A Puzzle Named, Affordable Homes !

Three quotes, from three people, all of them from the USA, a country where every second person or two from the entire world wants to settle & if Mr Musk is a billionaire, then Desmond is an economist while Nydia is a social worker. Their words speak about their respective fired too, though the common thread is affordability, if Elon Musk emphasizes on making affordable possible by design & technology then Desmond draws our attention towards importance of applying affordable to homes in the benefit of national economic growth while Nydia tells us about need of affordable housing for everybody that too in city like New York, which is world's finance capitol! Interesting isn’t it, as here we think we Indians are only concerned about affordable homes but looking at the above three quotes I think affordable homes is a global problem (not just issue)! And that’s why when my Guru in writing Mr Mukund Sangoram, is Editor of Loksatta Pune, in our general conversation mentioned about why affordable housing is not successful or happening in Pune, Mumbai, I thought of taking this subject as first we have to define what is affordable housing & then only, we can try to achieve it, is my simple logic. Like they say in NCC where I learned rifle shooting, “Pahale target ko dekho, napo & aur fir nishana lagao” i.e., first you sight the target, take judgement & then aim for fire, same logic is applicable for affordable housing, only if we consider it as a target to shoot i.e., to achieve the outcome (last words are sarcasm)!

Well, the subject opened up from the news about MHADA houses in Mumbai also beyond reach of many middle-class families MHADA, i.e., Maharashtra Housing & Development Authority is State govt’s company or authority which supposedly looks after creating supply of affordable houses in the State, mainly in Mumbai. And trust me, till a few decades back it was doing great job & many middle as well lower middle class family’s dream of owning a home has been possible only because of MHADA especially in the golden triangle of Mumbai, Thane & Pune. But seems off late it too has failed on this front as no more HADA homes are in the budget of those for whom they are supposedly built! This makes the need for analysis of why we are unable to make affordable homes for the masses more strong because if Mai Baap govt itself is failing to do so, how the private builders (and why) will be making them! And another aspect is MHHADA along with the likes of CIDCO was unable (I won’t say failure) to make enough affordable homes, that’s why real estate flourished in many cities is also a fact to be considered.

So, we need affordable homes & yes, the home rates (read as flat rates per sft) has been reduced yet there seems to be a lot of difference between the demand of the homes in a particular rate range vs supply in that budget. If you don’t believe the first part, then take a comparison statement of flat per sft rates in a particular area in last five years & check by yourself, the rates even if are steady means actually it’s a decrease as considering the huge capital investment needed for real estate & the trend before last decade, rates not increasing is reduction actually! And about the second part of my statement, look around & ask ten people of age group twenty to thirty-five, who work as peon, driver, delivery boys, house maids, jr. accountants, site supervisors & such, even senior personnel in smaller firms & class four three of govt services that how many of them own a home in Pune & tell me the answer. Even if three out of ten say they own a home bought from their own income (not of their parents) I will change my views about affordable housing in the next sharing!  Because just the way automobile market is driven by small cars like Maruti Dzire or Alto & I-10 of Hyundai & the buyers are middle class, same in real estate not all people want a home which is worth a crore & above, though all will love to have it but only a five percent of the society can afford it, here is where we need to define affordable housing in right way first as then only, we can make such homes!

We are a country of one fifty plus crore population & let’s see this analogy to understand why I am stressing to define affordable housing in the right way. You can get a cup of tea easily from Rs 5 / cup to Rs 500/ cup & you can get a meal from Rs 30 (puri/bhaji) to Rs 1000 per person as well you can get a two-wheeler from Rs 50,000 (which a person can buy at EMI of Rs 2000/ month) to Rs 10,00,000 & so is the scene in almost every necessary commodities including mobile phone & all of these are legal, mind it (This legal aspect will come in picture later)! Now look at the home prices, you can get a 2 bhk home in posh area at Rs 2 crore but if you want a home with same analogy of above rate scale, can you get a decent home in Rs 5 lakhs or Rs 10 lakhs, if not in some posh area but at a location where it will be called as home & liveable condition? Here the difference is a tea may be of Rs 5 per or Rs 500 per cup, it’s a tea & it does fulfil craving for tea drinking of the buyer of respective cup & same is with cell phone models as well two wheelers, so the home which is available in Rs 10lakhs must fulfil the basic needs of the home buyer, right? And what are these basic needs of a home buyer, they are very simple, they should be durable, with electricity, water, commutable from the work as well education centres, & some space within the room walls to accommodate the movements of the occupants, that is all & yes it must be legal! But tell me, how many such homes you see around, I know the answer, it's none & that’s why there are so many people who don't own a home!

