The Godfather's, Fiftieth Birthday!

The Godfather, completes Fifty Years!!

"Finance is a gun. Politics is knowing when to pull the trigger”. Movie Godfather.

14th March 72 i.e., 50 years back the movie Godfather was released and millions of people across the world even without google or WhatsApp or Insta or FB & without any hashtag, came to know about two terminologies i.e., Mafia & Don!! I have read the novel as well seen the movie (trilogy) countless numbers & by now again there has been many articles about the movie for it’s 50th B’day i.e. Golden Jubilee but this sharing is, not as a critics or some celebrity from the movie world but as a common movie fan from the society!

The impact of Godfather showed the movie industry it's true power as now we know, the success of a movie is not to be measured by  just money it makes on the box office but Godfather went beyond that & made us realize, real success of the movie is how much it make the masses to change their attitude towards the life! Because until the Godfather had not hit the screens, ideas about right & wrong, good & bad were very simple & clear. If you carry a gun & threaten the people with muscle power and beat them up if they don’t listen to you, then you are a bad guy, simple! Every uniform wearing man is a good man and any person not following the law is a bad guy. No question of calling someone who extorts money or sells illegal liquor or helps illegal immigrants in the country can ever be called a good man! Mafia is a taboo word and gangsters are the people you keep away from, no question of marrying them or being friends with them! If you don’t get justice for any crime that happened to you then the only way is you try higher courts or just keep mum, blaming your bad luck and weakness as a white collared person and that’s all!!

But Godfather changed all of this in mere three hours as now you know there is nothing such as total dark or black but every black has got shades of grey and even black can be good at times! Now you think that not all the gangsters are bad and even in the crime there are real bad crimes and lesser bad crimes and some are even good crimes; such as beating up the bad goons which are troubling innocent people and getting away from law as there are bad cops & corrupt judges which can be bought & you can actually get justice by indulging in to a crime which includes beating the bad goons by hired men who works for the Don!

Now, no more the boss of the gangsters is some evil man who indeed has been involved in crimes which includes bribing, smuggling, theft, beating and even killing people at times but for a good cause, which he only decides!! But why worry, we all have our own dark side and sometimes or other, each of us has allowed that dark, evil side of ours to take our control and do the things which don't fit on the scale of the law or say morals, right?? So, why to tag only Mr. Don Corleone as a bad guy for his acts of threatening or extortion (which he calls a protection money) or dealing in illegal liquor or beating some people who don't cooperate with him?? He definitely  has some goodness in him as he don't give support to drug business or prostitution or he don't kill innocent white collared good people (unless they don't behave bad by his definition of bad) and then he cares for his family just like any other family man, it's just his ways are different to protect his family & that does make him different from normal men but surely not bad like other more bad guys around!!

This is what Godfather has done to the entire society, as now in the movies the heroes or the lead role men are not necessarily the characters who follows the so called laws of the society but makes their  own laws & built their own society bonded by these laws & yet they can't be tagged as  bad or villains, which earlier was done!!!
Godfather has not only inspired thousands of movie makers across the world to change their thought process about the script and theme of the movies but it changed the mindset or say expectation or the purpose itself  of billions of the movie watchers (read as aam janata) to watch the movie in the first place!!  This is why Godfather is special as  it has made such an offer to watch this movie that no one can resist it!!

Giving Back to the Forests!

"It’s not what forests have given us but what we are giving back to them that will decide our future"…

No big environmentalist personality or a wildlife researcher or any forest officer has said the above words but it’s what I feel like replying when someone asks me, how I am connected with the forests or wildlife! And when it's giving back then sky is the limit especially when the receiver is none other than nature in its best form i.e., the forests! Actually NGOs & many wild lifers will say, no need to give back to the forests or wild life, just leave them on their own but then I will say (with due respect) they haven’t yet understood the forests, in the first place! Because when you have asked to look after a healthy person then you can just let him be on his own & you can just observe from a distance but when you are supposed to look after a disabled person or a patient, will you allow him to be on his own? Answer will be no, right? Rather you will try to take all the possible care of such disabled person & make sure that his life is being comfortable by providing every necessary thing including good food, shelter & medication! Same is the scene on the front of forest or wildlife conservation as had it been a century back (100 years) then I would have done nothing & left the wild life alone but in last say 100 years we have crippled the once healthy forests & now if we don’t try every possible way to make it comfortable then it will die surely, this is my logic for giving back to the forests!

