"Stamp Duty Reduction" named Maha Sale Offer!

Government's view of the economy could be summed up in a few short phrases: If it moves, tax it. If it keeps moving, regulate it. And if it stops moving, subsidize it... Ronald Reagan.

No need to introduce this name yet for few ignorant to the world, Ronald Wilson Reagan was an American politician who served as the 40th president of the United States from 1981 to 1989 and became a highly influential voice of modern conservatism. Prior to his presidency, he was a Hollywood actor and union leader before serving as the 33rd governor of California. And I am happy rather most of real estate related people will also be happy that finally our country’s rulers started singing the same tune as Mr.Reagan. Yes, I am referring to probably biggest & positive news (read as step) regarding stamp duty of land/flats/shops or any such immovable property which we call real estate. And more important is not just about the biggest news; more is about later part i.e. positive step or news which has been rare with the real estate for some time now!
And no wonder it’s like a breeze in hot summer for many real estate people (read as builder) & as usual media hailed it as boon to real estate & step taken for them i.e. builders. Indeed 2% stamp duty is a big thing but all those who are rejoicing keeping due respect this is just for three months & post that it will be 3% that too till March 21 end, so in all nearly six months to make hay day for home or land or any property buying! I am not a citric yet let me share this is just one of the incentive govt has given & it’s not for builders but for the flat holders though in a way it will make more home buyer to go for the kill (read as the deal) & finalize it when its home or commercial premise buying is true but saving will be of the home buyer & not the builder, mind it! 

Again many (even my fellow builders) will say why I am crying, well I am not, I am just sharing about the facts of trade, as this will definitely increase the turn-over which also was one aspect of the slowdown (read as lockdown). Agreed the step is welcomed by the State govt as it’s a big dent on their pocket but it’s a calculated step just the way when some big brand announces “Three Day Sale”, only here, the brand is Mai Baap Govt itself. As we all know by now the stamp duty which is a surcharge (its not a tax, mind it) or fee or service fee whatever you call it charged by the State Govt on any immovable property deal which happens between two parties, they can be builder-builder, builder-land lord, builder-flat buyer or even flat buyer-flat buyer i.e. resale flat deals. This was nearly 7% of the transaction cost or ready reckoner rate whichever is higher. Means you buy a land or flat or shop worth Rs 1 Cr then if you will have to pay nearly Rs 7 lakh rupees to the State govt as stamp duty on the deal. And now with this “Maha Sale Offer”, it will be just Rs 2 lakh till Dec 20 & Rs 3 lakh post that till March 21!  (* Well, till I started writing this as ususal new GR came ie Govt Rules or regulation whatever & for PMC/PCMC means Pune & Pimpri-Chinchwad, PMRDA the stamp duty “Maha Sale Offer” has been again increased to 3% from the anounced 2%; and post Dec 20 it will be 3.5%, well thats how the govt works!)

And it is a big saving especially for the genuine flat or office buyers in these times where every single rupee counts! But then the home buyer must understand (read as property buyer) that this is bonus to him or her directly by the govt & the builder is not going to get a single rupee out of this “Stamp Duty Discount Sale” by the govt! As many aspiring clients including media are portraying like "Achhe Din" to real estate thinking it’s only the builders which will be benefitted by govt’s this decision of reduction in the stamp duty; no sir, it’s not & even the builders also must understand it it! This stamp duty reduction will help in making people to conclude on their decision to buy the home or office or shop & save on buying cost of the property & this will generate or say create momentum in the real estate market & the money will roll-in, which will be of the use of the builders, is the logic! I am deliberately warning this to the builders who usually end up considering sales as their profit! And the customers are no more ignorant fools the way they were earlier, they sense the blood just like the sharks now & nothing wrong as for years it was reverse so the game has changed. So now the customer will negotiate to get most out of the deal saying if govt can take on the losses to their income why the builder can’t further reduce their rates! So it’s a test of nerves of the builders as well the clients because one needs desperately to sale his product while others knows that desperation & till now wasn’t in hurry but if he (read as the buyer) wants to earn from the savings via govt then there is time limit, this is warning to the clients.