 

This is because we haven’t understood the importance of affordable homes, so neither as Mr Musk says we are using technology to do so nor we are making any policy to build such homes & outcome is millions are living in rental or illegal homes & getting stressed because of such living! But at least these millions are fortunate as there are many more millions which are living in homes which are below par any living standards which are called as slums! If we want to make affordable homes in a country like ours then first form a cell or company with private partnership to research on this aspect which should have been done decades back actually. As in our country we always think research is a waste of money & time as everyone wants instant solutions as well profits & the real estate was & is the mother of this instant philosophy! We are still going by age-old concrete, plaster ways to build a home of which a basic cost can’t be reduced below further level, so how are we going to make cheaper homes is the first hurdle. We need to invent some technology & for that we need to spend money & time & use brains, who is going to do it, is the second hurdle!

Then comes the land aspect which is the key to affordable homes as we need land to build any home & nobody is ready to give his or her land without departing with huge profits as land is limited, so that’s the third hurdle! We need to make reservations for affordable homes & a policy to acquire these reservation lands. As well the way MIDC makes all infrastructure provision for their industrial plots, the State Govt (Not local body) should make basic infrastructure development for these plots such as water, public transport hubs, roads etc as then we can control the rates for ready homes here.   And fourth is taxes govt wants as well as premiums the local bodies charge per sft of every built-up area, are they ready to reduce if not waive it to make a home affordable, is the fourth & final hurdle in making affordable homes! As there is no such category like affordable homes where right from the land, the material required for construction to electric supply everything will be given at half or say a fixed rate & the govt will buy that product at a fixed rate & then those homes will be sold to needy people at fixed rate which will be worked out by deciding their buying capacity, that is an affordable home, now tell me how many such projects you see around! As right from the land which must be equipped with necessary basic infrastructure, every such aspect must be considered to make a home affordable because you can’t build a home in some Timbuktu location just because land is cheap here & ask people to live here calling it an affordable home. Neither you can build a small shrunk home & make people to live in it like a rat lives in some hole, it has to be a home matching to yours as well mine, & yet in the budget of the needy one & for that either you have develop a technology which will build such homes or you all (every segment) accept some cut from your pocket (read a profit) & make that home affordable, are the only two ways!

 

As well we need to work on innovative policies such as renting the affordable home rather than making the needy home buyers buy it as for majority of the numbers even to buy a home of Rs 10 lakh also won’t be possible to gather, even via loan! We can think of using the rent as EMI for the basic price of such homes & after a certain period the rental family will become owner of such homes, is also one option to consider! One more aspect we forget while defining affordable is, routine operating costs such as electricity bills, monthly maintenance, services AMCs’ (Lift, Generator, Solar etc) & many such. As well as the family members commuting expenses to their daily chores, we are referring to the people who have a fixed (mostly) income & they have many outgoings! All the concerned service provider agencies must think while charging such homes for their services or the govt should make subsidy (the way farmers get for electric supply), also the loans should be made available at low interest rates, lesser EMI, for longer repay span & with minimum documentation (last one is, for SBI & Nationalized banks). Actually this whole thing can be biggest economic growth machine for the entire society as imagine the kind of jobs as well industrial turnover which will get generated if so many homes get constructed! And not to forget the peace of the mind it will bring to millions of the families by getting their own home! 


And all such actions we need to take really fast or else today nearly hundred plus crore people are living in a condition which keeps their mind always in stressed condition, the day is not long if all such minds burst combinedly then that explosion will make everybody’s life unaffordable, mind it, all those who don’t have to worry today for an affordable home, adios with this warning!

Jungle, the Best Story Maker!

Once again, the man from Turkestan is there to help me for power-play of my sharing (sorry, IPL term, it means start of the game i.e., sharing) as his philosophy about nature, especially forests amaze me as to my knowledge his country was & is never famous for wildlife (at least real wildlife) yet he has treasure of quotes about forests which shows his understanding about this aspect of nature! Well, summer is in full bloom & actually is the best time to Central Indian forests only if you are ready to face dust (lots of it), scorching heat, long travels & of-late the rains which pours down any day out of the blue (literally). Since last year (for may actually three /four years) even in the months of April, May, the sky has become cloudy & rain pour downs especially in the afternoon safaris which are the best chances of sightings (of tiger, what else!). This is so repeatedly happening that entire pattern of nature cycles seems to be changed as a decade back, from February to June , nearly five months were used to be like heaven for wildlife sightings in Central Indian forests  but in recent time it has rained nearly every month, making it difficult for guides as well gypsy drivers to locate those yellow black stripes for the tourists which are ever demanding (with the kind of money one has to spend for wildlife tourism, no wonder, but that’s different aspect of sharing) for tiger sighting & with water all around the park there is no reason that a tiger will come in open on some particular water hole! Though a tiger is an animal of habit is what by now we know from the studies & this characteristic is its biggest enemy also (easy for the poachers to predict its movements) yet it does help us to sight a tiger in the vast expanse of the forest is equally true & good for the tourists.