And when it's giving back to the forests the most important aspect is awareness, as if you don’t know whom or what you are going to save, how you will save that person or the entity, right? And on the forest awareness front right from making films, to using photographs, to arranging wildlife exhibitions, to webinars to making presentations in schools about wildlife to running Nature Clubs in schools & colleges, hundreds of initiatives can be taken! In one such initiative (read as effort) in our recent completed project we have got paintings made of different habitats (forests) found in India & with a small note about each painting (habitat in the painting) these paintings are displayed in the Common Lift lobby of each floor, so the residents as well the visitors can have a look at them & know what they have to conserve! Here is some more detailed sharing about these forests which has given us so much & with no expectation & let me clarify at the start, all the information is in the language which a common man can understand & not much figures or numbers as nature can’t be measured on the scale of numbers but has to be felt, is what my logic is…

1.Tadoba Forests… Land of Tigers!

These bamboo clad forests seem to be most preferred by the yellow black stripes! If the maximum density of the tigers makes Tadoba "capital of the tigers" then on the other side it's a big concern for the man-animal conflicts too where both species are fighting for their space! Located near Chandrapur, Maharashtra i.e., Central India, Tadoba forest majorly consists of Bamboo plantation & Teak & mix vegetation! In summer the Mercury rises above 45 degrees making Tigers come out at water holes to cool down, posing for tourist's cameras!

Need of the present times is, making people around these forests aware to accommodate the tigers along with wild life & live in harmony with it! 

2.Western Ghats… Treasure of Nature!

Probably the best biodiversity treasure in the form of the mountain range & plains around it which runs parallelly for nearly 1500 kilometres along the western sea shore of our country. This habitat covers six States including Maharashtra, Goa, Karnataka, Kerala, Tamil Nādu & some parts of Gujrat. Shekru (Giant Squirrel), Malabar Hornbill, Butterflies, Frogs, Snakes to Tiger, the forest is full of every known & many unknown species of animals, insects, vegetation & birds too! "Devrai" i.e., Sacred Forests is one of the best features of Western Ghats.

Needless to say, industrialization in these parts as well as infrastructure Developments are the major threat to the entire Western ghat region & we only need to strike a balance between development & nature!

3.Wonders of the Wetlands...

Many of the wildlife lovers also don't know that wetlands in the forms of natural lakes, backwaters of dams, low lying areas where there is fresh water year long, all such water bodies & the vegetation around them, are a type of forest too! Rather at many places it's a haven for migratory birds from raptors to water birds like flamingos which travel thousands of kilometres to visit these habitats which are rich with biodiversity! Ujani Back Waters around Pune, Maharashtra is one such live example.

Unfortunately, all these wetlands are in grave danger because of urbanization & pollution of fresh water sources, causing threat of extinction of many species including insects as well birds here!

4.Corbett... Magic of Himalayan Forests.

The grass spread seems to be endless at first but then on one side it meets up with a thick green wall of forest which is a mix of all sorts of trees, creepers, shrubs then other end gets merged with hills which ahead gets merged with the mountains & on other side there is Ramganga river. And on all this canvas tiny figures move, which actually are elephants & in the distance you can even hear the roar of a tiger also making the hair of your neck stand, such is that sound!! And along with this Corbett represents the perfect Himalayan Forest habitat with hundreds of colourful birds making the rhododendrons their home!!

No wonder lots of tourism activity in the form of resorts & urbanization combinedly are a big threat to these forests! As well, tree cutting for various purposes adds fuel to the destruction of the habitat!

5.Magial Melghat… Satpura Range Forests

The Satpuras i.e., range of the mountains which lay all across Central India dividing the peninsula down south. Along these mountain ranges which run along the border of Madhya Pradesh & Maharashtra, Melghat forest is spread. It‛s the biggest tree cover & probably the poorest region of our country. Thousands of kilometers of forests if one side is boon for nature then its curse also for the local tribes & residents, as many of the villages or towns here, are cut off from any basic facilities essential for human life.

Yet these forests also are under threat as hunger and poverty of the humans in & around them is the biggest threat to the wildlife of Melghat. The ranges of mountains thickly covered by woods and rivers flowing through these mountains, makes Melghat truly Magical!!

6.Kanha.... Sal Heaven in Central India

Kanha is probably the most known forest and the best by me personally. The vast landscape covers thousands of square kilometers of land in Madhya Pradesh and Chhattisgarh i.e., Central India. This forest mainly consists of Sal Trees which are evergreen for most part of the year unlike other Central Indian forests making Kanha uniquely wonderful on the landscape front. The hills, meadows, valleys are perfect for tigers, leopards as well their prey base & lots of birds and reptiles too! Apart from the Tigers, the Barsinga are the main feature of Kanha Forest as once nearing to extinction, with efforts from the forest dept. and all they now paint the Kanha Landscape with their graceful walk!! Truly, places like Kanha are our real treasure which we only must conserve giving all we got!!!

