Understanding Real Estate as an Industry!

Rose Elizabeth Fitzgerald Kennedy was an American philanthropist, socialite, and matriarch of the Kennedy family. She was deeply embedded in the "lace curtain" Irish American community in Boston. Not much is known about Rose except such wonderful quotes which are an eyeopener but when it’s the case of our rulers (I am not saying politicians) then you can open only the doors which are closed & eyes (read as senses) is one such! If you think this is one more start of a sharing which put forward problems of some industry then you are right but not some industries but real estate which is one of the biggest money spinners for all those who are related to it & yet this industry deals with most basic need of human being i.e., a home! Recently I came across some news (many actually) which said our ex Dy Chief minister started meeting society’s people in Pune & PCMC region to understand their problems related to their building (read as problems by their builder). As well, the Hon Dy CM also appealed to govt (read as present govt) about increasing the quota of water for Pune & PCMC considering the increased population. Taking cues from this, many political leaders started meeting residents of various societies & inquiring about any problems they have from the govt) present govt) about infrastructure as well as from their builders. Means, is there any problem in water supply or road or public transport (as usual) & has the builder fulfilled his commitments etc etc! Media also promptly covered all this circus (sorry, that's the only term I can use) of political figures & I can’t blame them, they have to sell their newspapers after all & then the circus show was for the people & not for some businessmen, right? Oh yes then there was a big row about some very big business / industry going out of Maharashtra State & choosing Gujarat for setting their plant. And the last news was that the Chief Minister of Madhya Pradesh was in Pune to meet businessmen here & asking them to come to MP for setting up businesses as well industries & MP govt will support them on all fronts!

Great going, now, about our Ex-Dy. CM meeting citizens (flat holders of the societies), elections are close by of Municipal Corporation of Pune & PCMC & such meetings will keep happening. And about CM of MP, that’s his job to get investment in his State so he will promote his State to businessmen here & about taking some industrial plant to Gujarat, its business decision of the respective group where to set their new plant, so what’s so special in all above things & more important about connection with real estate of all such things!  Special is the difference in the attitude of the rulers of our State especially towards real estate & its businessmen (read as builders) & that is directly related to the future of real estate! First & foremost, look at the attitude of rulers of other State, I don’t say they are far better than ours as the grass always looks greener on the other side but what about the grass here which is dying already? All those Ex Ministers which were ruling at local level & at State level for years, why they couldn’t solve the problems (read as hurdles) in front of real estate of Pune region & the list is long as well increasing by day! Water is a major issue & every local body conveniently puts that responsibility on the builders which is sheer unjust! Why today you are saying to increase the quota of the water for Pune & PCMC & PMRDA when so many years you didn’t do anything about it & this is applicable to the present govt in ruling too! As today they are sitting in the chair & on so many decisions related to the real estate & tomorrow when they will be Ex Govt, they too will start crying about this should be done & that should be done song! People really are frustrated with this game & so are builders but unfortunate that we can’t have govt which will actually look at issues & give decisions along with actions which are practical!

And now for last six months there is no local elected body yet the issues like property tax charging to commercial spaces are going haywire along with issues like TDR/ Metro premium charges as well fire premiums, so many things are unclear or irrationally charged & nobody is there to give a rational hearing to the builders is a fact! The RERA word is now bigger than National Security as when their website gets hanged or RERA application form needs so many improvements considering practical difficulties, that no one is interested in but everybody wants real estate people to behave good & perfect! I am not justifying wrongdoings or bad characters in real estate but that doesn’t mean the entire industry is bad & should be ignored or don’t have any operational policy problems, is my point. Here in Pune any govt institute wakes up from sleep & issues stop work to on-going projects while the sanctioning authority of such projects just shrugs their shoulders & turns a blind eye & deaf ear towards the legal plea of the suffered builder & so does the judicially! Right from defence establishments to airport authorities & now the Jail (Yeravda prison) authorities also have joined the league of work stop monsters (sorry but that's the only word that comes to my mind as a businessman). As one fine morning you get a letter from some authority that your building is a threat or obstruction to them by their laws so your work is stopped, that’s all! Imagine what a common small-time builder (even the big one also) will do at such times & here no politician ruler will try to help real estate taking the lead to sort out the matter in the right way! Here the electric supply company with all due respect to their efficient officer team is helpless on the front of improving their infrastructure due to unavailability of funds from State & burden of the infrastructure costing has to be borne by the real-estate (read as builders & clients) but the blame goes the builders & no ruler (read as politician) is interested in solving this issue but blames builders for charging exorbitant money for MSBB meters from the flat buyers, great!

