limit of completing the projects by three months though this too needs to be revised & efforts must be made for that. Most important is don’t panic as your raw material is not running away or it’s not perishable & this is true for the investors in readymade units also! Take a complete review of your in hand projects & focus on that only instead running behind new ones (as usual). Speak with your clients, vendors, financers & your staff also as they all will be looking at you for some confidence. Best part is post this disaster (well that only term I can use) people will be in dilemma about investments so guide them on right way & a home is the safest & best investment not from money angle but from shelter also. As this is a place which opens its doors for you twenty-four hours & happily, when entire world is locked down! People are smart enough to understand the situation & all they need is a push in right direction. Rather this entire episode has emphasized the importance of having a home of your own very strongly.

Indeed memory of people is very short (especially our countrymen) yet this time there will be many changes in entire life style or say attitude towards the life, in the society for sure. In the marketing avenues also, as new mediums like On-line Games to Virtual Site Visits will be opened up along with more people going for e-news papers or news apps. Even many of the organizations have already switched to Zoom App for online meetings which we also can use for meeting our clients instead making them take out half a day just for meeting their builder or staff. Hereafter he world will change definitely as life keeps evolving, point is are we (real estate) ready to accept the change & adopt it as there only lies our future, which indeed is bright; only if we change ourselves in right direction!

No Lock-Down for the Nature!

“Nature is far big, far bigger than even our greed & it outlives everyone who tries to end it”...


Well, by now you must have guessed it lockdown philosophy again & yes it is as while walking around my building as exercises only option I heard at least five species of birds chirping from tress around! I paused, a rarest thing for me to do at walk but then this chirping itself was rare than my rarest! Since last when I heard birds chirping including magpie robin, koyal, bulbul, gray tit & maina (there may be few more also) at a time in this Smart City, I asked myself! And then it’s not just above birds, sparrows were dancing around & parakeets flocks too, with loudest of screeching sounds. For a while I forgot I am in heart of city like Pune & not in some forest trail o kanha or tadoba! 
And then on today morning while walking around my building I noticed tamarind (English chinch or wilayati chinch we call it in vidarbha) lying down on the walk way & I remember my younger days in school where we used to crave to collect these beans in summers. And now summer, winter as well the rains comes & goes by & we hardly ever notice the change every season brings around us; all we think is, worry if there are heavy rains & worry if there are no rains too! The summer crawls in & we think about air coolers in our homes & its servicing but we forget to take notice about golden yellow flowers blossoming on the amlatash trees or ripe tamarinds spread right on our pathway around our homes! Winters makes us purchase our winter wares of latest fashon but we hardly notice the changed color of leaves of the trees! the winter gets along!

Well, we me ignore nature but nature itself never fails to admire or appreciate itself & proof I experienced as I saw a pair of brahmni Mainas landing right on walk way (which actually is a drive way) around the building & started feasting on the tamarind beans unruffled by my presence. Indeed mainas are fearless aggressive birds but I realized they actually knew that no vehicles will be disturbing their feast or else I have never seen mainas or any birds moving so comfortably around the building even at odd hours of noon when there is least movement of vehicles or humans!

Then at one such lockdown evening I was standing in my study room terrace which overlooks the road down aligned with many trees, I can see numbers of bats flying around. A bat is never been a good omen by our Hindu mythology but then no night creature is a good omen by us as we are always afraid of the darkness! But presence of the bats flaying freely at early evening hours is indeed a good sign by nature from biodiversity aspect. I knew that many bats reside on these trees along the road but their usual movement time I have seen in past is past late evenings when human interference gets reduced & more than that the noise & light pollution we create (thanks to number of Marriage Lawn on other side of the road) has always made life miserable for the bats restricting their hunt time (read as feeding) time to just few hours past mid night! And now with the lockdown even the evenings & nights have become much liveable for creatures like bats & many others who are desperately trying to survive within, we the humans!