Another aspect of summer times in the forests is, if you are able to bear the heat & ready to wait then the thirst which is the basic need of all the wild animals (and birds too) make you witness wonderful stories as every animal has to visit the water home around, once or twice in summer times! And it's so interesting the way animals approach water holes, knowing its biggest risk as either the tiger must be in the water itself or laying nearby & its at the time of drinking water you are the easiest target for the hunter! Especially, watching deer or sambhar, they took all the time to come to water, literally progressing inch by inch checking for the tiger's presence & then advancing to the actual water body to drink! So, this time what I did was not to write a usual continuous sharing but in small stories I came across & trust me in the forest every hour becomes a story, all one must do is, be patient & become part of that story by being a good observer!  So, here we go…

Summer Thirst & Tadoba!

It was a full day in the forest & those who have visited Tadoba Core in mid-May can imagine the heat & the way it drains you! Among the four of us we have consumed nearly 30 water bottles & it was just early eve! At such times the only thing you can do is visit every water hole as on road hardly any living thing moves! On such a round suddenly, we saw two black objects moving in-sync & I could not believe my luck they were two sub adult sloth bears, though sloth bear sighting isn't uncommon in tadoba but at this hour & two sub-adults together isn't common, so I could only hope to come them in open as clicking them in the bushes is just wasting your shots! They are a shy animal & these are not grownups yet the thirst overcame fear & poor fellows came in open at a small pond with little water but they needed water & on other bigger water holes around there sure was presence of tiger so could not risk those; this is forest life as when you are weak, you have to accept whatever comes to your way! I was happy for being able to click two sloth bears in one frame & was happy for them being able to fulfil their thirst! ...

Sleep at peace, Mom is there to watch over you!

 

May it be in the home or in the forest, a mom is a mom! At one place we saw four tiger cubs sleeping at peace while the mom (female tigress) was keeping an eye on her cubs when they were taking a nap post meal! She was awake & looking straight into my camera, warning me, "I am watching you, don't disturb my babies while they are sleeping"! May it be humans or animals, a mom is a mom, making the life  of her babies comfortable by accepting her own sufferings!

(Light was very low as the mom tigress has chosen a spot where even sunlight can't disturb her cubs; more to post of this series soon) ...

How much more Close-Up shots do you want? 

It's only in the peak summer of central India, you can click a male tiger at your will (read as, he allows you to click at his will) as it won't pay any attention to you except unless you make too much noise in the excitement of seeing a tiger! And on that also all he will do is, give you an irritated look & walk away in the nearby bushes to continue his nap & will emerge out again in the water only when he feels its total silence outside! We were wise enough not to make any noise, so this guy allowed us to click him till we kept our camera aside & just enjoyed looking at his nap!... Mowgli was the name of that male tiger.

Don't make Mumma angry..!!

Sloth bears are hot headed animals & entire Central Indian forests residents (native villagers) are more afraid of a sloth bear than even a tiger as it can charge on slightest of disturbance it feels! Once found all over the country in abundance as well, I even remember sloth bears being used by madari, who used to make the animal play by dressing it in human clothes & earn some money (it's banned now) but now the scene is, with urbanization the poor animal is losing habitat faster than any other species. Even in deep forests sightings of sloth bear is getting rare though most tourists still think tiger sightings are more precious! During this jungle trip a Sloth bear mumma gave us a warning look, telling us not to come close to her cubs...

Survival of the Fittest, first rule of the Jungle…!