And then there is issue of TDR on 6m wide roads as well hundreds of files are pending for getting a node on 9 m road rules but again nobody is taking a clear stand on it. The scene of public transport in the city is pathetic, everyday thousands of new private vehicles are pouring down on the roads & yet local planning authorities are busy in increasing parking norms making planning of building unviable. More parking space will lead to more cars is a simple logic yet nobody takes a stand on this & on top of it planning authority asks for creating more parking spaces for Electric Vehicles, when in every existing parking lot only charging arrangement can be done. Right from garbage collection to treatment to tree cutting on every front there is chaos as well delay & yet builders are at blame, that’s how the system works!  The environment dept. which has to be in sync with urban planning also comes up with weirdest ideas & planning authority blindly dumps all those in the form of policies on real estate which is getting murdered everyday newly & Urban Dev dept is with non-other than Hon CM who seems to be un accessible for the real estate & like most other rulers he also must be thinking what problems there can to the builders!

Frds, real estate is one of the most important industries for the society as it’s the homes built by real estate which actually are responsible for getting the prosperity & peace in the society. As well, if you want jobs along with the industries to prosper in the Pune region then we need to have a proper social as well as physical infrastructure for the people working in all these industries of which real estate is an inherent part. And to achieve this, all that the rulers (as well ex rulers) have to do is, provide an open mind for making the right policies of real estate. Fortunately (or unfortunately) real estate is not an industry which can be moved out of the State due to poor policies or treatment to the industry but we to move out of the State isn’t the only way by which the State (or the system) loses an industry & its advantage, dear rulers please do mind & act before it's too late for real estate!

Togetherness with the Tigers; a Tadoba Success Story!

George Bernard Shaw has been born in a country or continent where tigers have never been seen, I mean during his lifetime as he is from Ireland which we know as UK earlier & Europe. If you ask who Bernard Shaw is then I am sorry, some names don’t need any introduction, Shaw's is one such for literature, oh yes, he got the Nobel Prize for literature in 1925. Though when Shaw was alive our country i.e., India was under rule of his country i.e., UK, so technically he has lived in a country with the tigers in it but I doubt whether he has ever encountered one! And yet what he has written about human-tiger relationship is true even today because every day if not a tiger but some wild predator gets killed by accident (as sports is now banned fortunately) by some humans & when a tiger kills a human he is declared as man eater or enemy of the humans! If you are wondering about direction of this sharing then no, it’s not about tiger deaths & bad things happening to wildlife (we all are well versed with it by now) but this is story about human’s & tiger’s togetherness which is happening right in our Maharashtra State, yes, I am referring to Tadoba i.e., TATR, a project tiger forest in Chandrapur district. And this is not just about project tiger status which gets you lots of legal power (and funding too) but about the villages, small sanctuaries as well open farm lands even non-forest areas which also are becoming part of this human-tiger unique story & it must be made to the world!

Those who are ignorant about tigers & its importance (there are many such yet), then in all the world there must hardly 7000 tigers out of which fifty percent i.e., nearly 3500 tigers are residing on our country & their numbers are growing (deaths also) & this is very proud thing for us as a country. Because, the existence of a tiger makes a forest, a habitat complete & it's a very big as well important thing in conservation of wild life & this is not easy to handle! Because a tiger needs space & privacy & if you fail to give it then there is bound to be a conflict between the tiger & the humans & outcome is death of one of the parties, which often is the earlier. Yet there have been instances where tigers have taken lives of humans too as without any weapon humans are no match for the tiger & its strength. And this space factor has made conservation of not just tiger but conservation of any wildlife species difficult all around the world & on such background Tadoba & its surrounding hosts nearly 200 plus tigers in the forests there & the numbers of the tigers is increasing every year. This has not been possible overnight & the hurdles as well challenges of making this miracle happen, were many & are still; this is what my story is about.  (The figures of the tigers are approx. but what is more important is the huge difference on the scale of sheer numbers, between some 700-crore humans vs 7000 tigers!