I think this is good move by the govt for the one of its first in many years considering real estate as their revenue earning source also as from the stamp duty registration the State govt gets yearly approx Rs 30,000 crore (estimated for 20-21) & sure its "Baniya” (i.e. Marwari thinking, no offense guys in good spirit) that more turnover is better way to earn by reducing sale price than no turn over with higher sale price for the govt on the stamp duty front! Best part about reduction in stamp duty decison is first time the Mai Bapp govt has thought wisely or say logically & accepted that real estate industry ( read as builders) are their partner in actually in earning revenue because if the real estate makes losses so will the govt!

Now the real estate (both flat buyers & builders) should expect more such bold & logical moves on other fronts also of the industry & one of the most important is infrastructure development. Time & again we have put forward for the consistent & balanced physical development like roads, water, drainage, power & public transport (basics) like infrastructure, in all the suburbs of the cities & not just few locations or areas. As then the home buyer gets choice as well it helps in boosting confidence  of him or her for having a own home with all above things in place, which builder alone can’t ever develop around the project. The infrastructure helps making more land available for the development & thus keeping rates of the finished product i.e. a home in control for both i.e. builder & the home buyer. Agreed just like any private organization the govt also has limitations on funding & a dent in stamp duty income was the first sign it recognized the threat of entire real estate going in loss. But as I said other steps are also equally important & with infrastructure another thing is curbing illegal homes or slums as they damage two ways; one they add zero revenue to govt’s kitty but adds only burden on infrastructure & second they are direct threat to genuine revenue generating real estate. So, keeping all this in mind, hope for the good the line of thinking which govt has chosen will continue.

Same way reconsidering policies like No GST on completed home is a big hurdle as home buyer delays his decision to buy a home in making as rates are not increasing anyway, so there has to be GST in same format on any type of home, ready or in making. At the same time the home buyer now must understand if they wait for ready possession home to save GST they will end up losing on Stamp Duty as this offer of reduction in the stamp duty is for limited period! I will never say hurry, stock limited types thing when its real estate, rather take your time & chose wisely is the way when its real estate! But don’t forget “Pahale aap, pahale aap, karate karate, Lucknow ke do Nawaboki train, unhe platform pe chodkar nikal gayi thi”; it’s a famous phrase in Hindi to explain importance of deciding things in right time, sorry can’t translate it in English!

Lastly along with thanking to the Govt for stamp duty reduction decision lets accept that real estate is a three legged race of the builder, the home buyer & the govt; and if we want to cross the finish line in good time then all the three entities should run together & in one direction by supporting each other & not by pulling individually in their individual direction, mind it & all the best!

Your Asset Named Home!

Anne Bradstreet was the most prominent of early English poets of North America and first writer in England's North American colonies to be published. She is the first Puritan figure in American Literature and notable for her large corpus of poetry, as well as personal writings published posthumously. Indeed, such wonderful words which are path lightening in the darkness around but as usual never been read or referred by the real estate guys as we are never famous for reading or refer literature or any such thing. But I always think, the reason for entire image of real estate (read as builders) is not so good or doesn’t get respect in the eyes of our rulers or media & that in the eyes of common man lies in many such small aspects of life which we the real estaters' always neglected as our image is powerful, money mongols & who thinks anything can be done with only one weapon i.e. money! Sorry guys, it may sound harsh but that’s a fact, ask any of your friends or faces you meet around & if he or she dares to answer freely you will know why I said so! Ok, it’s not about bashing the builders or real estate but it’s about the real estate or say homes & the home buyers & as they are clients of real estate, so I thought first we must acknowledge what state we are in or say our weaknesses & that always hurts, as again accepting our flaws was never our forte! Now, when we are at the end of the tunnel named lockdown though the so called virus’s & epidemic fear or say threat still is looming around yet people have accepted the virus & slowly life is coming to track (too slow though) with the acceptance of the epidemic along.