 7.Grasslands… Hidden Wonders of the Grass.

One of the best forms of forests is the Grasslands, mostly found all across Central India. These seemingly dry (for most of the period of the year) grass and shrubs patches are the outcome of the rain shadow regions i.e., lesser rainfall in general. These are habitants for many migratory species of birds as well local birds along with mammals like Indian Grey Wolf, Jackal, Jungle Cat & many reptiles.

The Grasslands all around the country are under big threat from humans for many reasons such as cattle grazing, plotting for homes, garbage dumping as well industries around, causing many species to go near extinction due to loss of their habitat i.e., a Home!...

8. Mangroves…Where Rivers meet the Ocean!

Our country i.e., India is blessed with nearly 7500 km length of sea shore & hundreds of rivers, streams carry fresh water right from the Himalayas as well the Central Plains to the sea & it’s at this junction where sweet water & salty water of see gets mixes one of the most interesting forests exists called as Mangroves! These are dense water plants which can withstand salt water too & they are homes to water species as well birds & mammals. Sundarbans is one classic example where the tigers have adapted to hunt fish as their food!

Needless to say, our rampant pollution by dumping garbage in water bodies & chemicals, is the biggest threat to the mangroves along with reclamation of the sea shore for our commercial purposes!

9.Desert Forests… Sands are alive here!

India has a unique landscape, if on the north we have snow-clad Himalayas, then on the east we have ever green thick rain forests & on south-west/south-east we have coastal forests then on the north-west we have something very special & that’s Desert Forests. Thar Desert covers nearly 2,00,000 sq. km area & don’t go by the infinite spread of lifeless yellow sand as even with very less annual rainfall which is as low as 4” yet the trees like Khajri & some shrubs which survives with the available rainfall & are enough to compete the life cycle here. Here you can find Wild Ass & Blackbucks as well migratory birds & reptiles, making the desert as their perfect home.

That way these might be the only forests where human interference is less yet poaching & cutting whatever little vegetation for firewood, are the two major threats for the flora & fauna in the desert forests!

10.Forest of Seven Sisters… Magnificent North East!

Probably the most inhabited & lesser studied forests of our country which are spread over the seven States of eastern border & known as Land of Seven Sisters! Heavy rainfall, hilly area, inaccessibility to the most parts all these factors make the forests here very mysterious! Right from the animals to birds to flowers are exotic in colors & at many places the sun rays never ever have touched the grounds, such is the denseness of the forest here!

These hills & forests makes a perfect safety wall for our country also all along the China border yet the threat of encroachment for farming & wood cutting along with poaching is looming on the biodiversity here, as monitoring these dense & remotest forests is a herculean task because of the spread & the terrain.

Apart from above types of the habitats every village, city & town has their own small forest around in different forms & within that species other than humans resides & we owe them their space which when is our space we call it a Home, is the simple thing we have to keep in mind as then only there only lies some Hope for every specie in the forests!

Predicting the Future, Union Budget 22-23 & the Real Estate! (Post Budget)

“Prediction is very difficult, especially if it's about the future” … Niels Bohr.

Niels Henrik David Bohr was a Danish physicist who made foundational contributions to understanding atomic structure and quantum theory, for which he received the Nobel Prize in Physics in 1922. Bohr was also a philosopher and a promoter of scientific research. No wonder for his above quote as Niels wasn’t just a scientist that too of Physics which deals with dimensions of the world of which time (read as future) is one aspect yet he is so sceptical about predicting future because he is a philosopher too! Keeping due respect to Niels’s words, I will add that predicting something is fine but the problem is don’t go blindly by what has been predicted & be prepared if the predictions don't stand to reality! Especially when the subject is of money & I am referring to real estate which does require lots of it & obviously when we worry for the future or look for knowing the future nine out of ten times it’s about the money, we are eager to know! No wonder, of late I have been often asked by my friends from different professions as well even from real estate about the future of real estate, especially when life was just getting to real normal post third wave of Covid & the war between Russia & Ukraine broke-up! Many will say what we have to do (read as real estate) with it but the same way there were jokes being cracked when first Covid wave had hit China in Wuhan on Oct 19 & we neglected it & we witnessed what happened there after for nearly two years & more, right? Same way this war which may seem to be between the two countries which may seem far from us but is already knocking on our doors in the form of a crashed share market, increased steel & oil prices & this is just beginning, so let’s be prepared!