Those who visit tadoba, they all know how much more chances there are here, to see a tiger than any other forest & now the situation is you can see the tigers in buffer areas, outside of buffer areas & even in tourism zones also around the tadoba! Those who don't understand these terminologies for them, core is a part of forest where no human activities are allowed. Buffer is an area around the core zone where human settlements which have already existed for years are only allowed but are restrictions for the new developments. And then there are forests which are out of buffer where human settlements as well developments are allowed with due procedural permissions. But these all rules are made by humans & tigers don’t live by our rules or zones as wherever it has food & water & shelter it will go, that’s nature. Here is where exactly the conflict aspects come into picture as some twenty years back when the core area was getting insufficient for the newborn tigers the forest dept started creating a buffer where for ages villages were present. These villagers opposed strongly to get declared as official buffer thinking their land value is going to get reduced due to restriction on new developments in the buffer & which is true at some extent But as the name of tadoba & its assured tiger sighting started reaching to outer world (thanks to social media, internet) because of efforts form some very good forest officers such as Nitin Kakodkar, Sheshrao Patil & their team, slowly the tourists flow started increasing & so did the money these tourists got along!

Here is where the people around tadoba started realizing the benefits of togetherness with the tigers as if on one side their land value may have got reduced due to restrictions on the development but on the other side the tiger’s presence has opened many avenues of earning good money & tourism was the backbone of those avenues. Right from getting jobs as guides, gypsy drivers to making homestays for tourists to getting jobs in hotels resorts to operating food joints there are many many ways now available to earn some decent money in & around tadoba, provided you are ready to learn some skills & work hard!   The last part is important & was the most difficult challenge for the forest dept as well entire system as money earned through the tourism was there but to make the locals learn skills & work as per the needs of the tourism industry wasn't an easy task. But slowly its being done & outcome is today there are nearly 20 gates of buffers & every gate (entry point in the tourism zone of the forest) means tourism & opportunity of business. This is why some ten years back there was huge opposition to declare buffer gates at villages such as Agarzari & Devada but today the scene is a village Sitarampeth which is near the core area of Moharli is demanding to give them a gate & declare them as buffer as they know this will follow tourism as right now also tigers roam in Sitarampeth. Rather three people have been killed by tigers in the Sitarampeth & yet they are not hating tigers or asking the village’s relocation but want to stay right where they are with the tigers secured, what better example there can be of living with the tigers!

I think this is the true success of Tadoba (read as all those which are part of the system) as no more tigers or wild animals are hated or killed even though there are & can be man-animal conflicts but then in our home also disputes happen, right? Here the animals are part of the family & disputes (conflicts) are not going to break the family bonding, this is the success of Tadoba & this is what should be replicated all around the country & the globe as their lies the future of the wildlife!

On the ending note, the governing system i.e., forest dept must admit one thing that its tourism which has helped a lot to achieve the success of tiger conservation & with due respect to efforts of forest dept its high time to run the forest dept’s tourism wing more service oriented as well affordable! Indeed, a lot of improvement is there but, on some fronts, especially about animal sightings (I am not saying just tiger sightings) there is a lot of scope for improvements, especially park road infrastructure. Right from the road conditions to making new routes (with proper permissions of course) & making rest rooms at regular intervals to reducing checking time at gates many issues do make the tourists a bit uncomfortable especially in winter seasons when animal movements are less as sightings becomes difficult. There has to be some cross roads to the main roads as once the animal crosses the main road then it’s impossible to see that animal & that’s frustrating for the tourists as they pay so much to see the animals & not just trees! The stretch from Pandharpauni Water hole to Navegaon gate & ahead is nearly 5 km strait road with forests & grass land on both side & once a tiger or a sloth bear gets in these patches then you won’t be able to locate it, so some cross roads at interval of 500 meters can make the tourist able to cut across the forest or grassland & they can have a look at animals. We can use the fire lines also for such purposes, as well these new routes can be made as fire lines, whatever suits, point is understanding the need of the tourists which are major stakeholders in conservation of the forests now! At the same time when speed restrictions are there, we have to keep one way in the forest as this also irritates a lot when a tiger is around. Agreed a narrow road can be kept one way but where its easily possible to pass on two vehicles those routes must be kept two ways all the time!