So obviously every segment (read as business) is interested now in only one single thing, what will be my business’s future & how I or we will be covering up the losses incurred in last six months! Well, for real estate actually the lockdown started way before March 20, we can call that as slowdown if lockdown term hurts. This is, as I was all the time referring, a scene like war & now when we are looking at post-war, lets count the damage the war has made on both sides i.e. real estaters' (builders) & its clientele! As then only we can prepare ourselves for the damage control & after that we can think of making money i.e. profits & this is true again for even home buyer also! 

Now,a home buyer will ask, how the hell I can make profit by buying a home, isn’t it my all life time’s earning I am going to spend for it, where is the profit left then for me! This seems to be new gimmick by the builders only, this also some (actually many) Punekar flat buyers can comment & I don’t blame them! Well, here is where the time has come to look at home buying differently; as let me ask you, why we buy gold, which is a most common thing in our middle or higher middle class families! It’s for marriage or for emergency & when actual emergency comes, most people end up taking loans than selling the gold is a fact, so in nut-shell we buy gold for our mental peace actually, which a mental strength for us that we have gold with us to make us able to face any emergency i.e. illness, job loss, business loss, marriage expenses etc! Here we never think that gold prices has been stable for more than four years now & even reduced also though right now its again has gone sky rocketing, nearly doubled over the span of just five months & we all know the reason i.e. uncertainty around. Now tell me which middle class of higher middle class families has sold their gold just as the prices has got doubled, not many I am sure as all this profit has been made by the investors of the gold! Same is the scene in real estate, it’s always who invest for selling a home (read as flat/plot/shop/ office) who ends up making the money as the one who buys it for residing never thinks of selling his or her home, is a fact just the way it’s with the gold!

Now tell me, what is your best strength when you are worried about losing your job or your business or income may it be coming from salary or business or profession & the times are hard for everybody not just for you! Will you be comfortable with a rental flat where you fixed outgoing is there or with a home or office of your own from where nobody can vacate you ever & if you decide to sale it & switch over to some other location you can actually make a profitable deal by little compromise, think over! Now, again many will say why compromise, well even when you sale your gold (in case) don’t you accept forgiving making charges or "wadh-ghat" in gold (sorry couldn’t find parallel term in English, may be impurity or something like that) ornaments you have? Same is here, a good home or office may make you some loss in compare to your expectation but the price you have bought & you sale, always makes you on winning side is a fact & then you can also negotiate with the seller when you buy another home from sale of yours, isn’t it? Important is to have a solid asset with you which will make you feel comfortable while dealing with any adverse situation in life & nothing better than a home or workplace of your own can match it!

Again I am not writing this to promote real estate or builders, though I am one is a fact yet whatever I shared, don’t accept it blindly but apply your own brains, analyze it & share with your friends what you feel more than that act! I deliberately gave example of gold or else there are better avenues like shares & mutual funds but you don’t use them along as you can’t live in share certificates of FD’s or bonds while you have them, its only gold & a home which serves that purpose. Well again here a home scores over gold as unlike gold no one can steal your home & that makes a home as one of the full proof investment along with a necessity! And then a home was, is & will be always different than any other commodity or investment as here you can share your best of the moments with your own people, can any other valuable thing, even a Koah-E – Noor diamond will give you that satisfaction or peace, ask yourself!

And all you have to do is choose wisely while you select a home for your own self, just see that it has value for your money on location, time , amenities as well rate front. Agreed the problem with real estate (read as home) is, it doesn’t comes with M. R. P. i.e. market retail price tag & that’s true all around the world. No two homes can be exactly similar priced or can be compared, as lots of factors including land price to construction to rules & regulations are involved in making a home so that affects pricing pattern of a home. Yet you can go by general comparison & that’s why more than what price a builder is quoting, you should go for what price you are ready to pay for a home on the factors you have set for a good home, is what I will advise! And yes, pedigree of the developer does counts in the long run which many people ignore & the very same people thinks of origin of vegetable while buying one or that of a pet like dog but not with home!