I wondered to myself why it’s  on other times I ever noticed this wonderful sights as agreed these birds sure has not come around & started singing just overnight as fortunately I live in a part of city where there is lots of greenery including large trees still exists along with concrete buildings. It’s just that one, I never get time (well its self declared thing actually) to see around & look at such sights & second is, in the sounds of every other object i.e. vehicle engines, horns, mobile phone calls & always filled up mind, when in city our senses has become dead to the nature & that’s why I couldn’t realize these birds existence around me & couldn’t hear their music earlier! And now with every human being (most of them) locked down in their homes & their birds i.e. vehicles parked in parking lots, these real birds can make you know they also are your neighbours & their demands are very less & yes your lockdown is their freedom actually! Strange when most of the builders proudly advertise about "waking up with chirping music of the birds", I wonder whom we are cheating to; ourselves or our clients or to the poor birds as most of the birds doesn’t have proper place to make their homes now in this city & those which has accommodated themselves among concrete jungle & still dare to chirp & offer their music to us but problem is, how many of us has time to listen to that music or let’s say how many of us cares for their music! I may sound harsh but that’s what reality is, we cut the trees within our building's premise for our car's parking, we cut large branches of trees for the tree makes lots of garbage (sorry tree but that’s what human thinks about it) by its fallen leaves & branches, the tree is a obstacle in light & ventilation in our so called homes so we cut it down to just stem, making it die eventually! In all this process we are eventually throwing the birds out of our life & we forget that we have booked flat reading some advertise, "wake up with birds chirping music”, pathetic lot we are!
And now suddenly with this outbreak of some virus when nature itself has made our life standstill we started realizing about the existence of nature around us & the importance of the same. As usual with so many posts (read as forwards) on whatsap I came across some with suggestion like, “don’t miss it” or “its beautiful” & they were poems or sharing of some Chinese or Italian personalities telling the world how suddenly they have found the world around at peace & how birds are again singing & flowers blooming & grass dancing on the breeze etc etc & our countrymen sharing such posts with wow & aww & superb types comments! Keeping full respect about emotions of all such personalities & those also who are forwarding them with great comments, nature was, is & will be around us as we haven’t yet understood the power of nature! It has outlived every specie, just because it is every specie in a way & we the humans are just one small link of entire life cycle

Fact is out of all the species which nature only has created we the humans only has achieved the crown of “Fool No. 1”, as we think we have got the responsibility of saving the nature! Lol humans, this lock down is just a chance given to all those concrete jungle residents to understand that the road of saving the nature goes through saving our own self, even if this much lesson we have learnt, I think purpose of the lockdown has achieved in much more way than it’s been ordered for; I did, do you?

"Shradhha aur Saburii" & Immunity !!

“When life gets tough, average men kneel down & surrenders but a few gets tougher than the life & sail through”...

This has been said by nobody but me, thanks to lockdown philosophy! Well, indirectly nearly fifteen days are complete of things getting stand still & directly one week of total lockdown of entire country! Best part is people are cooperating (what else they can do) & worst part is we are most useless lot using all our creativity to crack silly (not funny) jokes & share confusion & spread negativity when we have time at hand! In short we are not at all used to sit idle & do something creative & with due respect I am referring to majority of public as there are a few who  are trying to use this lockdown time for creating something productive which will help others to fight with depression creeping in by doing nothing for hours! 

For e.g. there are few who are designing on-line workout programs, some are planning on-line art work making sessions, some women (even men too) are taking on line cooking classes, WHO has on line tips for being at peace, even there are now on-line music conserts & news papers too & list is increasing. But on other side most people are busy is sharing repeat forwards & 99 out of 100 such people themselves have not read or seen what they are forwarding, just by sharing such forwards they are trying to achieve two things, one is spending their free time & second is trying to mark their presence on whstap groups! 

And then there are who are active in arranging support  in any form for the very few who  still are physically mobile & fighting the war actually on street , from their offices i.e. most are govt personnels including few social organizations! 
Yesturday it rained & a whtsap prank came to me saying,"If you are confused what date & day is today then with the rains you will now think which season is this!" Creative indeed but I wish if we can use our creativity on better fronts also as nothing is more waste than wasting creativity for wrong purposes. I don’t say humour is bad & don’t crack jokes but its just one part of life or else life itself becomes a joke, if overdose is done of jokes!