Another important aspect is booking system, to my knowledge Tadoba bookings are non-refundable as well non-transferable, this is seriously to be looked after as the tours are planned nearly 60 days earlier & anything can go wrong with one or more members & in such case as the permit is non-transferable the entire financial model collapses of the tour if it’s a group or even a family! Nowhere in the world such a policy is there about transfer of permits with legitimate reasons such as illness of some members, Tadoba guys please look in! And then the issue of reducing total number of gypsies & keeping only 20% of forest area open for tourism zone, this is most ridiculous decision as if tourism hampers tigers or wild life then how the tigers in Tadoba are increasing even in the tourism zones, rather it’s the tourism (well controlled) is the reason which has made tadoba on the world map & has become an example in wildlife conservation! So, all the stakeholders, its high time to appeal to Hon Supreme Court about giving order to open all the forests for tourism as well provide proper infrastructure to the forest dept to control the tourism & then not just Tadoba but every forest in the Country has some Hope for conservation of its wildlife, that’s what we all want, right?

Learning the Language of the Wilds; Tadoba Diaries!

Corneille E.N. Ewango is a Congolese environmentalist, and was responsible for the Okapi Faunal Reserve's botany program in the Democratic Republic of Congo from 1996 to 2003. I don’t know much about the work of Mr Corneille but his words I can co-relate with very much as we may not have Pygmies but we have forests & people living in & around those forests & they know the language of the wilds best! In my every forest trip it's this language of the wild. I want to learn a bit more, so here is how I get to learn it…

Sheer Grace!

It was a long day & we have been moving around without a sight of a tiger for a long time, a rare thing in tadoba actually! Though we had some interesting frames of forests yet the tiger kept on mission. Off late, noon & post noon rains with heavy bursts of showers have become a routine in central Indian forests, disturbing not just sightings but entire safari schedule as with hood on it's practically impossible to click any image! On the way we heard strong alarm calls of sambhar deer indicating the presence of a tiger very nearby! It was the area of a young tigress Roma (with due respect I personally like to call tigers by name as it connects well) & she hasn't been seen around in recent. We waited & a sudden burst of heavy rains poured down, & died the alarm calls of sambhar. We decided to move on but with intention to spend some time at this spot on the way back & on our way back, she was waiting to welcome us though her wait was for her kill but we didn't mind it, lol You need patience, persistence, presence of mind & yes, much of luck to see a tiger in the wilds as a tourist! Above experience I shared just to make known to all those who visit forests in the aspiration of seeing a tiger & no wrong in that desire but one has to understand how difficult it is to see a tiger in the vast spread of forest even in tadoba but not impossible! You have to be patient at times for hours, learn the way forest lives & the use that learning to see the tiger with luck on your side. And had the tigers been sighted like deer then we wouldn’t have been so strongly desired to see them, right?

Tourism & Tigers!