So guys go ahead, the war of epidemic is not over though its nearing the end but the wounds won’t heal fast & the scars are bound to be there for a while but the life won’t stop is a fact. As Anne Bradstreet has written, if your want to enjoy the prosperity then some adversity is a must & what better than home of your own to enjoy the prospering times, mind it!

Sholay, The Greatest Story Ever Told!

“It's not what a movie is about, its how it is about it”... Roger Ebert

Roger Joseph Ebert was an American film critic, film historian, journalist, screenwriter, and author. He was a film critic for the Chicago Sun-Times from 1967 until his death in 2013. In 1975, Ebert became the first film critic to win the Pulitzer Prize for Criticism. And yes it’s his above words hits the bulls eye when we are talking about movie. And when it’s about the movies our beloved country lives on three things, politics, cricket & movies is a fact. And when its movies, even though in a country with official languages spoken are more than thirty & mostly all has their own films yet Hindi i.e. Bollywood stood above all & in Hindi movies one the entire film industry’s history can’t be written without mentioning one name & that is none other than Sholay rather The Sholay! Reason of my this dramatic introduction is recently our country celebrated (one more) Independence Day i.e. 15th Aug someone on my college group posted, “yaar Sholay la 45 warsha zali!” i.e. its 45 years now for Sholay movie got released. And then I too realized as being diehard fan of movies, I was six years old though when eventually Sholay got in the cinemas of my small home town it was already an year old so I saw it when I was seven years old! And then the discussion on whatsap group about Sholay went on for a while but the script which actually was hidden deep in my own mind surfaced with so many scenes as well stories about Sholay, so I decided to pen down the same.

"Kitane aadmi the?", "sardar, maine aapka namak khaya hai", "ye haat nahi fasinka fanda hai gabbar", " basanti in kuttoke samne mat nachana", "chal dhanno aaj tere basantike ijjat ka sawala hai, "itana sannata ku hai bhai", "hum angrejo ke jamane ke jailer hai", "humara naam surma bhopali e bhai he" & "muze to sare pulicewaloke shakal ek jaisi dikhti hai"... well,  I am sure everybody who is past 40’s by age today may not be able to remember any sentence of history from his school days but can name the character of every above sentence (read as dialogue)  & that’s what we call a real Super Hit , yes that’s what Sholay did to my genre, which released 45 years back on the independence day i.e. 15th Aug 1975!! 

And I remembered the seven year old boy standing in front of display window of Mohan Cinema hall in a small town khamgaon in rural parts of vidarbha as that was era without FB, YouTube, Insta or even TV & before the movie actually releases, small cut-outs (photos of the move scenes) are used to be displayed in outer part of booking windows of cinema halls & we used to keep looking at them with eyes popping out!! That way there are thousands of stories about Sholay right from its 70 mm budget to the black marketing of tickets & Dharam–Hema romance on sets etc etc but what I was always interested in is, what was it in Sholay which makes it greatest of all!

And then here is a film which has biggest of the star cast of that time with just one name unknown that of the villain character some Amjad Khan but no one could predict that name will fetch maximum of publicity. It’s like some unknown young player stealing Man of the Match in IPL final with all big names like dhoni, virat, bumhra & rohit etc playing from both sides!! But in this emotion run country this is what happens in films, game (cricket of course) or politics! In India just one match, one movie or one election can take you to the top of the world & so was Sholay; not just for Amjad khan but for many, even Dhanno the horse also got remembered ever as can you imagine people remembering name of some horse whose role was for few minutes for four decades!! And here is what makes Shloay different as with nearly six lead roles star caste like Bachhan, Dharmendra, Jaya, Hema Malini, Sanjeev Kumar & Amjad Khan, yet every other smallest character is still remembered by millions by that character's name & the dialogue. Can you imagine Mac-Mohan who played eddy to the Villain & his entire role may not be bigger than five minutes but that role gave him life time name "Sambha" which was name of character he played’. "arre o Sambha, Kitna inam rakhhe hai sarkar hum par?" Its the dialogue which Sambha even didn’t say but Gabbarsing says! Now you can imagine, you live on the popularity for decades for a role which doesn’t have a dialogue more than two lines, this was power of the movie which we are still witnessing!