Coming back to the future of real estate, let me tell you, I am no fortune teller, predication, yes but do mind when you ask future of the real estate, it will be always going to be get better with every year & I am not saying it because I am a builder but that’s what history tells us! When you want to predict about the future one has to be specific while asking questions about the future then only there are chances of predications getting right or close to right! And then difference between a horoscopic fortune teller & a logical predictor of the future (which I am trying to do) is, predictions are often based on the experiences, self or others, which in a way is a history too! So, if you refer to the history, then before every war there is slowdown in the market, during war the market crashes & the post war the market rises but only the survivors can enjoy the fruits of the rise in the post war market is “Waidhanic Ishara” i.e., Statutory Warning, in normal language! Here the market is real estate & even the last two years also were of war only that war was with unseen enemy in the form of virus & this one is being fought on other country’s land but the tremors are being felt in our country’s real estate also or will be felt!

Now, if you are interested in knowing about the prices of land & homes in Pune then they will keep increasing, may be at lesser speed but then on personal note I have never favoured a fast increase in rates of real estate (read as homes or land) as that drives away the real buyers or end users is a fact. So, in my opinion, if you are looking as an investor it means buying a flat in booking & selling it after getting possession, then keep away from real estate unless the location is super special as still the L (location) factor governs many things in the real estate. Taking our Pune city in consideration, it is going to be the hottest destination for many not because I do business here but post war (both Covid & Ukraine) people will seek comfort on two fronts, career i.e., jobs & health! And Pune has got both but at the same time with Pune & PCMC Municipal Corporation’s boundaries extended, lots of lands will be available for development with huge potential of FSI, which means big supply of so-called affordable homes will be there! At the same time thanks to UDCR (Sale development control rules for the entire Maharashtra State) even with old city limits of Pune also there is a jackpot of FSI, thus more options available within the city in the form of redevelopment of the existing societies! As all this FSI if on one hand is boon for the land owners then builders must not forget that they are not going retain or stay in all the homes they are being build but they have to sell these homes & in the price which the customer is going to negotiate with Lightsaber in both the hands (Sorry common readers, it’s a Star-Wars terminology, Lightsaber is fictional Laser Sword) & profit margins are not going to be great even if the product is perfect!

And then as usual none (literally) of the real estate industry’s (read as builder’s) demands, needs, whatever you call it has been considered in the Central Budget 22 & neither it will be considered in the State Budget also. Right from GST equalization to 6% GST on both ready possession or work in progress homes, to fund for real estate construction at lower interest rates to wave out interest on project finance in lockdown period to Income tax applicable only after the sale of the units & many such, none has been taken in consideration by Hon Finance Minister. Same way the rise in Stamp Duty (don’t even think of reducing it) to Cess (extra 1% stamp duty or tax) in the Metro route cities to controlling prices of steel or cement, no such demand will be considered by the State govt is one sure future, I can predict as the govt needs funds, if the builder bleeds to deaths, that’s their concern & not the govt’s! And thus, the future for the builders is tricky even if the future for the home buyers is good! Though there are some good things such as focus on Ease of Doing Business & nearly Rs 10 lakh crore provision for infrastructure which included roads, water supply schemes & railways tracks will definitely help on two fronts, one is movement of the money in the market & second is saving of personal expenditure in the form of fuel for commuting! Though one major failure is infrastructure in & around urban settlements by the local bodies for which no specific provision like Smart City Mission is there! As well, the public health sector also has got lots of funding in the Budget 22-23 which will be a major aspect for making decisions post this Covid thing. This is one of the main reasons many youngsters are deciding to settle in Pune with their parents along with so many facilities of Public Health, they can relax on the front of healthcare of their seniors in the family!

Because the homes will be available & with lots of options to choose from the home buyers will have to be careful as all that comes cheap, may not be the best in the future & a home (even ready possession) is also not an exception to this law of commodities! Though looking at the trend in the new year 2022 post the third wave, one thing is sure & that is the need for ready possession homes & with more numbers of rooms are in demand. Most important thing for any industry is demand & for the homes it was always there but the conversion rate which was down for last few years has increased as with the uncertainty faced by all the segments of the society need of owning a home which is a best place in any crisis & in a right city, which Pune certainly is! Rather the need is more numbers of the rooms while sizes of the rooms may be small (not cramped) & location has slightly declined as more rooms means more area & bigger budget. So, the buyers are ready to move slightly away from city centres to balance the budget & need of the bigger home & ready possession is key word as it saves GST as well you don’t have to keep paying EMI & rent of existing home at a time! Here after every rupee is going to count & infrastructure costs for living which includes parking spaces as well common amenities may be looked at as spending rather than luxury or necessity!

All in all, the future of Pune real estate was, is & will always be good; just two things, one is how you define “Good” & second is what role you will be playing in the real estate while defining your “good”!  Because a home will always be a basic need for every living entity, the issue is one has to live by need & not greed, that is what will decide your future with real estate, even in the city like Pune!