Coming down to implementation of lockdown, slowly the feeling is sinking in the minds & though with all disasters in the past right from bomb blasts, terror attacks, earth quakes, floods, swine flew out break we have not learnt anything, hope at least this time we won’t forget lesson of facing disaster! There has been epidemic terror in very recent past ie swine flew & dengue types but I dont remember any of us learning any lesson from it except buying masks & sanitizers to such extent that the only business in this country is manufacturing of these two items! Neithe civic bodies (read as govt) has any arrangement of qurentine places at hand nor people knew how to face in such epidemic, as ususal! As this is what we are witnessing from the efforts law enforcement authorities taking to make people remain in homes & understand their responsibility towards the disaster! Agreed one should not live under constant fear but one should be careful at least that much is expected from learned grownups! And for that the system i.e. govt is equally responsible as where were disaster management mock drills towards epidemics, any ways just joking as in a country where mock drills are not carried out even for fire or bomb blast, why I am expecting epidemic mock drills! Oh, yes the mock-drills are carried sometimes by the police & it’s about some imaginary terrorists holding hostages in some popular mall (yes popular malls is a must or else how we will get publicity) & then the commandos rescues the imagainery hostages, next day all media prints snaps of police constables without any protection entering in mall on rescue mission (just the way police are on roads today) & show is over. I even remember seeing a snap of police constable handling a so called bomb in one such mock drill news without even basic life jacket type protection, anyways; he knew its mock drill! If this is scene with concerned govt depts' then no wonder in this Smart City in half of the multi- storied buildings fire systems are down & never repaired & not even 10% completed building’s residents has ever spent for safety audit of the building ever, thats why when I am a true fool to expect from govt mock drills & be ready for the disaster like virus attack; after all govt is "of the people, by the people & for the people", perfectly in tune with each other in disaster management, aren’t we??

If you think I am sarcastic or negative, here is a test; call/whatsap your any ten friends (this test includes your own self also) & ask him/her the contact numbers as well address & details of local Disaster Management Cell (if he or she knows what it means) & if even two people give right answer I will delete this sharing from my blog! My daring to challenge you, itself is a proof of our ignorant attitude as a society about not just this but any disaster & disaster doesn’t comes with a warning call! Well, most disaster do, but we are too busy on forwarding silly whatsap messages to ignore those warnings, that’s another story!

Lastly, with all such background when it’s an epidemic disaster, all it comes to individual immunity of human body & on this from we are way ahead of any county in the world! Thanks to very basic things like nearly 90% population of this country doesn’t has access to potable water by WHO standards & yet we live on. When I have gone to my first trip to Europe some two decades back, I casually asked a friend there about carrying drinking water along while leaving from hotel as I knew buying a water bottle is costly thing. On that, my friend proudly has said, no need to carry water, in Europe you can just open up any tap & drink from it, that will be safe to drink water! Well, here in our country its exactly reverse, you can open up any tap or container & the water will be equally unsafe to drink & yet we drink it & our life moves on, making us able to digest anything, keeping us immune to most of virus or bacterial attacks! This is scene in Pune the Smart City if you go to villages or even towns then you will faint looking at the sources of water people drink from is naked truth, search Google for live (and real life) images of water scene in India! And I am not joking as when it comes to immunity it’s not water, millions of people doesn’t get any basic sanitation, our public hospitals stinks (most of them) & our workers who cleans our drainage lines doesn’t have access to any safety measures when they get down in the sewers to clean the mess we only make & die due to toxic gasses! And why drainage cleaning crew, even our doctor’s are used to perform major operations in a ventilation-less rooms without light or proper operating safe equipments at hand. Our labors die in mines as there are no life saving measures or training given to them & list or reasons by which death comes to you in this country is endless! On top of all this,  thousands of pregnant women get delivered with suffering labor pains in train bogies, on bus stands, on roads, in fields & with bare minimum rest starts working with baby at chest; yet life doesn’t stops & moves on here in this country! And the new born survives again drinking unsafe water & eating no healthy food, this is life cycle here which makes us immune to almost everything around!

But let’s put our past back & write something new at least from this lesson as every time we can’t be saved by some miracle but we need to adopt some good habits along with our inbuilt immunity, at least start individually a bit more civic when its personal as well public hygiene & raise our voices wherever we can on the issues of public health than just petrol & gas prices hike or reservations!

Sometimes I wonder about immunity of our countrymen, its more mental than physic, as how can somebody survive in so adverse situations where every day is a suffering (for most of them), but I think there only lies the hope for winning the present battle! No wonder the most sacred words in this country are “Shradhha aur Saburi” i.e. Faith & Patience, & it makes us top on immunity scale, Jai Ho!