Ok, I know enough has been written about Sholay yet I think such movies must be not just screened but discussed & read & write about, in every decade so every generation will know what it makes to be Great Movie which Sholay is! I teach my niece History for her 10th & in that, sources of history named one chapter is there where movies are also considered as source of history. Look at Sholay & it is living history as not just about the backdrop of the movie set in some remote village of central India but the characters merging from small town to village, the bandits (daku), the postman cycling from village to village, railway stations & steam engine railway, horse carts & weekly central bazaar of the village, all this today’s I-Phone & Samsung genre can’t even imagine such places exists right in this country though they still exists but the culture part is long gone! And then the way it’s been released, the way thousands & millions kept on again & again in the theaters to watch it! Who can imagine that people used to wait for more than 24 hours to get one movie ticket, this is history too in today’s era of Book-my-Show is the source to buy movie tickets by sitting in your car or in your bedroom! How today’s kids can ever imagine the thrill of standing in scorching heat of central Indian summer & wait in the seemingly endless queue just to get inside cinema hall. And the moment every character enters on the screen, the welcoming claps, whistles & shouts from the audience & fun is entire crowd chanting the dialogues with the character on the screen delivering it, guys that was mesmerizing, a rage, a phenomenon, yes that was history then also & we should preserve it, that's why Sholay is important! And if this is not enough, after that in all the Ganpati mandaps for nearly next three years Sholay’s characters dialogues has being played so while you were walking on road you felt like sitting in a cinema hall. Never my generation has seen such spellbound effect of some movie on the masses which Sholay did! Indeed there has been super hits & super stars & characters gaining popularity before also & fashion followers of these characters too but not to this extent & such wide spread for so long time span!

Well, again a lot has been discussed why Sholay become such hit & the success of it has been credited to the script & dialogues of Salim Javed to direction of Ramesh Sippi, to mouth organ based back ground music, (which still gives me goose bumps) of RD Burban, to cinematography which captured the raw Indian rural terrain in classiest way & yes every character selection like tailor made & then that character living to the expectation of everyone, makers to viewers, everything was spot on! But then that has been seen in many movies even the last decades Lagan or very recent Galli Boy, these all factors were present, so what makes Sholay phenomenal in compare to others! I think, it’s the era in which it has been released, the timing which clicked just perfect along with due respect to all other factors such as acting, script, direction music, casting & camera! It was hardly thirty years we have been independent & entire system was in its thirties with lots of unrest or say confusion about everything, even about law & enforcement(well that’s still true). But that was a time where even a khaki dressed constable was respected & ideas of good & bad were pretty simple. And on such background some police man, hurt from a bad guy, taking help of lesser bad guys & finishing the main bad guy & help villagers along by doing so (representation of common man), people just loved it. That was the time when 80 out of 100 movies were running to exotic locations just to show the dream world around to the masses which were worried actually about their daily needs & here is Sholay hit them (read as connect them) hard as here every character they could feel is someone from them, they can see Surama Bhopali, Viru & Jay, Basanti, The Jailor & even the Thakur in them & then vilan was common  i.e. the system (which still is) & there was no other way to express anguish like FB/Twitter & Insta but watch the movie & clap for the fight which all good & lesser bad guys fought with sheer bad guys & defeat them!! And along with, there was tadka which India loves most i.e. dash of emotions right from romance to vendetta to patriotism to sacrifice for the friendship; what more one could have asked for!

This all I think at right time, is what made Sholay one of the most written or spoken or hit movie & more than box office figures  made it a movie which even the time couldn’t defeat, that makes Sholay great. Today also on FM Channels of radio while driving the car on the traffic jam roads, when some radio ad uses Gabber’s voice & dialogue & when I know the artist is mimicking that voice & words may be bit different than that deep throat growling voice of Amjad Khan, uses the dialogue “Kitane aadmi the?”! The radio advertise, makes me forget the traffic around & for once my car become time machine & I went back in the stuffy, humid, house-full cinema hall of Khamgaon & around me there is ocean of human bodies yet I don’t feel it neither do any of that human ocean feels each others, as all eyes are glued on the screen & ears at the rundown sound system & the words echoes, “Kitane aadmi the?” Thanks dear Sholay, for giving me freedom for a moment from today’s chaos around me & making me that seven year kid again ever!