Since long I wanted to click a big male wild boar with tusks; many who are not familiar with this specie doesn’t know, wild boars do have tusk, not as long as an elephant has, but are strong & long enough to make it able to dig deep in earth for food as well to take on enemy such as tiger! But then a wild boar, unless quenching its thirst at some water hole, is not known as camera friendly, so this wish I am carrying for a long time. This tadoba trip, on a pleasant early morning at a cross road we saw a huge black mass walking slowly at distance on the road coming from across, first I thought it’s a sloth bear but then I realized it’s a wild boar & when I took a closer look from the lens, I realized the wild boar was limping as its front leg looked like broken & it could barely use it! That’s why even when our vehicle approached, it didn’t run away like wild boar usually does, instead the poor fellow looked at us & kept dragging its huge mass painfully slow & vanished in the thickset along the road! The guide said, “tiger ko dikha ye to marega bechara”, as other times a tiger wouldn’t dare to take on such big wild boar as in the hunting process the tiger itself can get injured seriously but now with the condition this male wild boar was, it would be easy game for the tiger to kill it! All I could do is pray for the limping wild boar yet the helpless look in its eyes is haunting me even today, this is life in the forest, where only law is, survival of the fittest & on your own!...

Tiger by the Rope…!!

While waiting at a water hole for a tiger family which was sleeping peacefully in the shadow of tree cover & we were sweating in the scorching heat, a sub adult cub came out of the shadow & walked towards a big tree nearby at which a nylon rope was tied. The cub curiously (I thought so) made a round of the tree then started pulling that rope with all its strength. It was a funny scene, a tiger playing with nylon rope & in some time another cub also came & started doing the same thing taking the rope from the first cub. I was curious at first who had tied a rope to a tree at such a place in the heart of the forest & second why the cubs are so attached to it! Forest always has stories & nothing happens here just for the sake of it, so I asked the guide about the rope thing! He said, Sir, inki jo Maa hai (female tigress) wo injure thi pichale mahine & forest dept ko dar tha ki wo shikar nahi kar payi to bachhoke saath bhuki mar jayegi, so unhone a gau (cow) leke use yaha iss pedse bandha tha, us gau ko tigress ne maar diya aur pet bhar liya aur bachhokobhi khilaya, un bachhoko wo baat yaad hai, isliye dor ke saath khicha tani kar rahe hai!.” Indeed, the memory of a tiger is sharp & the cubs must be having memories of the taste of the food attached to this rope, so they were so much engaged with the rope! I was happy not for the images but for one more story from the forest!

There are many more stories which I lived during the trip but as Mehmet said in his quote, the forest silently observes you & tells you story at every turn & is ready to make you part of that story as an observer too; I think that’s the best gift wilderness can give you & for that one has to make out some time to be in the forests. I thanked God for giving me such times & making me part of so many jungle stories, which has made be a lot better person & with a promise to return soon as well as to keep doing my payback to this forest named story maker (not just a story teller), I started my journey back to the concrete jungle!

Increment, Employee, Employers & Real Estate!

P.S.JAGADEESH KUMAR is the Founder and Chancellor of the UNIVERSITY OF DR.PSJKUMAR, Jacksonville, Florida, United States. And no wonder such brains get settled in the USA as with all due respect (and sad feelings) in our country the value of brains is counted in the bank balance of that brain holder! Anyways, I took help from De Jagdishkumar as the subject is something rarely discussed in Indian Business Fraternity (Read as entrepreneurs) & yet it's dear to every person working in any field! Yes, I am referring to that magical world which most of us (those who are employees) want to hear in the month of April & a few people (secretly) do not like that word in the first place (employers, who else) & that word is Increment! That way entire world & not just some industry works on rewards of which increment is one face but that is the crux, as a reward is something you get when you achieve more than what is expected from you or say for outstanding efforts even if you fail & here there will be always two sides of the coin named job! Needless to say, two sides of this coin are employee & employer & they both will look towards the reasons for the reward from their own perspective!! No employee will think that he or she is not giving justice to the job & always trying to give more than his or her salary while the employer will never be satisfied with the efforts of the employee & will think they doesn’t deserve rewards named increment & that’s why to retain the team (not just employees) is becoming a big problem every day for all the industries, especially real estate where the class of employees is not as best as some MNC or IT company! And this is applicable to the employers of real estate too, as this industry doesn’t need any specific skills or knowledge (rather it’s a hurdle) to become an employer (read as owner or businessman i.e., the builder) & outcome is the quality or employee as well employer both, is an issue! Here I am refereeing quality as professional or say knowledge as well many parameters based, nothing to do with human goodness or badness!