We waited for almost 2 hours at a spot waiting for 3 cubs of Madhu to get out in the open but they didn't though we could see them moving in the thickset of green bamboo. We decided to check lesser travelled parts of the forest & started, leaving all the gypsies there! It was silent forest & a very long drive on lonely roads as the tigress in that zone named sharmili hasn't been seen in recent & even her cubs weren't seen since the season started & guides as well forest dept (in private) are worried that they might have got killed. On a straight road me & driver saw something coming on road & again rushing back in the shrubs aside the road. At first, we thought its wild dog, then the driver exclaimed, "sir, leopard tha shyayd", slowly we advanced at the spot where we thought we saw the animal & started scrutinizing the bamboos & shrubs along the road. We saw a small object crouching & looking at us through bamboo twigs & when I looked at it, to my wonder it was not a leopard but a tiger cub! The light by now was very low & I am not a low light expert when it's photography, yet I clicked a few shots like a blind & back at the gate all the guides were eager to see the image as the missing cubs seemed to have survived! This is how tourism helps maintain tigers, at least tracking them! Well, on the way back the three cubs we were waiting for did come out on the road but till then it was near pitch dark, thanks to weather god of late but we were happy to see their silhouettes as well for our new discovery!
What I want to share here is, at times dare to take untravelled routes in the forests instead just blindly following the waiting gypsies & alarm calls as you never know what you will bump in too, that’s what makes the forest interesting!

 

Living with the Tigers!

 

In tadoba forest where ever any human is killed at that spot they build a statute of tiger and a human so that their spirits wont trouble others, is what locals told me when I asked what temples are these and you can see many such while you walk around outside of main forests, even near villages, in farms, along the main road! Till the time I didn’t know what it means, I used to just think these are local gods but after knowing what these statues meant, now every time I look at one, which I often do at my walks post safari, it gives me creepy feeling goosebumps, that on the road I am walking barefoot, a tiger has killed some human on this very spot!! But that’s what living with tigers is, and yet tadoba is successful in growing numbers of tigers by learning to coexist with the tigers, a salute to all the people including forest dept and residents around the forest as it needs loads of courage which we will never imagine by sitting in our comfortable city homes!! This sharing is to make you understand how difficult it is to live around the forests where a tiger roams freely, especially when it's dark as it can see you in the darkness also, it may not be intended to harm you but for him you are just one flesh & blood animal & in desperation or in hunger or even by mistake it can attack you with only one outcome & yet you keep on living without hating it, that takes courage guys, do mind! As well, forests need not have to be learnt only in safari but a small walk around your resort, a chat with some dhabewala along the road around forest, asking questions about things, all these can help in learning the language of the wild!

 

Be Careful in the Forest Safari, it’s not some Fun Ride!

 

In one of the buffer zones of Tadoba there is a small monument of a Japanese girl who fell down from the vehicle during safari & lost her life due to head injury! Well, I have witnessed some freak accidents in forest safaris & mostly because of negligence of the tourists & some by poor driving skills of the gypsy drivers! First & foremost, let's understand this is not some joy ride or leisure evening drive, this if real forests the roads are bumpy, worn out & especially in the season after monsoon they are really bad & the vehicle keeps jumping all the time with no seat belts! And then you have to take care of camera which is just like part of your body for most of the photographers & on top of all this when you (read as your driver & guide included) see a tiger the entire scene goes frenzy with everybody trying to get in better position to have a closer look of those black & yellow stripes (I can’t blame them though)! And even if you follow all the forest rules & keep safe distance from the animals, yet if you are sitting or standing in excitement in the gypsy you have to be very careful of not falling down as the driver’s focus is on the tiger & that’s natural! There have been many incidents of cameras falling down & getting damaged & more than that to save the camera, the tourists themselves falling down from the gypsy while forest safari! As well there can be injuries to hand & feet also by banging on the seats or sides, within the gypsy if you are not properly braced yourself in the safari. And guys, if the camera is falling down from your hands on the road, then let it be, protect your own self first as you can get a new camera but you can’t get your bones replaced if they get broken up in saving the camera, do mind that! As well the gypsy drivers & guides too should be careful & keep warning the tourists about such incidents & their outcome is also a fact.

 

With all above weird types of things, I still rate going in to wilds the best thing that can happen to the humans as tiger or no tiger, yet here in the wilderness if you really try to become part of it then you know how wonderful, beautiful magical this world is & that’s the best outcome of wildlife travels, right? So, go on, whenever you get some free time get out of your concrete jungle & be part of the wilds, adios with this note!

Sharingwali Diwali !