Life After Un-Lockdown!

“Sometimes solutions themselves become a problem”...

Whose else but my own words as in the concluding session of lockdown series (hopefully) when frustration is at its best & again it’s not for the fear or for the defeat in the war ongoing but for the way it’s being fought by our so called Generals (read as rulers), is what real frustrating! Though I don’t blame any of them as none of them has ever experienced this kind of war so leading the army in such war was out of their capacity & then even one may not has experience to fight a war (Shivaji Maharaj also didn’t have it) but if you have got courage & determination then the impossible also can happen, which unfortunately wasn’t again something our Generals can boost of! And lastly at least one should have a humble approach to accept incapability of leading an army & bigness of the mind (heart is not something I will tag with our rulers) & be open to accommodate people who can help or guide you about leading the army, which also wasn’t there! Outcome is, “lockdown ke baad ek aur lockdown aur uske baad aur ek lockdown”, that’s all we have to face the virus named enemy! On the contrary our few of the neighbouring nations could achieve the victory without a single lockdown & rest others at least were able to keep the enemy at bay as well balancing the financial loss.

Long back while learning history I remember Russians adopted “Daghdhabhu Dhoran” (some words just get carved on mind for ever) i.e. retreating with self destruction while facing invading German army in World War 2. The purpose was when the enemy advances in your territory he shouldn’t get any of usefulness of your infrastructure such as drinking water, roads, shelter, food supplies etc. Every such useful thing was destroyed while taking step back by Russians & eventually the Germens were needed to surrender because of hunger & cold as they ran out of all the essentials for survival. This policy of facing the strong enemy which is advancing has become famous & later used in many wars but any war policy needs to be backed up by counter attack as well strong & right implementation, then only you win a war, this our rulers forget! This is what happened as lockdown in a way is Dagdhbhu Policy against enemy named corona but then it’s not advancing from outside, it was advancing inside out once its enter in our territory is what our rulers forget & failed! And then it’s not about failing a policy it’s about making your army understand what policy is being used & the army needs to be disciplined, all of these element being absent the lockdown policy failed miserably after few weeks!

And now the scene around (at least in Pune) is everybody is afraid or confused & worried about future, health wise & financially too. Many won’t agree & may think I am negative but open up your eyes (mind actually) & take a look around & analyze what you see & ask yourself is everything ok & fine? If you feel so then great either you are enlightened one (like a Zen monk) or you are a fool again sorry if I have offended your wisdom! Here are few glimpses of life around which I myself experienced as well shared to me by my friends in very recent times...

Scene 1... We are driving through a busy road on evening & wanted to buy ice-cream from my favourite shop but looking at the small crowd in front of the shop my friend said, it’s too much crowd, let’s not stop here, so I dropped my idea of  buying ice-cream!

Scene 2... One of my friend living in posh society in suburb, was going back home & was waiting in front of lift in lobby of her building. A middle aged man also came rushing & waited for lift & came a worker type guy also at the same time. As the lift came the worker guy got in, the middle aged man hesitated to hop in & waited back, looking at this my friend also didn’t get on the lift allowing the worker guy go up alone & these two preferred to wait for next turn!

Scene 3... I have gone to my family doctor for routine visit who is a reputed physician & usually on any day his waiting room is full. That day it was raining, an elderly couple alone was sitting in waiting room & at least four other patients opted waiting outside the clinic in rains with umbrella instead sitting in the waiting room!