If you (read as everybody associated with the real estate) are offended, then please meet any topper of any faculty not just civil engg, & ask after his or her education which company or industry he wants to join & I will delete my above remark if even three out of the ten students will say that they want to join a real estate firm as their career ahead! This may hurt but this is bad & why it's so, well, that is a different subject of sharing but for now let’s focus on increment & expectations about it from both sides of the coin! I myself am an employer now & I have worked half of my career as an employee too & that’s why I can analyse the subject (read as sensitive subject) is what I feel, though this doesn’t mean I was a perfect employee or am a perfect employer, as there isn’t any such thing exists except according to oneself i.e., self-proclaimed, lol! To start with I will say if the first hurdle is about the basic quality (read as class) of an individual joining in real estate then another aspect is nature of the business where more than systems & machinery dependency on human interface is very large in compare to any other industry & this makes things bit messy means unreliable! Again, if you (read as people from real estate) are not agreeing with me then ask opinion about real estate’s working to any person (even working in real estate also) about his or her experience with some real estate firm & tell me what reply (read as opinion) you get & if even three people out of ten says that they were extremely happy dealing with a real estate firm then I will delete this sentence too, from this sharing!

Ok, coming to the core of the subject i.e., increments, because the understanding towards the job which we call duty itself is less in real estate by employee & the employer the rewards as well increment is always a subject of disagreement. As the team which can’t satisfy their customers professionally, how the team is going to satisfy each other’s expectations about the work & its output is the main aspect which real estate people need to understand! As most of the firms don't have a proper work system in place & if a firm has got the system in place, then it’s used as a shield to avoid the work or pass on the responsibility than making proper use of that system! And this is happening from both sides is bitter fact & high time real estate people should introspect about our attitude towards the work which is called as duty, is what my object of sharing! No more the days are as golden, bright (and money making) the way they used to be a decade back, supply is getting bigger than demands & budgets are tight, appreciation is going to get lesser & people’s (read as buyer’s & govt’s) expectations are going to increase & all this you can face only if you understand the meaning of duty expected from you & do better than that, is my warning to real estate teams! This doesn’t mean all is bad & nobody is capable in real estate (employees as well employers) but what I meant is our skills were never tested the way they are going to be in the near future because of change in situation! And so will be our reward analysing ways as well, it’s time to introspect what we actually deserve, as it’s not just about selling flats & increasing revenue or profit, it’s the steps we are taking to make that happen is what matters more! And for that each of us must understand our work first & the purpose we are doing it as then only we can meet the end-result, which obviously includes profits & turnover too!

I wrote a letter to my team on this subject, sharing it here as just felt it will be useful to the readers & will conclude with the following words; duty’s best reward is, respect & honour, which no money can buy, adios...!

"Duty is not something you do because you get paid in some form, it's something which you do because you want to make yourself proud"...

 

Dear Team, as

 

That way I share every morning a quote for you & that also I consider as part of my duty towards my team, whether you read it leave apart understanding or thinking on it (which is the main reason to share) is your duty towards your own self! There are two types of the duties, one is you in a role for others, may it be a son or a wife or a friend or an employee & another is duty towards your own self & success is balancing both these duties! Of late you may be thinking or sure of, that our boss is someone who is hot headed, always unhappy  & I won't blame you as I don’t control your thoughts but one thing I want to share on this salary day of the year (which is with increment) that my unhappiness is (and was) never for profit or loss or flat sale or cost cuttings, it's about the attitude of not just you guys but entire genre to which my sons are also not exception! I am not blaming anybody, just analysing!

 

As we all are good at duty to our own self like taking care of our needs or fighting for our individual rights but when it comes to giving back to all other roles of the duty towards others then we (read as your generation) lack wonderfully! May it be maintaining diary or replying an email or clearing pending bills or following discipline of time or following a system of communication (the list is really big) none of us is interested in doing the duty & end result is not just less turnover of our company but stagnation of growth of entire team 7 you all (read as most of you) as an individual & I am unhappy because I blame myself for this failure as your team leader!  This doesn’t mean I am perfect & right always but make a scale of mistakes & check by yourself, how many times you as a team member have made mistake & as a boss I have done & yet put on your head the blame for my mistake!

 

The entire reason for my sharing is, things are changing a fast in the outer world & agreed none of you have taken an oath to be in Sanjeevani for ever but wherever you will be I will be happy if you understand your duty & give your best try & will be unhappy even if you are not working for our team as that's how I look at my duty! In these times only those who will understand what their clients need & deliver it, those will survive & survive in a good way! Rest all won't die but as Mr Bachhan has said in Mr Natwarlal it will be, "Ye jina bhi koi jina hai lallu", type life! Do you want to live such a life which has no pride or creativity in it or a life where success may not be assured but a pride & happiness that you tried to give your best, is certainly assured, this is up to you only! 

 

So, team, let us move ahead, do think on your hot-head boss's words & choose your way to live ahead, all the best!