Two quotes about one festival, where one speaks about celebrating the festival with your best of the things the second speaks about responsibility to celebrate! Indeed, for ages my generation grew by living with first quote as it was the only time of the year when we use to get new clothes, the home got lighting (thanks to enthusiasm of my dad), there was new sweets every day (for four days) in succession & we use to burn fire crackers! Diwali vacation travels were not yet heard of; rather to remain away from the home in Diwali was considered as taboo & there wasn’t even a term like Diwali Gifts, which today has become a buzzword (though for commercial porpoise). Yet my mom used to give clothes & mithai to our house-maids but it was more of making their Diwali happy than expecting any returns in any kind! Today, I think we have forgotten the basic purpose of Diwali, as celebration yes there has to be & especially on the background of the grind, we all have gone through this year’s Diwali is special. For the last two years many people couldn’t even go to their native places & no question was there of Diwali vacation trips as travel was banned. Many families have suffered losses on the finance front as well health front & even with money at hand the mood of celebration wasn’t there. This Diwali, things seem to be settled a lot & here is where the responsibility factors come in the celebrations!

As I mentioned about burning fire crackers in my childhood, the second quote of Abhijit speaks about warning about the outcome of burning firecrackers & thankfully the drive against firecracker burning has shown its impact with the number of fire cracker’s sales decreasing with every passing year. We already have enough smoke, sound & light pollution so why add in it by burning fire crackers is the simple logic, right? As well this drive has shown the power of constantly hammering awareness impact on the young minds as this has been possible only via schools & colleges anti-fire cracker campaign (how I wish many seniors also should have been sent to schools)! So, we can use this effective medium (read as education in schools) to celebrate Diwali in a better way, rather let's use it to make us understand the true meaning of celebrating Diwali in the first place! Now, one will ask what’s there to understand the celebration, agreed not burning fire crackers is one aspect but isn’t it coming together, spending money, having fun with food, travel, shopping & things like that! Yes, it is what we call celebration but at the same time making us aware about the sharing aspect of the festival is something we are forgetting & if most of us will say, hey, come on, we do share, we buy gifts & present them to others then let me ask you who are these others which we give gifts which we call sharing?

Well, during Diwali loads of gifs are bought & shared & that indeed is a good thing as it makes entire market move in positive way but one glimpse of this gifting list & you will find either they are friends, relatives or public relation addresses & again nothing wrong about it as they are part of our life (read as success). But have we thought of sharing our good fortune with less fortunate ones on the occasion of Diwali, ask this question to yourself & do share your answer with me! Well, I am no saint or some philanthroper & I am not only the one who has seen the dark side or say the less fortunate side of life but many others have seen it. Point is, what we are doing about what we have seen (read as an unfortunate side of life) & what better occasion than Diwali to act up on what we have seen, as it can make some less fortunate people’s Diwali also wonderfully bright. And this doesn’t have to be spending in lakhs or crores, all this sharing needs is understanding of celebration! Tomorrow (before Diwali on any day) when you walk out of your home, make a list of faces you meet or see around who are worried about the day ahead & trust me you will see many such & not even the god can take care of all their problems but you can at least make them forget their problems with any small gift to these faces, on the occasion of Diwali. The gift may be your used pair of shoes, your used clothes, some Faral (sweets & namkins made at home for the festival) box or even towels anything in good condition or even new (welcome) can be of use to someone & give it (read as gift it) in a gift wrap to that face & see it will glow brighter than any lantern you have ever seen!

And yes, those who don’t have anything to share materialistically, they can at least share (share back as a return gift too) a genuine good smile & positive vibes as that also are enough to make someone’s mood bright! This is what I call a Sharingwali Diwali, where you share the best thing which you can gift & one can receive & that thing is, making a less fortunate person know that he or she is not alone, someone is there who thinks, feels & understands suffering & is willing to share part of his or her fortune with you! Try it this Diwali & see how much joy, happiness & brightens you will feel from within as outer world’s darkness can be lightened with thousands of lanterns but internal darkness can only be brightened with a little good act of sharing! So, guys what are you waiting for, take a small step forward & make this Diwali, Sharingwali!