And if these scenes are just a zalak (glimpse) of what kind of life people are living then there are others extreme also caring a hoot about anything! On any evening walk in my area I see many faces with mask just hung around neck or pulled below nose & most these faces are of senior citizens only, moving around with a cloth carry bag & buying sundry stuff but main reason is they just want to have some fresh air that’s why they are on road! And I don’t blame them as four months has been passed & it’s hard to get confined in a one or two bhk flat feeling unwanted by other members in the home as well with the kind of humid weather our beloved city has during this period of year i.e. monsoon, its difficult even to breath normal, so with mask on its near impossible! But then why to make a joke of wearing the mask in first place when you don’t want to use it properly & it’s not your life but others also you are putting in danger, this simple fact most of us failing repeatedly to accept & follow making our city’s patients toll beating many other places!

Well, if this is regarding our attitude towards personal front of health then on financial or work front it’s more chaos! When first lockdown started people were afraid but welcomed it but one episode after another the lookdown series went on with our Mai Bapp govt getting clueless about the future of thousands of the businesses & millions of the people whose only asset to earn is physical time they have got in hand & these are the worst hits & outcome of lockdown, is what masses are feeling! Indeed it’s a war & I repeat I can’t just blame the govt for this chaos but then who we blame, the God!  And indeed he only has sent this war to us but are we not supposed to fight it in more organized way to minimize the damage personal as well collective, is something I want to ask to each of us. There are three segments in this country & barring the upper most class i.e. hardly 2% of population the middle & poor class are not just hit financially but are clueless about their future health wise & money wise & this is very dangerous sign as its affecting entire mindset of the society. Now the scen is like whole society is sitting on a time-bomb which can explode any moment & all our rulers are doing is waiting for some miracle to happen till then!  And this is why the lockdown after first two months was just on paper & for the services which you can forcefully shut while the real reason of spread was uncontrolled growth of slums & life style of millions of people living in them forcefuly as we can’t give them a safe home with social distance!

At such times the leaders must constantly speak with public, create positive energy not just by talks but by actions, assure common man by the schemes which will make him trust that he (or she) has not been left away by his govt but there is hope. And no hope can be generated without faith & for faith one has to act so people starts having faith. Right now what’s missing is the action, we don’t have enough hospitals to accommodate patients, and as the rates of the private medical services are not being monitored, making common man suffer financially & mentally too! At the same time finance ministry isn’t giving clear guide lines to the banks or financial institutes, just the way the govt has declared few years back that money in the form of subsidy will be deposited in the accounts of individual person same way why can’t loan interest amounts are deposited in the banks of business loans which are genuine & are bleeding. Deferring or giving time for repayment of the loans isn’t going to recover the huge losses caused by the total closure of working for four months & still govt is unclear about lockdown policy! Why not the interest rates on existing loans are being revised (read as reduced) & why not loans are restructured not just in terms of repayment but increasing funding & if it’s being done then let the Mai-Baap govt know it’s not reaching to masses i.e. small & real needy businessmen or women is a hard fact, accept it & work on it please!

And then dear Mai Baap govt, please take steps to revive the entire economy & for that first you need to make people fear-free on health front & financial front! So let’s understand why people are afraid of exactly, indeed it’s a epidemic & virus out there but that doesn’t mean we stop living, few can afford that also but most people can’t is a fact, not for period of five months & above! Agreed its already four months gone & may be lockdown will be needed to extend even further but make one single point entity to deal with this war. Everyday new circulars, everyday new theories, everyday new announcements & from new face, is what making people more confused & eventually leading to fear. Vaccine may come the day it will be ready but till that time every bodies own mind is his or her best protection against the disease, is a fact & we need to provide strength to that every mind! This is what expected from the General (or Generals’)

I repeat, no businessman, industrialist, manufacturer, trader, service provider or even professional individual person or an organization whatever it may be, will expect the govt help in making profits or sale their products or services, as we are in business on our risks & we all know it! Only expectation is, when the govt, which for us is like a General of the Army in this pandemic war, has opted for “dagdhabhu” policy to face the enemy & the General must think for survival of his own army too or else the war may be won but just ask to yourself, will there be any joy to celebrate the victory then!
At the same time each of us must remind to our own self, there is diffierence between being careful & living under fear of care. And no govt can make living for us,its our life & we only have to live it! In any war, at some point its just you & your life vs the enemy; at that time what you do is what decides which side of the war you end up, mind it!
